Next , find a realistic value for your property and place listsinsg yourself and wait...it will take a while. any properties be it condos or landed properties priced about 3 million baht or rentals priced more than 25k per month will not move in the current market as people are tight with their wallets and also those with money are looking for deals or waiting for a supposedly market crash (if ever it comes!).

Banks are also reluctant to finance housing loans despite whateveryou can see or hear.

Just be patient...hurried sales will only occur with losses as you will have to discount.

Do not belive the words of any @#!!....real estate agents or brokers......I always wish and curse the worst for them and their families!

There is no quality of life in Chiang Rai...yes everything is cheap....good place for people with no money but thats about all.

But please do your own due diligence and check out the areas first....a lot of undesirable locals and be careful...with the way that the locals are treating farangs in certain locales, it can be dangerous.

For those of you confused, most of the programmes at Mahidol especially its Medical programmes are all taught in Thai!!...Yes they do have a Inter programme now that is in English, even then....a lot of the subjects are still covered in Thai!!! You will be surprised at the English proficiency of a lot of these doctors and they are expected to feed the hospitals to cater for cheap foreigners who come here for medical tourism.

I hope that there is a strong earthquake.....and that the island with all its local inhabitants and the local police simply sinks with it!

Oh Good...by stop at such low amounts....make it 300 or 500 per cent increases. Its ok, only the stupid will buy! I made a mess by investing in land and properties in thailand....yes, it seems that your properties are appreciating in value...trying selling it.....lol....no takers even after psoting ads for two years and even when you lower it to what you initailly bought. Try renting it.....lol! even better.....you cannot get the rentals you expect and what you get gives you pittance in ROI! There is no market now for properties priced over 4 million baht and retals over 25,000 baht a month. The emergence of a lot of small sized accomodations by groups like Ideo(Ananda), LPN, AP (life, inspire, rhythmn), etc etc have killed the market. A ot of thais who bought via bank loans are struggling to even rent these out to cover the monthly payments. The only people benefiting are the banks.....even the developers are beginning to suffer. Upcountry, land prices in the remore areas are going up....but thats all...even trying to develop these alnds into commercial or residential projects will get you no where. In resort cities....the market is still good but not for long.

On another evil note....I really hope one day will come when areas like Sukhumvit and Silom, Ploenchit will sink or better still, a strong earthquake will wipe out all the ares there...will be fun!

These stupid Malaysian Indians were just stupid poor peasants conned into the jobs by the actual leaders fo these groups who are Chinese Malaysians who are normally based in Penang. Most of these Malaysian Chinese gangs are into credit card fraud, atm fraud , women trafficking and also illegal gambling and also drugs. Many of these Malaysian Chinese are married to thais and have second families and homes in Thailand. Since a lot of suspicions have been observed by retailers about credit card fraud by Malaysian Chinese, they started recruiting Indians and Malays to run their illegal deeds.

These stupid Malaysian Indians could not even afford a proper lawyer or even pay bribes to lower the sentences, hence the hefty sentences. They deserve it though for spoiling the image of Indians.

Ask them to go learn English first! Example of a satire: Cheap British Oversized Female comes to cheap hospital in Bangkok called Yeeeee, speaks to doctor about liposuction and says" take everthing away in my abdominal zone so I can wear bikini and go to Southern Islands, Doctor graduate from MU says OK. After surgery...patients gets a shock...her navel is missing! Confronting her doctor, he says....sorry I do understand your English much!

Burmese like these who sell their own kind are no better than dogs and they most probably sell their mothers too....give them a life sentence and let them die in prison.

Instead of blaming the insensitivities of the thai people.....look at things the other way.....their own kind has been murdered in thailand in a gruesome manner and many of their own kind has been robbed or scammed, yet these insensitive tourists return to patronise the locals as this is the only place that they most probably can afford to buy cheap garbage, use drugs and party cheaply and maybe even get sex for cheap or free without realising that they look like poeple with no sense of dignity or pride as they still come here despite whats happenning to their own kind.
