  1. China as someone stated above, is sitting on a false economy...this is and has been the truth since before the boom. I have seen and experienced this first hand when I had dealings with the largest banks as well as the Chinese Government established asset management companies that were organized to hide the constantly growing massive debt. Throw into the mix the real estate bubble they are in and it's a disaster waiting to happen!

  2. There is no 30 day extension you can apply for.

The only extension possible is the one year extension and that requires a lot of sporting documents and a work permit to get.

You will not get another non-b visa unless you have a work permit or a work permit approval letter from the Labor Ministry at any nearby embassy or consulate.

How can it not be possible to get any type of extension on a Non-Imm B Visa... Is it so that once the Non-Imm B Visa expires, and if I have not received an approval letter for my work-permit or my work-permit, I must leave the country and return with a tourist visa and then leave again once I have the approval letter to apply for Non-Imm B Visa again. That makes no sense.

  3. I'm American and currently have a Non-Immigrant B Visa. It will expire within 1 week. My concern at the moment, is that I am still in the process of incorporating a new company and I really do not want to leave the country just to reapply for another Non-Immigrant B Visa, so can I with the time I still have remaining (less than 1 week), apply for an extension of 1 year or must I apply for the typical 1 month extension and then work on my 1 year extension while working on the issuance of my work-permit or must I leave the country and re-apply for a new Non-Immigrant B Visa?

    Thank you in advance.

  4. Question: If I run my air cons 24/7 while at home, will it save on my electric bill than to have my wife continuously shutting off the air con in the living room when she gets cold and then turning it back on which at that point must cool the entire house again....our house is quite large and has an open plan, so turning the a/c on in the living will cool basically all the house except the bedrooms. I have to imagine that keeping the a/c running on auto will keep the a/c from working too hard when you turn on and off and on and off as it must cool the entire house and puts a strain on the system.

    Any thoughts?

Related to this discussion, if your air conditioning is used, and lets say it's 100 degrees outside. You want to get a room to 70. Once the room reaches that temperature with the air conditioning, does it take any more air conditioning usage to keep it there than it would if you wanted it at 75 and maintained it at THAT temperature–given a reasonable amount of insulation and a sealed environment for the room? So, over an eight hour period, other than the initial cooling period to get the temp to either 70 or 75, would the air conditioner have to work any longer to keep the respective temperatures stable.

I’ve heard fans can keep skin temperatures feeling 10 degrees cooler. Any truth to that, enabling less electrical usage of the air con?

On most ACs the compressor is running full while cooling, the compressor will cycle on and off to maintain temperature based on input from the thermostat. Every time the compressor turns on there is a spike in power which uses more energy than while running. Variable speed air conditions, or inverter AC will vary the speed of the compressor to maintain temp rather than cycle on and off thus reducing energy usage. Of course the better insulated the room is the temp will be maintained with more efficiency.

Regarding fans, when the air blow across you you will lose heat through convection resulting in feeling cooler. A fan in an empty room or that is not blowing on you is actually counter productive due to the fan motor being a source of heat. However the fan could be configured in a window or as some type of exhaust to keep air flowing in the room which would help keep it cool.

Another thing to consider is humidity, the comfort level for humans is 70%. With a constant temperature you will feel cooler as humidity increases to 70% the start to feel warm as humidity increases beyond that.

  5. If my bill came in at 700 baht, I'd have to pinch myself to see if I was dreaming. My monthly bill ranges from 6,000 to 10,000 per month and that is all dependent on the weather outside or plainly if we're not at home for the full month. I honestly can't remember ever getting a bill for 700 baht, which in itself is very cheap...not even in America have I ever seen an electric bill of $22 USD per month. Consider yourself very lucky to have such a low bill.

  6. Do we still have to go to the Land Office?

The owner / director of the company can sell the house. You as a friend can do nothing, you have no power in the company.

That has always been understood. All I'm doing is getting info so I can help out my buddy when he returns as he is also confused on how it works, but you good people on this thread have certainly provided me with more than enough information and I thank you so very much!

