Wonder if any forum members might have insight or experience with the nuances of renting out condominiums they own (specifically ones owned directly by me in foreign quota without any "company" shenanigans involved) - vis a vis - do I need a work permit to perform the basic functions of showing a room, doing the inspections, general tenant "management" if I were to do so without using a real estate "agent"?

    It's the economy [redacted], prevelance of birth control, and reluctance to enter into relationships. Developed economies naturally see decreases in birth rates... Thailand is developing.

     

    You actually think that "non straight" people were forcing themselves to be straight in the past? 🤡🤡🤡 Go cry about your bargirl shortage somewhere else.

    Have you ever actually been to one? Sounds like the advice one gets from those who dream of, but never go to, these places. Seriously - if you're this paranoid best just stay home.

    Been here since I was 23... With the right career and money - anything is possible.

    Last month I tried the FlyDubai service from UTP to Dubai. Paid extra for more legroom.

     

    Only to discover the seats don't recline because it's an emergency exit row!  For a 7 hr flight 🤬

     

    Luckily the flight wasn't full and I moved. 

    Didn't bother to claim back the fee for my 'special' seat booked. 

     

    There are no (pax oeprabable) emergency exits in TG BC cabins. Most airlines avoid BC seating in those parts of the cabins for multiple reasons.

    And then, ... okay, wait, it's too cumbersome to deal with that story because nobody is staying here with 30 days extensions all year round. After a low amount you will be questioned and eventually denied. End of story.

    7-8 months. 

     

    And his stipulation was "reenter by air every month"... Unless he's willing to fly BKK-SIN-BKK or something once a month to get a stamp (which is asinine), he will likely be "abroad" for more than a few hours. If you've got a few weeks between all your departure and arrivals it's a non issue. Only the OP can clarify this - not you or me.

    That's mostly correct. But I'm only coming and going 5 times a year. No issues ever. I work (abroad) month on month off. I used to do two weeks and two weeks, but that's just not enough time at home - still no issues when I was doing that.

    Mine has 52 pages, 35 of which are nothing but Thai stamps, 10 of which are other countries and full page visas (hope I can make it last until renewal date rather than early)... I think your "friend" will be fine.

    Buddy, us "airline mates" have been living here for decades on stamps - it's a non issue and only affects those who are perceived (rightly or wrongly) to be trying to avoid work permits and things like that.

    Is it to the discretion of the immigration officier ? I can't find any indication or guideline that says I basically cannot do this forever. 

    I've been doing this exact thing for 14 years now. It comes down to who you are, what you do for a living, and especially if you can converse and crack a few jokes in Thai. If you check all the boxes and aren't perceived to be a problem or (potential) burden in Thailand they will happily let you come "forever". Just need 13 more years of this and I can get the retirement visa. 

     

    Someone who, for example, works in energy production will have a much better success rate in this than a Pattaya "Bar Manager".

    I wonder if the shoddy machinery will be replaced or upgraded - probably one would imagine. 

    And nobody thinks it's going to be finished by 2029 because not even "first world countries" can keep to a schedule. Though I don't think it'll take as long as BER took to finish (even with famous German efficiency). It's just what's announced - and I'm not here to speculate on "what ifs" of a construction project's timeline just the fact that they've authorized further development and that the money for that has to come from somewhere.
