You can get a lease at the Land office using their standard form and its very limited conditions.

If you want to add ability to sublet, inability for the homeowner to sell, or any other non-default conditions, you will indeed need a lawyer to create a customized contract.

I have done it both ways.

BTW, don't forget to bring along enough cash to pay the tax on the lease.

ok thanks for that  .    Err the tax is new to me.   How much are we talking about  ?

The small plot we think is selling for around 200k THB

  2. Hello everyone  . As above .     The Uk based lady is minded to buy a neighbouring house and plot next to the family home.     My idea is to lease it from her.  Do i trust her ? yes I do.

The issue is her sister's potential son in law who is eyeing up the family home and farm (long story)  .   The house is small  but ok for a bit of updating.

The local legal person does not speak english and google translate is hardly suitable.    I need a lease drawn up and then there are the contingencies  to consider.

  3. So the uk based ladies farmhouse electrics were dire.    Eventually a local sparky whos name came from a local builders and the local PEA arrived on scene.

After a long chat with one of the ladies sisters who speaks reasonable english I went to the airport  feel moderately confident.

The following week the sparkies arrived.    Three consumer units were used.   Plenty of white plastic conduit.    At least I can see where the cables are.

So issues for the next visit and err minor modifications and "snagging".

One issue that concerns me is the lack of  mains isolators on the incoming service cables.    I left a wylex(siemens) isolator to be fitted for safe working.     Instead of which they   managed to cut the service leads back tight to the exterior wall and install some sort of junction box to the incoming lines to feed the various consumer units  .  One for the house and two others for for outside   albeit covered areas.

As for the  rest well I made it clear that I wanted individual RCBOs .    Instead of which they  fitted some sort of RCD/RCBO (might be double pole)  and mcb s.

They seem to have fitted Schneider CUs   .   Problem is they appear to have used a QO type of square d fitting which is as I understand is obsolete in most parts of the world .  It use uses a plug in system rather than a din rail fitting  They have  fitted type AC breakers which are not supplied in the UK and as I understand it, now  illegal in AUS/NZ and other places.

Even more bizarre is that  here in the uk I can buy  more modern Schneider type a/b rcbo s  that mount on a din rail type fitting .      The schneider RCBOS available here in the uk  have "Made in Thailand " stamped on the side.     It appears that I will be purchasing thai made breakers and shipping them back to the country of origin.  5555555    see photos for some indication of fittings.      They used a large metal cabinet for  a earth cable junction ????

I did take a type S time delayed RCD out there with hope of getting it fitted to the incoming supply. I gave up trying to explain the rationale for fitting it.

My thanks to a member who messaged me after a previous post and gave me loads of help. Hopefully I will be a

ble to buy him a few beers.

Same here I’m out of Dallas, Texas. Come here yearly to Ubon (covid put a 3 year pause on it). Had a home here for 5 years. Made $$ on it, but got tired of two homes 12 time zones apart. Rewired the first house here. Stay in friends apartment when here now.
The “ local sparks “ has no idea and spends a hour to do a ten minute job. He can’t hear breakers sizzling. Amperage and wire sizing is black magic to him.
I would get a rough drawing of what you plan on here and get an engineer in UK to put something into a detailed drawing. Most can read English here even if they can’t speak a word.

100 %   on that    .    ????      . Someone has offered here on the forum to do design,    I am looking at buying a second hand multi function tester.    Meggar brand or similar.    I might even  ship some stuff from the UK.

At least the uk voltage is the same.

I wish I was in the US some of the rcbo / afdd   breakers look competitively priced on sites like LOWES.

I am tempted to  run single core cable everywhere in conduit.

Both are good brands. Square D is US made and Schnider is German. They should last longer than the other stuff. A whole house surge protector can be installed like a breaker. Will have to be grounded good though. Sourcing one in Thailand may be fun. Could try Lazada, or Amazon and ship here.

I live in uk   but visit many times.     I looked on thaiwatsadu.     There is a lot of stuff  but most is only stocked in a few places.

I am trying to find  a good commercial spark.  I do not mind paying.

Forgot to mention the lack of grounds(or earths if you are Brit). Had to rewire whole house. When I moved in the whole thing was under a 66 amp breaker. Bought a Square D panel and 3 wire cables. Homehub or Thaiwatsadu good for everything but wire nuts. Had to go to HomePro to get them.  Good luck.

Ok found the square d  . Schneider   stuff.    Good range on Thaiwatsadu.   Which one  ?  Some of the translated language  is hard for me.

Excuse my ignorance what is a Square D panel  ?

  8. Crossy and others   .   Thanks for that.

Wylex and Hager  do a nice little   mains isolator  for less than 20 pounds but will have a look at the MCBs  .

There was a a typo  in the post.    The gf  wants some kind of lightning protection .    I was looking at surge protection devices.

There is also no proper grounding/earth apart from the shower unit.      I guess I need to install  a rod and perhaps get it tested.   Test the Z s    .      My poor knowledge indicates  that a type 1  spd is required  as they will end up with a TT system  .

TCNS   ?    HAH       Earth cable from  where to where ?

  9. I visit the ladies farm from time to time. She is uk based with me.     I know some stuff about domestic installation  and testing in uk

I am shocked about the standards.    Service cable straight off meter in road and into house and the consumer unit.     Surely there must be better standards.

