n Central Festival you can get translated paperwork officially stamped by the Thai government on the 4th floor, next to the passport office (2 day service).  Maybe have your passport translated by any Pattaya translation office (Soi Post o

I guess the question is if they will accept that certification...

  2. I own a condominium and Pattaya and have the accompanying Blue book.

I'm just wanting to know if there is any other way to get a copy of my passport certified other than going to the Australian embassy? I have read that this is a requirement to get a yellow book.

Another question I have is can my Blue book be used in place of a residency certificate? For things like licence and purchasing a motorbike or car.

    Thanks

I was on the building committee of a 300+ unit condominium in Pattaya for 5 years. We changed management companies several times. Optima Management Services is the only one I would recommend. Not the cheapest. Small company run by a Brit. We had many non payers when he arrived, he started taking them to court and they soon starting paying.

Maybe you could provide some names of the other companies that you used or any that you know about? Thanks

Cost vary a lot here in Pattaya. From my personal experience, the more units in building (s) the more strict are Juristic Management.

Consider that too, depending on what you prefer.

Some condos only have a weak management, without a actual lawyer. They seldom act (scared). Avoid imo.

Check out proper parking regulations, and also rules for the controversial electric vehicles of any kind

These are all great points and issues I have considered. But I'm struggling to find companies to make comparisons with to be quite honest. Even after a half a dozen posts, there's still not one name that has been presented.

But it's probably my fault as I wasn't clear in my terminology in my OP.

Sheeeeesh 50,000 per month must be hell of a condo

Sorry, we're talking about a condominium complex.

These are all interesting points that I'm hearing here but I'm not getting any names. I know the next statement will be just Google it but I've done that and I keep getting property management for rooms.

So I'm hoping that I can just get some names to follow up with. Cheers

  6. Hi.

Just looking to get some suggestions for Condominium Juristic management in Pattaya. Condominium size 160-180 units.

My personal belief is that the building manager is the nexus for a good result but having a solid company behind them is a large part of a successful relationship also.

Also an idea of cost would be appreciated.

    Thanks

If their plan is to give a booster every six months then they should be starting to roll out jab #5 around about now. I had my second Pfizer booster (fourth shot) last July. Any news on the next round of boosters, hopefully it will one of be the new bivalent jabs like they're using in the UK now?

I have no idea on what their plan is regarding booster shots which is why I posted the question on the forum.

But as to what number booster you should be on is all dependant upon when you had your first shot and probably a bunch of other factors.

I have no idea when they will be getting the updated vaccines but like most things here I won't be holding my breath. Though I'd be reasonably confident that the big private hospitals will probably have them available soon if they're not already available. But unlikely they would be free.

  8. I can confirm that Pattaya City Hospital, Soi Bukhao, has a Pfizer vaccine booster shot available on Fridays between 9:00 and 12:00 p.m.

Don't forget to take your passport. I was able to show them a picture of the main passport page and use my Thai driver's licence.

Also I don't know if it's required but I think out of respect you should wear a mask while in the hospital.

You have to register at the desk shown below in the picture. They will give you a registration form to complete which is only available in Thai. I will also include a screenshot of Google lens translate of the form which may be of some help.

When complete take it back to the same desk and they will enter your data into the system. Then take a seat and wait. This should only take 5 minutes and then they will give you back your form and you will be instructed to go to the 5th floor for your injection.

When a nurse is available just give them your registration form and wait to be called up for your injection.

The whole process took less than about 30 minutes and I arrived about 10:45 a.m.

I didn't enquire if any other injection types were available or if you were able to get your first or second injection.

  9. Is Thailand recommending a follow-up booster shot after your first. If so what is there suggested time frame and are they offering it for free still?

Assuming above his yes, any idea where it's available in Pattaya? I am aware it's available at the major hospitals. I'm thinking more of the outreach they had previously at shopping centres etc

Surprising how difficult it is to find this simple piece of information...

My high price warning is that there are many sellers on that platform selling for 2 to 3x normal price just in hope you click on that and order.  Almost all with have a name like 23b4nn980 and such with no sales - just hope to get someone who does not check further - easy way to do so is look below at items from other sellers as that seems to have better selection of price range than normal search, which can have have several pages of totally overpriced items.  I am talking the exact same copy selling for totally different prices.

