  1. @OneMoreFarang How about cinder block types of bricks? Any thoughts on those type?
  2. @OneMoreFarangGood point about the 90 degrees! By the way, the AAC is also known here, I believe, as Qcon. I've come to see that the 7.5 cm ones are available and the 10 cm ones are currently scarce/expensive. Overall the more normal type of cinder block bricks it seems, are 10-15% less pricey than the 7.5 CM AAC. So I think I will go with the cheaper brick option. I realize it has a bit less insulation value which is the main drawback?
  3. I would like to ask opinions as to whether this is a reasonable quote for building 100 sqm of walls (ceiling 4m, we are in Phuket):
  4. Quick update: It will end up being 40,000 THB for him to come down to Phuket and fix the problem for a day. If he is not able to fix it, the fee will only be 10,000 THB for his traveling.
  5. Since we dont have such a handy man here in Phuket, I might just call him and ask his rate for coming down here. I am glad to know that someone, anyone, is able to do some of this type of work here.
  6. Where are you based? Please keep us updated about your situation?
  7. I have a got a nightmare problem with my house, since there is a water leak from a pipe under it and we cannot locate the exact spot in order to break the tile, fix the leak and close it again. In the worst case scenario, we have to break many tiles, ripping up floors and walls to find the damn leak. In the best case scenario, a skilled plumber can use an acoustic leak-finding tool (like a microphone on a metal rod, connected to a headphone) to pinpoint the leak and make a precision repair like a surgeon. I have not been able to find a plumber capable of this skill in Phuket. (I did buy a cheap version of this tool online and try to find the leak myself, I did not find any obvious spot). Does anyone know of this service being offered here in Phuket? Or anywhere in Thailand? It could make sense for me to fly in the right repairman, instead of making a huge mess to find this leak!
  8. I am considering how to reduce my well water from 150 PPM (TDS) to under 50. I was hoping to avoid Reverse Osmosis by getting a whole house Carbon Filter only. Does this sound like a good idea?
  9. So I am going through the process of adding R-22 insulation above my ceiling. At the same time, it seems silly not to retrofit some ventilation up there since it could really reduce those insane temperatures in the attack. The question is, what is the recommended method? I am tempted to use some kind of active solar roof fan. And add some vent in the bottom of the ceiling, if needed, for the intakes. Upon doing a very quick search on Shopee/Lazada I found a simple solar vent: https://shopee.co.th/product/414689839/21578417718?gclid=Cj0KCQjwi7GnBhDXARIsAFLvH4nG_HL_LRK8X3OyKdxwflp0C6i0sA1GALm1MPv0adbKaIpWMfKTm_0aApAuEALw_wcB https://www.lazada.co.th/products/solar-roof-ventilator-14-inches-50w-round-shape-for-100-sqm-working-day-time-i1523928184-s9664913813.html? https://www.lazada.co.th/products/pp-elon-15w-sn2013009r-53x53x225-i4596421141-s18822355770.html?from_gmc=1&exlaz=d_1:mm_150050845_51350205_2010350205::12:19668221003!!!!!c!!18822355770!623344792&gclid=CjwKCAjwrranBhAEEiwAzbhNtcP3WysQhEwcc5E6Sr9hd7HdQL47SJIz6MDMvhqaEAAdDzqRt4UL-hoC5MEQAvD_BwE However I am very open to better options and advice! Please let me know if you have any ideas! I have a roof made of those heavy ceramic tiles btw.
  10. Can anyone recommend a good product that is very water resistant and ant fungal, anti dust or anything? THanks
  11. So which company did the spray foam insulation in Phuket??
  12. Okay guys, I will keep you posted. I suspect the correct answer is what Blackcab wrote (consulting and invoices used make it fine) and whether tax has been paid and the work description fits. Also, I doubt it is a "criminal" offense in these types of cases but might warrant a small fine, if anything. Nice to know the court does not typically put much weight on this type of petty thing, if that is true. Anyways I will consult the lawyers and aim to report back in a week or two.
  13. may I ask where she was prior, and how did it compare?
  14. Headstart is a bit pricier and has better facilities and is more owned by foreigners. KIS is fully Thai owned and the facilities are just mediocre. Also KIS is a semi Christian school pretty much, they do nativity scene shows for Xmas (at least they had a black baby Jesus....). It seems Headstart is way ahead on the arts and some things.... I am thinking to switch mine.
  15. I am entering a court case where our opposition has people who were working without a WP. On our side, I have a WP but under another of my companies (not the same company that is in the dispute, it was not added). Does this pose a problem for me?
  16. Hi, I am thinking to install two layers of the "pe foam" type of insulation on top of the ceiling in my home. Each layer is R-11 so I think this would bring it to R-22 and help me save a lot of energy on aircon electricity. Does this seem like a good idea? I know it should be installed by professionals so that electrical equipment in the ceiling does not overheat. I am choosing this over the fiberglass type, since I think it is more durable, safe and less susceptible to mold etc. Anyone, please share your thoughts on this?
  17. Thanks for your replies. Who owns the other 49% of the first company? It is owned completely by a foreigner. So the foreigner has 49% of Company A which has 51% of Company B. The foreigner is also a director of both companies and is the sole director of company B. In doing so, company B is 100% controlled by the foreigner + her nominees in company A. Effectively then, company B is using nominees and company structures, and foreign ownership, in a way that may or may not be legal, and violate the law. Any guidance on this?
  18. 51% of a "Thai" Company is owned by another Thai Company that is 49% Foreign-Owned -- Is that legal? It means that the supposedly "Thai" company is actually about 75% foreign owned. I ask because because someone who committed an offense against my company has such a setup.
  19. Now the people who rented out that land without a proper title on it all, are threatening to kick my friend's co. out in 2 weeks if they dont pay the orbortor under the table for a building permit and start building. Does my friend have any recourse? He doesnt want to build on that land subject to extortion! They need time to sort it out and make a new design which costs a lot of time and money usually.. 2 weeks is a lot of pressure.
  20. Someone leased my friend land that has a public road through it without disclosing! They had 3x Sor Kor Sam titles. But when the survey people came out, it was shown that there is another piece of land in the leased area, which has space set aside for a public road on it. They cannot lease out this entire parcel legally, right? Is it a criminal or civil offense if they did anyways? Would it be a bad idea to build anything on that land? Would it be a good or bad idea if someone pays the Orbortor to look the other way, and grant a permit nevertheless? If doing so, who should be liable to pay that -- the leaser or lessee? ...Bad situation!!! Any advice is much appreciated.
  21. Hi guys, its for a warehouse type of building. No internals. Just a shell.
  22. Hi can anyone recommend a company which specializes in building with ISO walls? Insulated panels, also known as sandwich panels or prefabricated walls? I am based in Phuket but there is only 1-2 here that I found! Here is what I'm looking to build: Does it seem to be a competitive quote?
