    Interesting reading and stories. I checked and pulled it back because I've got my "Blue Book"

    and didn't / haven't had all the hassles. I added my experience(s) in a post as well.

    Thai property laws are confusing and developers and all kinds of people give different versions

    of what you can and can't do here. Number one is you can not legally own property (Land) in your name or a company name and be legal, period. Don't let anyone tell you otherwise.

    Seeing some of the post from Samui and other islands about projects and land problems prompted me to post this.

    Maybe spare some folks some MAJOR headaches.

    I am here on a Non-Imm O Multi. Second year in a row. I not only have my name in the "Blue Book" it states I am the owner of the house.

    Our local Land Department knows the property (land) is in my nephew's name (we raised him)

    and I've had no difficulties whatsoever. They know who paid for it etc.

    I am even now going to build to suit for other foreigners and inquired with the Land Department if they can have lease and or put their plot in Thai wife, GF whatever. Again No Problems.

    In addition, I inquired could the farang have his/her newly built house in their name. No Problem.

    Hope this clarifies and helps others.

  3. Maybe Lindsay thinks she is buying a condominium? She is probably buying shares in a holding company which 'owns' the land and apartment blocks which, and of course, has nothing to do with the Thai government allowing foreigners to own a condo. Unless the 'premier developer' has registered the apartment blocks as a condominium this leads again to an illegal 'ownership' and may very likely lead to potential problems in the future.

    After being in and out of Thailand and 10+ years resident, here's an interesting FACT:

    All of the Islands are generally classified as agricultural or forestry areas by the Land Department.

    Chanotes are rare because of this classification. The many land "upgrades" are totally false and the Land Department is weeding them out. Now as corruption abounds and Farang are the lowest hanging fruit...well you get the picture.

    The thing to do is, check the local land department and check the land ownership with lawyer. Then get a proper lease hold. Anything else is illegal, technically. Last you can get the "structure" recorded in your name. This is actually cheaper and safer. Who wants a Chanote in someone else's

    name? For what benefit? So that the Thai citizen can get a loan with a bank for what's really your property?

    The Land Department where I live have explained to me many times, this type of land is not ever going to be upgraded to Chanote, regardless of how much money you pay that local land department. It is illegal period. I seen a lot of projects on the net now and read the fine print.

    The first deposit of 100K Baht is not refundable etc. Pretty good scam, but real people are getting burned. Well enough for now. Anyone want real advise PM me. I'll be in my island house with my blue book.

  7. nice little house digitele. just curious to know what was the price of the land. am looking for similar land overlooking the seaside. some nice island anywhere.

    A nice modern studio type house can be built with the land 2 million THB complete.

    It is the little island just off Sriracha. It has the chinese temple on it and the turtle conservatory.

    You can drive out to it.

    Yes mate, lots of supervision was required. It is the first home I have ever owned and I am finding out that a house is never really finished, there is always something khun wife wants to change :D

    I guess my question is, where did you build Tuky?

    The island is Ko Sichang. Not to be confused with Ko Chang.

    Ko Sichang is off the coast from Sri Racha (12 miles by ferry - Chon Buri province) and north, north west of Pattaya as the crow flies ( straight line) 40 Km. An hour by speedboat.

    Their are no beer bars or massage joints or anything like that. Beautiful and very peaceful.

    It has police, immigration, hospital and Famous temple(s) and a former summer Royal Palace.

    There are beaches and sport fishing boats for hire that take you around to smaller islands nearby.

  12. First, this is a great forum. I've learned a lot reading things here. Thanks to all - especially the

    "Old Thailand Hands" Here's my slight problem. I created a photo album "Island Views" today and uploaded a few photos, now I don't know how to get to them or create a quick link for other users to view. Any and all assitance will be greatly appreciated. I'd like to keep posting more daily progress shot's and updates, but I can't.

  13. I use a very nice smc gateway/router a SMCBR24Q(tweaked) and use a TCP/ip optimizer program.

    I have played around with adjusting both for over a month, and I believe I've got it!

    Details about optimal settings, please!

    first for all, use a speed test. there are many but this one is in malaysia and works well as the way ipstar earth station are connected to the IP backbone.

    http://219.93.175.234:8080/speedometer/index.jsp. do a couple of times and give me an average.

But first for Gary A, check your signal strength by typing this into your internet browser http://192.168.5.100:8080/xWebGateway.cgi this will get you to your ipstar modem. What is your signal strenth? Do you have a router or gateway plugged into your ipstar modem? and what speed are you paying for? Additionally, everyone was down yesterday for awhile.

    I could advise your setup if you tell me more. I signed up for 512/256 and get >470 down and >215 up.

  15. One more question: How are ping times? One of the drawbacks of satellite always has been the lag, normally pings will always be over 1000 msec. Just curious the found some technical way to improve on this with the new bird...

    Unless they figure out a way to improve over the speed of light, pings are going to always be the worst possible. You have 4 long trips through outer space for a ping; you to the satellite, the satellite to earth, the earth back to the satellite and the satellite to your pc. And the new bird is WAY, WAY out there. Then you add on top of that the normal latency everyone else with wired connections suffers from going through thai isp equipment, oversubscribed lines, bandwidth speed limiters, and finally getting to the server you want on the other side of the ocean... Not a pretty picture I am afraid.

    The pings average 1000ms. 1/2 second up 1/2 second down. My speed after I spoke to them (nicely) are 90% of advertised 512/256 star express 2. I use a net2phone dialer on my pc and headset and all calls have been clear. The delay is their, but nothing of what I feared for VOIP.

    Surfing and downloads are fine. It will be better when they add more international gateway capacity.

    If you look at csloxinfo's website - check network status the real feed is 155Mbps on a SingTel fiber.

    That will not be enough when they really have alot of subscribers.

  16. I read many posts here (all negative) except for dutch and mouse about ipstar. I ordered 512/256 star express 2 in december 2005 and it was installed this past saturday.

    It had slow upload and almost 500 for download. I called them monday and it was perfect yesterday

    (speedtests) all day etc. This morning it was slow again but now getting better. I'll call them again and see what happens.

    Just wondering if others that have subscribed to the new ipstar have similar experiences.

  17. Anyone any idea about the issue I am having with the new Ipstar system ?

    The whole system works fine, but as soon as I install Thai language script on the regonal setting for the mrs to use, Ipstar then refuses to connect to the net as soon as I uninstall Thai everything is fine. Tried to as IPSTAR helpline, and they are F'in useless.

    Has anyone else having this problem, or is there a setting I need to change ????

  18. All phone cards here have issues until now. Our group used skpe and others but the quality and or price, convience wasn't there. Now we use net2phone on dial-up or broadband and both work EQUALLY as well!

    Any or all who are interested can reply for info. net2phone can be purchased through a agent in thailand. Once setup all you do is deposit the amount of funds in a thai bank account (minimum 400 baht) and thats it! You can use anywhere in the world! We just recharged our account today (kept same account number and password-very nice!)

    Calls to USA and Europe are about 4 baht a minute ( 1hour 20 minutes ) for 400 baht.

    On another note it tells you how much time and funds you have. The calls are perfect, very surprising!