  7. I'm helping a friend (farang) who is selling his house, which was built under a Thai Limited Company name. My questions are as follows:

    1. Since the house is under a Thai Limited Company name, I have to assume that whoever buys it, is actually buying the company and not necessarily the house and land directly as they are assets of that Thai company, but what are the associated costs in selling the Thai Limited Company that holds the land and house as assets?

If I'm nowhere being correct on my first question, please let me know as I have no clue to what I'm doing and my friend is not in this country, so I'm trying to get a better understanding on this situation.

    2. Do we still have to go to the Land Office?

    3. What is the typical time frame to complete this transaction in its entirety?

And anything else that you kind people can help me with as I'm lost and can't even begin to muster up more questions.

    Thank you in advance.

  8. When I read the headline...I immediately thought...damn...poor kid, but what it really is, this teen is ONE DAMN LUCK Individual! Merry Christmas for the rest of your life with this gift. Had an accident above that bolted him over the overpass and into traffic where he then gets run over and survives. Talking about using up your nine lives (if he was a cat).

And yes, you can tell he was run over by the car...where he lands and where he ends up after the car passes. Furthermore, the car was driving slow, but in any case, you can see the cars right hand side...it looks like it's driving over bumps.

Anyhow...this teen couldn't have gotten a better gift for Christmas!

  9. OK this is what you do...

My wife who is Thai and of course myself were in Panama as I concluded some business. Before flying back home to Thailand, I decided to take a vacation into South America as it will just be way too long of a journey to do it another time and since we were so close, it would be a benefit. We flew from Panama to Argentina and then eventually to Brazil...keep in mind that these two countries don't require a Thai to have a visa to enter.

Now...your GF is in Peru, which is at the top of South America...so you need to find a link of countries that a Thai citizen does not require a entry visa and plan out the itinerary. I can tell you that on our return home...we flew from Rio de Janeiro, Brazil to Madrid, Spain where we then made a connection out of Spain, but to London. In Madrid, there was an issue because my wife did not have a visa to enter so we could not pass through customs to get to our next flight...I thought...oh my GOD, but nothing to worry about...all passengers who do not have a visa to enter a European Union Country such as Spain, must wait for a bus at a gate in the terminal. The bus will take you from where you landed to your connecting gate without going through customs. That's it and you wait and board your connecting flight.

    Options:

Peru to Rio or Sao Paolo, Brazil...preferably Sao Paolo, Brazil. Brazil has direct flights to Portugal and I believe Spain as well. They should do the exact same thing that my wife and I went through upon arrival. Then Spain or Portugal to Bangkok.

Peru to Costa Rica as I don't believe a Thai is required to have a visa... Costa Rica to Spain and Bangkok

Find a list of the countries she doesn't need a visa for and work from there, but remember to buy your ticket all the way through to Bangkok...don't buy a ticket on one airline from point a to point b and then another airline from point c to point d. If an airline sells you an airplane ticket all the way through and you board that flight and arrive at the destination that you must connect, it is for a reason...you will make the connection even if you must pass through customs, but in another manner...by bus like we did.

On your current ticket...it is refundable 100% as the airline should have known better than to sell a ticket to a Thai national with no visa to enter a country they were stopping at.

    I hope this helps...

  10. Mexican immigrants, illegally coming across the border. 20 years ago, used to go down there quite abit. The last 10 years is a WAR ZONE.

I can't believe I just read your post. Let me guess, you are a white Caucasian that likes to wear a white pointy hat!

How ridiculous for you to insinuate that it's all due to Mexican immigrants crossing into the USA. Just because the people involved with this terrible tragedy hold Mexican names does not mean they were immigrants nor does it portray all Mexicans whether in America legally or illegally.

Let me tell you something...if America put up a type of Great Wall of China along the entire border between Mexico and America and found a way to have no more crossings and found every illegal that is currently in America, the economy would go to crap. One of the only citizens, legal or illegal in America who will ALWAYS pay their dues, such as taxes and maintain their excellent credit status are the illegals who are in America. They take the jobs that most Americans will not consider doing and get paid less, but pay their taxes and buy on credit with higher interest but will always take care of their job so they can pay off their extremely high interest debts because that is all they have in their life...they screw it up and they have nothing. They start with nothing when they arrive in America and save to hire attorneys that will assist them in getting their green card. By the time they get their green card, most of the illegals have already purchased 3 or 4 cars and homes and will have insured their entire families and then help their families back in Mexico come into America and the cycle begins again. A very large population of legal Americans don't have what I just stated. Why...not because the Mexicans took away their opportunities, but because they are lazy and the illegal Mexicans are not. Hard workers with big hearts...if someone needs help and even if they only have a little to live on, they will give it to you and think about how they will live later. Those are the Mexican Immigrants you talk about.

