Weekdays sees me staying in a condo in central Bangkok, approx. 1km from Nana area and the last few months one of the owners on the same floor has been short term renting their unit, last lot were some young kids on holiday, 4 of them in the one condo, absolutely no thought for anybody else, coming home drunk at 3 am, slamming doors, shouting in the corridors and so on.

Most others there are working (myself included) and have to get up around 6 am, the last thing you need or want is this!

Bad neighbours can be anywhere......sometimes not short term but permanent.

In New Zealand I worked for the government road safety board for nearly 12 years. The recipe for success is a very simple combination of education, training & enforcement.

Thailand is a democracy (some of the time) and therefore needs independent reviews on such matters as this. Leaders are there to represent the people, and the people must be heard.

Jingthing is correct. Come in on a 30 day and once in, get a local immigration/visa consultant involved who will quote you a fee to handle everything for you. They can arrange opening a bank account, getting the non-o and the 12 month renewable. They can also handle the 90 day reporting for you.

Up here in Chiang Mai I used a company called Siam Legal. They have offices in Bangkok as well. 

Budget around 20,000-25,000 all up for everything. They take the hassle out of it. Also you could shop around for a better deal but I found most up here about the same price all up.
