    Taxi at that hour (1230am or so after you get bags etc.) to Montien Hotel should be no longer than 30 minutes to 45 minutes.

    Coming back, if you left at 715am you would have no trouble making it to the airport by 830, that allows an hour and 15 minutes for a ride that should be a maximum of 45 minutes.

    You can also check with the hotel and see what they have been experiencing with their guests.

  2. I have purchased a high end condominium unit (cost bt18m) and am looking for an interior designer. The unit, when completed, will come fully fitted out (kitchen, bathrooms etc) but will require furnishing throughout - beds, tables, chairs, curtains, rugs, lighting etc.

    Ideally I would like to find a reliable interior designer who can design a complete interior look, identify suitable locally sourced furnishings, and arrange their purchase, delivery and installation.

    The suitable person should be able to speak and write fluent english and have previous experience with similar commisions. I am aiming for a very high quality contemporary asian/thai style.

    I live in London and travel to thailand about 6 times per year. I expect to be in Bangkok within the next four weeks and would like to meet any suitabel candidates. If anyone has any recommendations I would be most grateful. Thank you

    I personally think it depends. I live in Pathum Thani, Chuan Chuen Golf Avenue. Great place, quiet, golf course, new swimming pool, clubhouse, etc. We got a steal on our rental for a 250sqm house at 12,000 Baht per month. My wife has been after me to purchase out here since Thai's hate renting.

    But I did the math, I can buy the house across the street, identical size lot, house, etc., it is brand new. Purchase price plus finishing it with kitchen, built ins, aircon, etc. would run about 6M total. If I could finance the whole thing at 6% for 30 years (can't do that but it is for example) the monthly payment would be 36,000 baht per month. That is 3 times what I am paying right now. And to actually purchase it we would need about 20% down, or 1.2M baht and then would get a 23 year mortgage since my wife is 37 and the banks only lend for a period of 60 minus your age, so the mortgage payments would probably be in the 32,000 per month range.

    Guess what, it is a mainly Thai area, few farang, far from town. There is plenty of land available in the development so new houses will be built for years to come. So if we buy it is a sunk investment, it will not go up much in value in the near term as people are not flocking here to live and the availability of land to build new is still high. To me it is all about cash flow, to get this place I laid out a grand total of 40,000 Baht (original rent at 10,000 so first plus last month plus 2 months security) and now pay 12,000 per month. Versus buying where I would have put out 1.2M and paid 30,000 per month. Terrible deal for me to buy here.

    Now I am looking at buying in Hua Hin or even Pattaya area, there are plenty of opportunities for resale there and prices are appreciating, plus I would love to live near the beach. But I will weigh it carefully as well.

    I also looked at condos in the city, many for sale but the rental prices were more attractive, again it is all about cash flow. The owners likely are Chinese-Thai who paid cash for the buildings so getting a 6% return is fine for them, but it makes it much cheaper to rent than try to buy when you see properties selling for 15M and renting for 60,000!

  4. This brings up an obvious question - can you still walk to the departure area and grab a taxi that has just dropped off someone else like at DM airport? Has anyone tried this yet?

    I'll be trying this when I return next week. The big question is, can you get from level 2 to level 4 after you clear Immigration, baggage claim and Customs? I think once you get up there grabbing a taxi should be easy provided there are no law enforcement officials around?

    Yes you can but you still have to get through the bottleneck walking out of Customs on the Arrival level. Then you can go to the escalator or elevators and go up to the 4th floor Departure level. That is what I did on Saturday night when my wife was picking me up.

    The airport's only major flaw is the tight arrivals area, it wasn't that crowded a time when I landed on Saturday but it sure was packed coming out of Customs.

    I agree that the place doesn't look finished, the boarding bridges still had plastic on the walls, the gate counters were wrapped in plastic for my flight on Thursday, the wireless internet service is not working yet either. I saw the poor tiles, and places that didn't look that clean but agree a lot has to do with all the construction work going on to finish off the parts that need finishing.

