    There is another category of investment done through the Board Of Investment (BOI)

    Projects are what Thais call (condo buildings)   I spoke to a guy at the BOI that had worked directly for the general at immigration wattana that deals with 10m investment extensions. It seemed straight forward buyer agreement in a new project plus funds deposited in a Thai bank not less then 10 million.

    you would have to go straight into wattana and ask directly and show him what you have as documents. 

    The second year you may have to show income paid on that investment??? My investment was paid as a penalty fee to me every month until the condos are transferred. Meaning no income tax . I decided to just stay with a non B until I am 50. 

    Before you get your extension on 10m investment your suppose to have a 90 day Non IM Visa 

    How do you get that at an embassy they have Non idea what your talking about. 

    You would have to have your 90’day tourist visa changed also at Wattana. 

  3. Based on how inefficient and incompetent they are, it probably does take that many to cut and butter the buns, and there is still a 80% chance it won’t be done right.
     
    Hire 4 to haphazardly and lazily do the work of 1. It’s shameful.
     

    One to cut and butter the buns and the other 3 to sit around waving theirs hands saying it’s fabulously hot today!!!

  4. I assume that is for your Thai employees. Perhaps they want proof you actually had 4 Thai employees for the previous year.

    If for you I think that is a normal requirement unless you are doing your first application.

    Second time in less then a year. She could just be doing what her boss is asking her to do from Khon Kaen we handed in the certified withholding and social got the smile back. I would think it was more to check if I have been paying withholding tax on my 50k a month

  5. Even though you only need to summit the last 3 months of withholding tax and social security to immigration today they wanted the last years with of statements.

    Even though Department of employment is straight forward. immigration is not!!

  6. You need to have a WP3 or work permit already to get a Non B visa once you get a Non B you do not need A return ticket. The airline at your departing country could ask to see your visa if there is only a one way ticket.

    You have lost me regarding wanting to buy shares in the company . Even if you own 49 percent of the shares it means nothing! If the embassy may also want a list of Thai employees. 

    Entering Thai they don’t give two cents of what you own! 

  7. The Canadian embassy. Has no Future plans of stopping certified income letters for retirement as of yesterday and no plans of changing in the near future. As for the UK and USA embassy I was clearly told not to bother and to use my Canadian passport.

    I am just watching this space to see if The Canadian, Australia and New Zealand Embassy end up changing to.

  8. Rental income I assume is a variable... if your tenant leaves tomorrow, where is the income. I would guess it would be the same with income from stock market as well,.. 

    My rental income is not variable! It is set and paid in full in advanced. The tenant won’t be going anywhere If it does fall short. Thailand will be having a huge Pneumonia Chiang Mai will be in ICU

     Don’t assume rental income is a one off tenant.

  9. So as of 1/1/19 Thai Embassy/Consulate are out of the income verification business. When I asked CNX Thai Immigration about this the other day they did not know anything about it. They (the big they!) also said that without USA Consulate income verification they will only rely on 800,000 (400,000 marriage visa) written certification by a Thai bank. I'm sure this will change for better or for worse. I would appreciate any updates.

    I was told last week to not to use the UK passport and to just use the Canaduan passport and to get a certified letter from the Canadian Embassy Because I have a Canadian passport.

    Immigration visited my business today, but I did not bother to go into asking them regarding my Thai tax return

  10. I just found out that rental income is separate from employment income! I was not going to argue without.

    There has been a few topics around rental income. Yes 30 percent was deducted from the total rental income amount, on the tax form 94.

    So now is the question about a disabled non Thai relative as another deduction. Also using your tax return certified as proof of income for the retirement visa. I will ask immigration on the next visit. Has anybody else have info and first hand experience doing the above.
