July - August has always been high season for flights to Thailand from Europe.

Not looking for Airbnb, more interested in renting to expats, which will create a lower but more steady income.
Bank is 1%, so think not to hard to beat that.

I noticed that near Lumpini Beach they are building a complete small town, with all buildings in a special style and fancy colors.
Looks like it's almost finished, but I didn't see any name or sales office signs.
Anyone has some more info regarding this project?

If the "truck" crash was where Sydneyboy1 says then I don't think it would have any direct effect on the 36......unless you are talking about another truck/lorry?
That road is not a highway, because on the left you can see a road that can be accessed by driving over the soft shoulder. That is not possible anywhere on Highway 7.
To me the concrete guardrail looks pretty new, so it may as well be Road #36 to Rayong

Thai law aint the same at all. Foreigners cannot own property with land - period.
Your reading abilities are seemingly on the same level as your knowledge.
I never said foreigners can own property with land, but they can inherit it, and have the right to sell it within 1 year.
With my statement about Thai law I meant marital law, not inheritance law since that already is confirmed by Blackcab, but that went clearly over your head.

A foreigner can inherit property, and will be given 1 year to sell it.
If Thai law is same as most other countries, that mean that the spouse will inherit the house when the other party dies, unless there was a will.

Not sure why you don't want to buy from Lazada, because they are the same brick and mortar shops you visit.
Tesco is a certified seller on Lazada, as are many other big shops, and they are usually priced cheaper than when you walk in.

I'm not from Uk, but I have lived here for more than 2 decades and have seen the decline of the quality of life.
Have a UK friend who lived here for about 20 years, and ran a company with close to 1000 Thai employees, and sold up a few years ago for obvious reasons.
Went back to visit the UK last year for a month or so with his Thai wife, then went again a few months ago, and will definitely move back to UK by the end of this year when all his properties in Thailand are sorted out.
I recall him telling me 10 years ago that he couldn't imagine to live in UK ever again.

TOT is the worst ISP in Thailand, maybe even in South east Asia lol.
Your 100 Mbps on a TOT speedtest means nothing because it is within Thailand, and everything worthwhile comes from outside Thailand, plus they use multithread and are flash based so your result is fictional.
That it always buffers right before a goal is only in your imagination, because no isp has any influence on that.
A video stream buffers either because there are issues on your side, or the servers are overloaded, but when a goal happens there are not more users than 5 minutes earlier.

A VPN can be a solution to get a better speed to Europe, forget about the free ones for that, if you have a good connection to Singapore, but I think TOT fails even at that most of the times.
If you have an Android box make sure that you have a recent spec one, and for IPTV it will work better than a smart TV or a PC, because the Android IPTV apps perform better than the Windows apps.
Most IPTV's don't allow the use of VPN.

Does testmy.net gives you better test results on your PC or tablet? If so it's time to upgrade the Android box.