    When I landed on Saturday the lines at Immigration were short (around 530pm) and I was through in minutes from landing to arrivals even with a stop at the duty free after immigration to buy some wine before clearing Customs. They were so funny too, made me pay cash for the second bottle of wine to keep it all legal, and made me put one bottle in my bag. At DM I would just buy two bottles, get a receipt for only one and carry the bag through customs no problem.

  5. "electricity consumption"

    during the construction period of my home we lived in a rented penthouse. flat roof, no insulation whatsoever, glass from ceiling to floor whereever one looked, used (airconditioned) area approximately 150m², electricity bill varied between THB 6.500 and 9.500 a month.

    now we are six weeks in our new home (single family, detached), built with "superblock", proper roof insulation, forced roof ventilation and mirror glass windows. first bill was shockingly high (12.400 baht for 19 days) whereas my calculation was approximately 12.500/month. the second bill for a full month was 11.500 which sounds much more reasonable but we had and still have rather benign cloudy weather and relatively cool nights. based on these few weeks experience i have to budget at least 14-15.000 baht for electricity. the home is rather big (~ 600m²) but we have at any given time not more than 200m² airconditioned and during the night less than 75m² (master bedroom and maid's quarters). my estimate is that not more than 50% of the electricity bill is aircondition, rest is a couple of huge fridges, pool pump and pond waterfall/filtration, 2-3 PCs on for 16hrs a day, TV, lighting, etc.

    interesting to mention is that we lived in a subtropical climate before in a centrally airconditioned home which was kept at 25ºC but have adjusted now without any problems to an ambient temperature of 27ºC except when sleeping. in the bedroom the thermostat is set to 25ºC.

    Wow that is high. We live ina 254sqm home in Pathum Thani (Chuan Chuen Golf Avenue), aircons in the living room and bedroom and our bill that just came was 2300 Baht. I don't usually sit in the aircon, ceiling fan works for me except for night time when the bedroom aircon is on all night.

    Helps having thai wife who hates aircon.

  6. Increase the monthly rental price....simple, the only solution if you don't wanna lose your house.

    im not an expert here but in UK have rented places out for 30+ years - here market is completely different - unless your in central bangkok its very very difficult to rent places out except for very cheap rents - also Thailand does not have proper rental agencies - forget trying ot make rent pay mortgage and sell is my advice - this is not UK USA or whereever - their are onyl 2 real rental markets - very cheap thai and high up market forang with a few exceptions but not out of central BKK

    Good advice. I would only add that more or less the same thing can be said about selling property. Just because you decide selling would be the better course for you, that doesn't mean there is the slightest chance you can do it at a 'fair' (or really at any) price.

    When you own residential property in Thailand, the odds are that you will own it forever unless you just walk away from it. Even in Bangkok, the number of foreigners who ultimately abandon residential properties because they can neither sell nor rent them is astonishing.

    I would not say that is complete nonsense, it all depends on the area. Maybe it is nonsense in Phuket, Hua Hin, Pattaya (all places I am considering buying) but where I am currently I have come to that conclusion. I live in Chuan Chuen, PathumThani, if I purchase here now my money is gone for a long time if not forever. I rent a place for 12,000B per month, I can buy the same model brand new across the street and it would cost me about 6.5M when I was done adding what I needed. The monthly payment on an 80% 30 year mortgage at 6% (my thai wife is older than 30 so can't even get that, and interest is higher than 6% but I can remember the calc) would be over 31,000 baht after putting down 1.3M baht. So why would anyone purchase and I would only be willing to pay enough to cover that payment if my landlord was a professional landlord and had set this place to totally modern Western standards.

  7. I have a UK passport but am currently in Australia. I want to get a one way ticket to Thailand as I'm not sure how long I'm going to stay there yet. The travel agencies are telling me I can't enter Thailand unless I have a flight booked to leave within 30 days (the duration of the tourist visa). Is this right or are they just trying to get me to book another flight with them. I want to stay longer than the 30 days if possible (probably by doing the visa run to one of the borders) and I don't want to book a flight out until I know how long I'm going to stay - Can anyone suggest a way around this?

