Liberating and helping out a country under a brutal regime is not the same as a full scale out and out invasion with indiscriminate killings of citizens just because you feel threatened and want what they have.  This is akin to the school yard bully beating up on the other kids just to take their money, clothes etc... because he is feeling the pinch himself....try again sir.

In the same way you think America "liberates" countries under brutal regimes, Putin is liberating Ukraine from the Ultra Right neo Nazis of the National Guard of Ukraine who have been battling pro Russian forces in Donbass and killing and terrorizing ethnic Russian citizens of Donetsk and Lugansk for the past eight years because they wanted autonomy from the corrupt government that was installed after the American government fomented an uprising in 2014. (Regime change)

The United Nations High Commissioner for Human Rights {OHCHR} has connected the Azov Battalion to war crimes such as mass looting, unlawful detention, rape, torture and other atrocities.

For some reason I’m now able to book a hotel with Agoda on the card again ????

I did go in to the Bangkok Branch in Central festival to change my address from Bangkok to Wongamat when I reported the problem & only got a message back from the bank 4 days ago that “My request has been processed” so maybe they’ve updated the online thing at the same time as the address.

I have a Bangkok Bank debit card and for the first time in the three years I've been a subscriber, Netflix was unable to process the payment at the beginning of this month.

When I inquired at the bank, I was told it was a problem with Netflix. I believed them because I discovered that others have also had problems with Netflix's payments processing system, but after reading this thread, I'm thinking it is a problem with the card after all.

Having said that, I have never had a problem with the card in the nine years I've been a customer of the bank.

Please describe your situation, in detail (rent condo/house/apt, live in wife's house, etc.) then someone can provide guidance on documents.

I'm renting a condo. I now have the house book for this condo. I can send an image of my passport and house book for condo. Should I send a copy of the lease agreement as well?

    Thank you

"Register yourself as a landlord (even if you're not the one)."

How do you register yourself  without the necessary house books and what documents need to be uploaded.

    Thanks.

Lot's of good knowledge in this thread, no sense trying to repeat it.

Yes, lots of good knowledge regarding procedures after registration.

Anyone know how to register without the necessary house books and what documents need to be uploaded.

    Anyone please?

    Thank you.

In regard to the money i keep for my retirement visa, i have this in an account that my Thai wife can access with my ATM details and we have arranged the maximum withdrawal amount as 500k so within a couple of days she is home and dry and that solves all the problems with the banks.

So she would make an online transfer to her account after your death? Was that mentioned in your will and if not, what are the legalities of doing that?

I have my retirement funds with Bangkok Bank, but am unsure of whether to make a will or just give my partner my account details so she can secretly transfer the lot into her account after my death.

I believe so. Then bring more money monthly in the next year and reduce to 200.000 in the bank fter 3 months. eventually just bringing  in 65k monthly.

That sounds like a good plan as I want to change to the combination/income method. My next extension isn't due until Feb. 2020 but I will play it safe and keep the 800,00 baht in the bank and at the same time deposit my monthly pension into my Thai bank account. That way, if there are any problems, I can fall back on the money in the bank method. I don't have enough monthly income to qualify for the income method alone, but I can do a combination of 420,000 baht income and 400,00 in the bank as you have suggested.

I am very much an amateur so please don't shoot me down. But I might be inclined to play safe and stick to bank method in Sept.19. Then how about from that month bringing in 35.000 baht monthly. After a further 3 months start spending 400.000 of capital Next extension apply using the combination approach with 420.000 income to bank and 400.000 in Bank. Rinse and repeat downwards.

How much of the 400,000 baht has to be kept as a minimum deposit. 200,000 baht?

Excellent summary and clarifications!  I don’t need to renew my retirement extension until the end of January 2020 but I started my monthly transfers this month so I should be set for next year. I already confirmed with my bank that they can provide the needed letter since the US Embassy doesn’t issue income letters.

My extension is also not due until the end of January 2020. Which bank do have your account with and is it necessary to provide a bank statement, or would a passbook be sufficient?

  9. A friend has discovered on arriving back in Thailand from an overseas trip that he was only given six months  instead of twelve when he applied for his retirement extension last February 2018. As his extension expired in August 2018, he was given a 30 day visa exempt on arrival. Unfortunately, he omitted to check his passport after receiving the extension.

Is it possible to convert a 30 day visa exempt either to a tourist visa or directly to a non immigrant O for the purpose of retirement and if so, what is the procedure?  Apparently this can not be done at Jomtien,  but could this be done at Chaeng Wattana? He does have a Bangkok address if necessary.

    Thanks for any replies.

Not always so...I met my girlfriend on Thai Friendly four years ago. We clicked immediately and met two months later. She was true to her photo , comes from a good family and has a good job in Bangkok. Our first date was at a rooftop bar at a hotel in Sukhumvit followed by dinner at a nearby restaurant. We have been happy together ever since.
