  1. Our condominium is divided into separate committee management for each building. Although it is effectively a single complex, each building requires its own committee for legal reasons. I believe this is not uncommon, but I am curious to know if anyone has any experience with this and possible ways to combine the committees into one. I am also curious as to the reasons for this, if anyone knows factually. I have been told that it could have been because separate parcels of land were purchased to form one condominium, or that developers have to pay more tax for a building over a particular number of rooms. Any information is appreciated, but I am not really interested in opinions, only direct experience. Thank you.
  2. I'm not sure exactly what you're asking but we previously used QPM to manage our condominium. Very large company with the national footprint and an in-house legal department. With my limited experience I found them to be quite professional but at the end of the day it's the building manager who's responsible for the day-to-day stuff so in my mind that is the most important part. Which will generally be supplied by the building management company.
  3. I have a fairly expensive leather sofa and I'm wanting to modify it to have removable cushions rather than the simple wraparound material that it is currently. Part of the reason for this is to make it less springy and softer. I have an upholstery background and believe this should be possible. I looked at just replacing it but the types of things I'd be replacing it with would come in at about 60,000+ So I'm just hoping that someone has experience with somebody that might have done something similar or something more than just a simple recovery. Clearly a PCX seat recovery shop is probably not likely to fit the bill! ???? Cheers
  4. I'm not sure this will be available to you because I don't know where you are. But I stay in a condo in Pattaya with the AIS Power4 home internet package. This gives me unlimited internet at home at about 50 megabytes a second and they Supply a SIM card with 5 GB of data every month. For all of this I pay around 266 baht a month. I'm pretty sure it also included a free router as long as I stayed contracted for a year. I'm now on my third year. So far so good!
  5. I use this guy for adding a couple of circuit breakers about a year ago to my main board, very neat. Though in my experience Thais seem to want to put in a separate breaker for each cable run which in my opinion is overkill and no I'm not an electrician. But otherwise happy with his work.   6. I agree with 4MyEgo shares cash the way to go. The tax residency laws are a dog's breakfast particularly when you take into consideration that is likely to change sometime in the near future. My main reason for posting is just to let you know that I recently had the individual identification thing with Macquarie Bank. I messed around and did all that and a year later have been asked to do it again. It was probably prompted by a property sale. But that's just my best guess. Personally I like to keep most of my assets in Australia to try and help argue tax residency, though in the 7 years I have been looking at this I'm not confident in anything. The only thing I would say with a small amount of confidence is that they seem to be more interested in maintaining you as a tax resident generally. More interested in catching out the guys earning the big dollars in multinational companies and avoiding any income tax in Australia, than guys in their 50s trying to scratch together enough money for a half a dozen Leos! Of course there's always exceptions to these opinions but the only thing I've come across that I will take as gospel, is a guy here on Asean now who got a ruling from the ATO about his tax residency. One final point. As mentioned by 4MyEgo. Investing in the Australian share market is a very useful way to generate income particularly if they are fully franked. The share market is super friendly to newbies with tons of information available. Things like ETFs LICs etc can help generate relatively reliable income with relatively small amounts of education.

  10. I own a condominium and Pattaya and have the accompanying Blue book. I'm just wanting to know if there is any other way to get a copy of my passport certified other than going to the Australian embassy? I have read that this is a requirement to get a yellow book. Another question I have is can my Blue book be used in place of a residency certificate? For things like licence and purchasing a motorbike or car. Thanks

  13. Yeah thanks. I've done all that and it doesn't provide what I'm looking for. I've also done it with a Google translate Thai language and that doesn't provide what I'm looking for. But it would be great if someone could just give me names of condominium management companies.

  15. These are all great points and issues I have considered. But I'm struggling to find companies to make comparisons with to be quite honest. Even after a half a dozen posts, there's still not one name that has been presented. But it's probably my fault as I wasn't clear in my terminology in my OP.
  16. Sorry, we're talking about a condominium complex. These are all interesting points that I'm hearing here but I'm not getting any names. I know the next statement will be just Google it but I've done that and I keep getting property management for rooms. So I'm hoping that I can just get some names to follow up with. Cheers

  19. Hi. Just looking to get some suggestions for Condominium Juristic management in Pattaya. Condominium size 160-180 units. My personal belief is that the building manager is the nexus for a good result but having a solid company behind them is a large part of a successful relationship also. Also an idea of cost would be appreciated. Thanks

    I have no idea on what their plan is regarding booster shots which is why I posted the question on the forum. But as to what number booster you should be on is all dependant upon when you had your first shot and probably a bunch of other factors. I have no idea when they will be getting the updated vaccines but like most things here I won't be holding my breath. Though I'd be reasonably confident that the big private hospitals will probably have them available soon if they're not already available. But unlikely they would be free.

    I can confirm that Pattaya City Hospital, Soi Bukhao, has a Pfizer vaccine booster shot available on Fridays between 9:00 and 12:00 p.m. Don't forget to take your passport. I was able to show them a picture of the main passport page and use my Thai driver's licence. Also I don't know if it's required but I think out of respect you should wear a mask while in the hospital. You have to register at the desk shown below in the picture. They will give you a registration form to complete which is only available in Thai. I will also include a screenshot of Google lens translate of the form which may be of some help. When complete take it back to the same desk and they will enter your data into the system. Then take a seat and wait. This should only take 5 minutes and then they will give you back your form and you will be instructed to go to the 5th floor for your injection. When a nurse is available just give them your registration form and wait to be called up for your injection. The whole process took less than about 30 minutes and I arrived about 10:45 a.m. I didn't enquire if any other injection types were available or if you were able to get your first or second injection.

    Is Thailand recommending a follow-up booster shot after your first. If so what is there suggested time frame and are they offering it for free still? Assuming above his yes, any idea where it's available in Pattaya? I am aware it's available at the major hospitals. I'm thinking more of the outreach they had previously at shopping centres etc Surprising how difficult it is to find this simple piece of information...

    Thanks. I hear what you're saying about price but from somebody who spent 30 years selling it's very common for price to have no relevance at all to the quality. Hence the reason I'm not shopping for the high priced mazuma cartridges. Personally I don't believe they offer value for money. Unfortunately that's one of the problems here. It's not only a case of checking the specs and finding value for money it's wondering if the specs advertised a genuine. To be quite honest I'll be surprised if I get an answer here that satisfies me, but I've been surprised before. Cheers