    Two options I know are: 1. Buy really cheap ticket on Air Asia or Jet* or Tiger out of Bangkok to KL/SIN or wherever out of the country. This way you have proof of onward travel. Should cost like 50 USD or so if you book enough in advance. Then you can just trash it. Option 2 is buy a fully refundable fare out, so when you want to change it you can.

  8. You could set up a Thai company and work through that. It would cost you about 50,000 Baht or so to setup, get your work permit, visa and all but then you would be legal. Or you could associate with an existing company in that business and work that way, again with a work permit no problem.

    Sunbelt who sponsors this forum can easily do it for you, there are other lawyers as well out there who can also do it quite cost effectively.

    OK so I am a little lost for myself. Currently I am working here legally (1 year work permit) But I feel that I want to do private tutoring come next year. Therefore no more work permit. However, I am getting married at the end of March, being 24 and married to a Thai, but no work permit, what options am I looking at here?

    You answered your question, it is in the coax (ODU/LN-A/B polarity switch) feed from the ODU to the ISU.

    I have had very few problems with Ipstar and have stated so in the past. Lately (as in the last week) I have had to turn the modem on/off 2-3 times before it will connect. But once the connection is made no problems at all. BTW, just from talking to a few friends that have problems with Ipstar they invariably have the cheaper package. I'm paying 4,280 baht a month and although this is high by Thai standards it beats not having an internet connection.

    How about adding to the poll to show what package (cost) the user has?

    BTW I've had Ipstar since December of 2005.

    Interesting observation. I am on the 2,900 B per month package, that is not cheap by any standards for the shitty service I get. And I have seen it bounce up and down a lot over the past week or two. Get connected, then lose it, then back. Sometimes switch it off and back on most of the time it justs comes back itself in a few minutes.

    Something definitely wrong with their services.

  11. If you want a reply with good quality I think you have to give more information. In any legal difficulties where you risk to loose money consult a good legal adviser!

    The real estate firm representing my interests in a deal decided to shop it around to other clients, and closed it with someone else whose situation was less complicated. This happened after I'd paid a deposit and signed an MoU with the other party. The real estate firm then washed its hands of any responsibility, leaving me to pick up the pieces. While I did get my deposit back (on my own), I've lost the deal---and the firm walks away with the commission, and no apparent negative consequences.

    Not sure how it really works here but lesson is that the Realtor typically works for the SELLER (That is clear in the US where I am most familiar) since that is who pays the commission unless you have some other contractual deal with them.

    Most times the seller goes with the easiest deal and it is up to them to decide which deal to accept. For instance when I sold my house in the USA I had several offers and did not accept the highest one since it came with the least cash downpayment and risk that they would not get approved for their mortgage so I sold it to the next highest one which had no problems.

    I suspect they felt your deal would be difficult to close in a timely fashion due to the complications you allude to, so they went and got someone else to buy it more easily. Of course they should have immediately refunded your deposit when the deal fell apart for you, that part is a bit bothersome for sure.

    Might be a good idea to post some particulars about yourself, age, qualifications, etc. as many on the board have contacts and might need someone with your talents.

    Moving over here without a job is a bit risky unless you have a lot of money in the bank. Of course you can always find a job teaching english somewhere for subsistence wages if you are a native speaker then still need to worry about things like work permits etc.

    And I wasn't necessarily going to do it myself... :o

    It's just when I've seen it in other countries, tourist areas especially, most people don't mind forking out for the pics...They're in "holiday mood" and therefore don't mind spending money...

    And the demographics of golfers means they tend to be from the wealthier sections of society... :D

    I have only seen done at tournaments/outings with the hosts hiring the photographers and then just giving the pictures away as a memento of the occasion.

    It seems a neat idea but not sure how well the financial aspects would work out in terms of number of photos taken/sold.

  14. will the bank allow us to open an account with a trading name so that people can have the comfort of paying to a company name instead of writing checks to my missus ?

    If you want the account to be on the name of a company you need a company (duh). :o

    Alternatively your gf can be a sole proprietor and be a contractor for your software company, meaning customers will pay your company, and your company will pay the gf's business.