Yes aren't we fortunate that Lazada has such a rock solid sorting and filtering process! Heavy sarcasm intended.

Not of your specific system but in the past had the normal SS two tanks with ceramic between and never had any issues using Lazada or Shopee for supplies.  Check the specs - you do want to make sure that ceramic filter is good.  We moved to RO system many years ago and buy replacements without issue (but would avoid anything obviously low ball price - although on Lazada you are more likely to get fake name high price sellers and have to look a bit for normal price.

    Thanks.

I hear what you're saying about price but from somebody who spent 30 years selling it's very common for price to have no relevance at all to the quality. Hence the reason I'm not shopping for the high priced mazuma cartridges. Personally I don't believe they offer value for money.

Unfortunately that's one of the problems here. It's not only a case of checking the specs and finding value for money it's wondering if the specs advertised a genuine.

To be quite honest I'll be surprised if I get an answer here that satisfies me, but I've been surprised before.

    Cheers

  12. I have a mazuma aq-5f-uvs water filtration system. I tried out an aftermarket filtration replacement package which I wasn't happy with.

The filters are carbon postcarbon resin and ceramic. It also has a UV light but that's functionally impossible to use in my situation.

Anyway I'm just wondering if anybody has had any success with replacement cartridges purchased from Lazada that are not original.

I'm not really interested in people commenting on health risks in using these types of things I'm aware there can be risks. Thanks

Edit: Who did you get for your electrical work? And how did it go?

Cheers for that. That recommendation sounds like it will fit the bill perfectly.

I'm waiting to see your man Mr Jaroon.

The bulk of it is part of a major kitchen renovation so I'm just waiting on a few things to fall into place before getting him out.

I just must be lucky but my Juricstic management at my Condo block offer cleaning, electrician, aircon servicing and painting. Have you asked them?

All profits go back to condo fund so even better

Yes, I have quite a bit to do with the management at my condo and our technical staff.

Unfortunately I wouldn't be confident of their level of quality to paint the complete apartment. They are also okay for simple jobs like light bulbs and light switches etc, but I wouldn't be confident that they could offer correct advice about circuit size etc.

  15. Pretty straightforward as the title says.

Looking for an electrician to put in a couple of breakers for various pieces of electrical equipment and outlets.

Looking for a painter to paint all walls and ceiling in my condo.

Please no suggestions about doing it myself or negative comments about Thai workmanship. I'm just after recommendations. If you don't have any there is probably nothing to comment on. Thanks

Unfortunately mine failed because overstay issue as I previously had on the old app. I'm hoping to do my extension before my next 90 day report and maybe that will solve the problem. ????

    Just for anybody that's interested.

I recently did my visa extension, via an agency do I don't think this makes any difference and I was able to lodge My 90-day report using the app.

So basically whatever problem was showing me as an overstay for the previous three or so times I tried to use the online app was cleared after having done my extension of stay.

    Hope this helps some others.

As a footnote if you're using an agent you're able to lodge your extension of stay 90 days before the due date rather than the 30 days if lodging by yourself. Well the agent I used anyway. Maneerat Pattaya. An excellent service that I would recommend to anybody who is having any issues with proof of funds insurance etc.

It's possible what you are referring to is the tax equalization scheme, where treaties are in place.  If you are an Australian citizen working overseas, as a non resident for taxation purposes, you are taxed at a high rate, but you are already paying tax in the country you are working in, so they minus the percentage of tax you are paying in the country you are working from your non resident tax rate.

As an example, say you are working in Thailand paying 10% tax, but Australia's rate for you is 48%, Australia only taxes you 38% because you have already paid 10%.

    Thanks for the detailed response.

A lot of information there I wasn't aware of.

But what I'm asking is specifically relating to unfranked dividend income which the included screenshot says most countries reduce to 15%. I saw nothing in the tax treaties that talk specifically about this and the ATO website has nothing I can find specifically relating to Thailand.

    Hence the topic!