I am travelling out  soon and tempted to take some stuff from the uk.

I was going to start with a simple isolator  and see if I can bribe the local PEA into risking  life and limb  and connect  the service leads.   How to work out the polarity ?

The GF mentioned something  about  lighting  with overhead cables.   So I guess some sort of  SPD  ??

Currently there is no sort of sensitive breakers any where.   time delayed  RCCB or RCD  perhaps.     Is there anywhere in Korat or Thailand where a decent range of kit is available.

Next phase is to convince the family that extended radials in 2 core 1.5 is simply not enough .     Twisting wires together with tape is can easily be improved  .   instead of proper junction boxes.   so it goes on

  10. There are airports and large foreign hotels around. Thy must operate to some sort of standards.  I think a chat with the  PEA engineers and a little tea money might get me in the right direction.
I am tempted to bring a load of stuff from the uk.
Are there any ex pat sparkie s who could help with drawing a spec and help with a bit of testing.

  11. A visit recently to ladies farm caused me to look at the electrics.

A number of issues come to mind.

I could not see any sign of a earth.  Do they use a TN CS type setup or a TT or both.

The only sign of an earth was shower units with a thin wire leading to what looked like a concrete reinforcement extension.

Having said that what is the point ? most of the wiring is twin core.   A ancient CU with MCBs and a main switch.

A range of partly enclosed out buildings  all running from a single feed (2.5 twin I think) into the main house..    Switches and outlet s  used as junction points.   No circuit separation between  outlets  and lighting.

Are there any properly qualified sparkies in Isaan  .   When I say qualified I mean capable of possessing and using proper test equipment.   Something better than the "man"  in the village when he has finished with the harvest or fixing his truck .

The farm is between KK and Korat close to route 2.    Near Bua Yai.

    Any thoughts

  12. Hello I am newish to this forum.    My lady friends farm needs a little updating.   Ideally I would like to improve the standards of  the domestic installation.    The previous posts are excellent .

Having said that do  qualified sparkies exist in Isaan  who are capable of testing the resistance and other tests.

Looking at the photo would it have been to much to ask for a cover over the breaker to stop someone touching exposed conductors

  13. The latest,   thai airways states that i need to talk to the agent according to the website although I have not actually spoken to them.    The agents just started rambling generally talking drivel.

According to the CREDIT card website ( santander)  there is 6 years for section 75.    However the bank stated they would not give me an answer until i put in a claim.     They did speculate that the agents might break the direct relationship required by the consumer credit act.

A general chat with the FSO seem to indicate the same.   I am not hopeful anymore.

The annoying thing is that the same flight with Eva was only slightly more.     The lady does insist on flying with thai if at possible.

No chance of her ever flying with gulf     LOL

  14. The thai website says if you booked with an agent talk to the agency.  I spoke to travel trolley and all I got was drivel. Nothing that made sense.    "the airline needs to refund us"   "you cannot do anything until the airline starts flying"    I replied they are flying to which I got  the same answer.

According to my card companies website i have 540 days   ???   no sure where that came from and some comments about refunds not  payable  if made via a third party eg travel agents.         The FSO did not understand that statement.

      https://www.santander.co.uk/assets/s3fs-public/documents/chargebacks-and-disputed-transactions.pdf

  15. Would anyone care to comment.    The lady went out to from the UK to BKK last year on one of the last   Thai flights March time .     A few weeks later the return was cancelled.       She eventually came back  on an Eva flight.    Thai has obviously gone bankrupt.     Will what remains of Thai ever honour another return flight I wonder.    I bought the ticket via  Travel Trolley(aka Southall travel ???)     . The ticket was bought with a credit card.

The agency insist it is nothing to do with them.       Is it worth challenging the airline or the agency or do I give up and attempt a credit card refund.

  16. Not sure if this helps but the gf travelled back to the uk a couple of weeks ago.    Was driven at midnight from the north of Nakhon Ratchasima province.  I thought there was a curfew ????

No road blocks no sign of anything except a few trucks. This is not relevant but she was advised to get a fit to fly cert from a local doctor for the airline.  Waste of time and money.   Sound like there  is a lot of rumour around and different levels of enforcement.  Sound like the uk at the moment.

  17. I am glad someone has started this discussion.   My g/f who has a uk passport needs to get to the airport.  I have a serious health issue in the uk.   Hopefully she can get a flight.   She has registered with uk embassy.

She lives near route 2 north of korat but says she needs a paper from the head of the province ??????.

I told her just to present a paper printout of the airline ticket and her uk passport.   The answer came back was who will drive me there are no trains or buses. Any thoughts anyone

  18. help.   The fem went out to bkk on thai sunday morning after standing out in freezing cold outside the embassy last friday.

Just got an email telling me the return on the 9th may is cancelled.

Booked with a CC via traveltrolley/southall travel.

Soo   do i try and get a new date or demand a refund and take our chances elsewhere ?

Do i insist the agent helps or Thai

  19. Apologies if some folk find this subject distasteful.

A thai lady friend is considering a body piercing .   Has anyone come across anywhere safe in isaan  where this can be done.  The lady is in Sisaket  although she does travel. Any thoughts appreciated