    Question probably for Sunbelt or Indo-Siam since I don't know off the top of my head, but in the USA for instance you can have your business operate as a sole proprietorship or partnership however you have a trading name that is registered. So Polly's Internet Cafe becomes Sukhumvit 6 Internet Enterprises and trades that way.

    No company setup, still sole proprietorship however with a more business like name.

    Can you do that in Thailand?

    My Thai friend and I would like to start a business in Bangkok. Since I'm a foreigner I will be holding only 49% of shares while my Thai friend has the other 51%.

    Now my question is

    1) Can I contribute by means of Inventory instead of putting real cash into the company? If yes, how is it done? (I have connections to get the inventory that we intend to sell in our planned shop)

    2) I currently am already employed as a Director in my current company, and have a work permit. I have no intentions to leave this company. Can I still start the business with my Thai friend?

    My understanding of the rules are that you must contribute capital, inventory is investment into the business as long as you can prove it. Plus things like foregone salary can count too as a way to pay for your shares.

    If you intend to work in this business you will need to get your work permit amended to include this business on it. If you only intend to act as a passive investor and not actually work then you don't need to.

  17. Why do you need to host in Thailand?

    I would urge you to get a host outside of the country as Thailand just does not have the reliable infrastructure for hosting. Everybody I know hosts their site either in the US or Singapore. It is cheaper, more proffessional and nearly 100% reliable. If you host in Thailand there will be chunks of time where nobody can access your site.

    Well, one of the main reasons would be the lack of a credit card to buy a domain name and hosting from overseas. Any good thai hosting companies listed here would be appreciated.

    Do you have an ATM/Debit Card?

    I know they will charge it against that. I switched to 1and1.com and have been happy with their service. They host like 3.7M websites. Pricing wasn't too bad either.

  18. Can anybody advise whether they think it's worthwhile joining foreign chamber in Thailand for business/network etc? I've tried a few as a casual member US, British, Aussie and Kiwi and found that some of them were a bit stuffy, US to be exact. British was OK and Aussie and Kiwi were really good fun. Currently I'm leaning towards to NZ Chamber as the networking was excellent and the annual fees were a lot cheaper than the rest.

    Any thoughts would be appreciated.

    There is also a networking group that meets on Thursday mornings for breakfast. PM me for details if you are interested. Also have Toastmasters chapters which are good fun, good practice and good for building relationships.

    I am checking out the various chamber functions too to see which ones are worth spending money to join. All depends on what you are trying to do.

I'm looking at a proposition to fund a business...USD10000 up front for a bar/restaurant business...bar/restaurant during the day with falang food and a bar at night with some girls...a good tourist area. my business partner is knowlegeable and it is in her best interest that we get the enterprize off the ground...

    we're looking at a place not extreme like Pattaya but not tame like Hua Hin.

    I said to the partner that I can see the set up and initial running expenses (no return on the investment for at least 6 months or so) but what about incidentals?...like local mafia and the cops? The sleaze element can break a well thought out business...she said that she could handle that aspect with her present contacts...

    this is a big risk but if it comes off well (the business partner is a smart cookie and has been in the business for 10 years) there is some money to be made....I'm not wanting to get rich, maybe just about USD1000 per month income...preferably administered by a third party accountant...

    what can the learned assembly advise?

    (btw, USD10000 is something that I can afford to walk away from...)

    I am not sure you can get too much of a place for 10,000 USD which is about 380,000 Baht right now. Cheapest beer bars I have seen advertised on Sunbelt are around 400,000 to 500,000 Baht and I don't believe any of them were restaurants. And that is just the purchase price.

I don't have the 2 million capitalisation to do it myself. Knew a guy who had an internet cafe in his partner's name. It was all legal but the farang wasn't allowed to work. He was in it just as an investor, owning 49%. Any info on this would be much appreciated.

    If you want to work in it you will need a work permit. You only need to pay up 25% of the capital so that is 500,000 Baht and you then can use that money to operate the business. I have also heard of setups where you put in the 2M baht and then immediately take it out as a loan as well.

    You can't get a work permit without capitalizing the company at 2M baht so if you work in it at all that would not be legal.