Go do your research...the race that is found most in any American prison are blacks and white supremacists followed by Mexicans and other races.

Not all Mexicans are like you insinuate...every race has their bad seeds of course but you are being racist.

And the reason things are bad in Mexico now is because Mexico decided to make a stand and began a war against the Drug Cartels.

And no...I'm not an illegal Mexican who crossed and got his green card, but I do hope they give this murdering sadistic asshxxe the death penalty!

  11. Not familiar with the building, but if the soi is short enough, buy a string of buildings on one side or the other and widen the soi to 10 meters. The land holders would probably only want about 5 times market value. Do the math and check the viability. The problem would seem to be traffic congestion on the soi, one would think. With the land bought one could make parking or a planted attractive walkway along the side, as well as widening. It could be a plus. It all depends on the length of the soi.

If you know the Soi and what is next to and across from Aetas (which it is this place), you'll then understand that your solution to the matter is not possible and if it was possible, I don't think All Season's and the Conrad would give up their location, since Ruamrudee and Wireless Road area are the most sought after in Bangkok. The only thing I can see happening and I don't know if the court would accept it, is to pay to make the street wider just from the beginning of the Aetas to the end of Aetas, since the area they have is quite long and from what I know...there's plenty of space in front of Aetas to widen the street to more than 10 meters. That should work if the court allows it.

  12. In all honesty, there are Farangs who are lucky enough to have such experiences and then there are Farangs who have all the bad luck in the world.

As for me, I'm one of those Farangs who knows what you should and shouldn't do in a country that I am foreign to; I have the most incredible wife who sticks with me through thick and thin. We've been so down that you just can't fall any further and her and her family's support was incredible and genuine. Her parents are simple Isan rice farmers who make enough to live and not splurge. My wife and all of her friends never worked in a bar and all had honest jobs, whether in a factory or medical field, but they work hard to make a living. Now we have a beautiful child who is tremendously loved by all of her family. Now, all of her friends married and live in different parts of the world, but my family has grown tremendously with honest and genuine friendships that are like family with all the husbands of her friends and I've become Uncle's to all of their children.

That's my story, but I've also heard HORROR stories from many other Farangs. I know how they are, so when a story pops up, I can just imagine why the story went in the direction it did, so it just basically shows that the Farangs (not all, but there are a lot) who tend to have bad luck are the actual cause of their own fate here in Thailand.

But in all seriousness, lately I've started to think about moving away and it's not because of the people I know or see daily, but it's because of too much corruption, too much crime (increased a heck of a lot) and nobody in the Government is willing to really do anything solid to clean up the mess that has been made with full awareness to not just the people living in Thailand but the world. Well, the sad part about this mess, is everything that happens in the West will eventually find it's way to countries such as Thailand. If you honestly think about it, everybody moved away from their own countries for specific reasons...maybe the life we all wanted to live was a more simple and honest life...away from all the westernization. If you pay close attention, a lot of what makes the West popular and the bad that comes with it has spread like a plague across the world and all in the direction of simple countries where people still work like our Parents or Grandparents used to back in the days. Thailand is now getting to Westernized and all that made Thailand great is being sadly washed away. The Thailand we all knew and loved is disappearing quickly and will never return, but hopefully the Thai culture will remain, which is what makes this country so beautiful.

  13. As many have stated here, what a complete joke! "Pattaya Police arrest suspected class 1 Drug Dealer"...and they staked out his place prior to the arrest, which they were successful at apprehending him with a whopping ALMOST 4 grams of a class 1 drug! I wonder how much it cost the city of Pattaya in man power to seize just under 4 grams of this class 1 drug, and to even report it on the news... Totally ridiculous!

What a waste of energy and official resources to have decided at first to stake out this guy's place and then take action to only catch him with under 4 g's.