  21. The airline will want to see proof of onward travel as noted by others they can get fined heavily.

    I used to always travel back to Thailand on the return leg of a roundtrip ticket purchased in Thailand since for Business Class on Northwest the price difference was signficant between buying in Thailand and buying/orginating in USA (about 2,000 USD!). I did that about 10 times, the first 6 no problems at all asking for visa or return/onward ticket. The 7th the agent asked, told me the official rules and then lucky for me I happened to have a BKK/SIN ticket unused which made her happy.

    Alternative is buy a cheap AirAsia or other ticket or get sufficient proof from your cruise company that shows you are leaving Thailand. Worst case you get stuck at the airport purchasing a one way refundable ticket out of Thailand. Or as others have said you just should get a valid Tourist Visa then no problem either.

    Question is how lucky does someone feel and want to push it.

    Presumably evidence that I am going on a cruise from Chonburi to Singapore will carry the same weight as an air ticket to Singapore for the purpose of the 30-day visa waiver? I can't think of a sensible reason why not but if anyone has experience please let me know.

    (Background: I am British and entering Bangkok on the return leg of a plane ticket on 21 August. The cruise starts on 22 August. The cruise company do not issue formal tickets but they will probably issue a letter "to whom it may concern" confirming that I am listed on their passenger manifest.)

    Incidentally, my repeated past experience has been that Sri Lankan Airways at Heathrow have not asked to see my 60-day Thai visas, even though I have been entering Bangkok on a return leg (i.e. no onward flight). I'm not inviting people to rely on that though!

    yes, but you can't get a one year extension without 400k. but why are you moving to thailand if you don't even have 400k?

    I lived in Thailand for 10 years working both legally and not.

    It's not that I don't have 400K, it's more the fact that I don't want to have 400K sitting in a Thai bank account doing absolutely nothing for me except giving me a one-year extension. I leave Thailand frequently and 3 months at a time doesn't bother me.

    I may indeed just get a work permit again, but for the time being I just wanted to get back without having to leave monthly.

    I would rather get a work permit later on and only have to show 50,000 per month than to have to keep 400K in a bank account.

    You don't need to keep the 400K in the bank here indefinitely either per what others with that Visa have posted, it just needs to be there for the time it takes to get your visa approved. Others have posted of issues where it was there when they applied but then they spent a bunch on things like living, houses or whatever and didn't have it when they were going to get the Visa issued.

    So as others have posted, it won't just be sitting there all year, just at the time application through receiving the visa which I think is about 40 days or so.

  24. You don't need to set up a company here, you could go the Branch Office or Rep Office Route as well. Sunbelt will chime in for sure or Steve from Indo-Siam. I know there are also several staffing firms in Thailand that your UK company could hire to pay you, this way you get a work permit, someone to handle all the taxes and the like, all you need to do is do the work and it will all be legal.

    If you want to work here legally you need the WP as you know, and to get a WP you need an employer. To ensure you can have the extension of stay you need to declare a certain minimum salary and pay taxes on it, (for Americans it is 65,000 Baht a month, think might be the same for UK citizens) and then you don't need to leave every three months and don't have to renew your work permit every three months as well.

    From a tax perspective if the UK has provisions like the US, you would get credit for Thai taxes paid or an exemption on a certain amount of income to eliminate the double tax issue. I would get your company to take care of that for you if you could. The other alternative is for them to split pay you, thailand salary at the minimum for "thailand" work, the rest of your salary into the UK bank account. The real question is what benefits you most from a tax, retirement, health care, etc perspective.

    The thing is, i do have an employer, and they of course have a company, albeit U.K based and registered. Can i not obtain some kind of notice from them that i will be here on research?

    Am i on to a complete non starter with this?

  25. My Thai partner and I are considering buying life insurance policies and naming each other as beneficiaries, but have heard that in Thailand only family members can be listed as beneficiaries. Does anyone know if this is true? Also, any recommendations for life insurance companies/policies in Thailand? Thanks.

    I just asked my wife who is licensed life insurance agent, you can name anyone you want to be your beneficiary. She will double check.
