Awesome! I'll do it by mail tomorrow. (Yes, Khun Treetops did say that, my bad for not reading closer.) That explains why this is a surprise to me. I used to routinely do it by mail. So I must have done those first extensions after a return by mail. Cool. This will save me half a day wasted going to CW Thanks!

Yes, I always stay at my condo. Just after I got back this time, I had to get a proof of residency to buy a car. To get that at CW, they insisted on a TM 30, which I had, but in a drawer back home. So I had to get a new one.

Khun Moh Jack, Yes, for next time, but this first time returning, I still have to visit CW, right? I wish I could use the maile system. Used that for years, worked fine. But after the Online became reliable, I used Online. Easier and saves paperwork, stamps and a trip to the post office.

I’ve been on Visa Non O for 6 years. I went out of the country for a couple of weeks, got back about 2 ½ months ago. I just tried to get my TM 47 (90 days extension) on line. They rejected the application saying: “For first-time requests of a 90-day notification in each country visit, in-person presentation at the immigration office is required.” Huh? Is this new? **** I’ve extended many times before, by mail, in the old days, and by online once it started working ok. Left the country, got back, submitted the app before 90 days ran out. Got my extension. No visiti to CW. Only the very first time, after getting my Non O did I have to go to the actual office. An once I had to go because I was late. (Maybe was I just lucky doing this during all the covid restrictions?)

Sorry about that. I didn't see the Property, Finance forum. My kids are from 39 - 29, not in Thailand. If i'd known they'd have to pony up cash, I probably wouldn't have bought. Plus if they're under presure to sell or register within 12 months, or get a lawayer to get an extension. My bad, oh well, luckily I bought a cheap condo. 🙂

I'm a Falang on Non 0 visa. When you buy a Condo, you have to show the money came from out of the country. Fair enough. If you sell to a Falang, they will also have to show the money came from out of the country. Normal. If you sell to a Thai, they don't have to show the money came from out of the country. Normal. But if I leave the condo to my kids, for them to get their name as owner in the Property Registry, they have to show they imported the money too. Again. They’d have to import the registered value of the condo to get the condo for free. That’s what I’ve been told. Is that true?

800K deposit required for non-immigrant renewal per Immigration?
What Dr, Jack says kinda fits my experience. When I originally got the NonO, I did it with Embassy affidavit letter. Continued that way for years. Then the embassy stopped, but luckily I had been planning ahead, and had the 800k seasoned for 14 months, Cover my bases, in case they didn't like the sudden change when it was only 2 months old, (not incidentally on Dr Jack's advice from 18 months ago.) So, last month I re-newed my non O but changed to the 800k deposit method from the affidavit method. The Immigraion Officer commented that I was changing the system, my heart sank as she fussed around, typing away and checking her computer. But she didn't ask for the source. and stamped the papers.

That's different though. Then you're going below 400k. Breaking the rules. But what if you dip into the 800K, let's say you take out 300k three months after te renewal, and put it back two months before you the next renewal. Where did that 300k replacement come from? Dr Jack says they won't ask, and I'm inclined to beleive him since, in my experience he's always been right. But others say Immigration will want to know the source, and that does actually make sense.

That is cool information becasue in English the Kasikorn statement says "Trade Finance" not "FTT". The stement in Thai says "ธุรกรรมต่างประเทศ" which translates "foreign transaction" I renewed last month using 800k method with bank statement from Kasikorn. But it was there for 14 months, never below 800k. I was worried that if this year I go under 800k and have to top off 2 months before renewal, that Immigration would want to know where the top off money came from. I've heard conficting things, abut topping-off. Some say immigration will want to see the top-off money came from outside Thaialnd. Others have said CW Immigration doesn't care, as long as it's 800k two months before renewal and never went bellow 400k, te money could have come form anywhere.

Thanks Upnotover. What about if 3 months after the renewal I take out 400K, and 6 months later, three months beofre the next renewal I top it off with 400k. Are they goint to ask where that 400K came from?

Related question: When I renew my Non O "retiremnt" visa next week at CW, I intend to show a deposit of 810,000 THB that I’ve had in a fixed deposit, in Kasikorn bank for over a year, since May 2024. Is the immigration department going to ask me the source of those funds? Last renewal I used the Income affidavit, but that’s not an option anymore.

Kh. Moh Jack, yes, great minds think alike. Always have a plan B. This time I was planning on using the embassy affidavit even though I’ve had the 800k deposit for 14 months. The sudden change by the embassy policy means I go to plan B. Yes, as you suggest, for next year I’ll do the monthly but also try to comply with the 800/400/800 system. If I dip in too much, or too long, I’ll still have the combo method as backup. And we all have plan C - getting an agency to do it for 15K. Cheers

I’ve been using the embassy letter for years, but no more.😞 I’ve also had the 800K in the bank since May 15 2024, so this extension I’ll change to the bank deposit method. (That deposit has been in the bank since two months before the last extension, but I did not use that method back then, so now it’s been there for 14 months, I hope that works.) Question for the smart folks here: Please tell me if I’m wrong. I will file for another Non 0 extension around July 15th 2025. Visa expires Aug 4th. (CW) This time I’ll use the deposit, not the Embassy letter. If I extend on July 15th 2025, after Oct 16th I can withdraw 400K, (3 months after renewal, right?). But… for July 15th 2026 extension, I want to switch to >Combo method.< When should I start sending the monthly 35,000? Is starting July 1st 2025 ok? Then in July 15th 2026 I’ll have one year of 35k/month plus 400k in the bank for over 2 years. OK mai?

Thai immigration online 90 day reporting system (2025)
The online 90 day instructions on the Immigration website are plain wrong. “Aliens can report their residence before 15 days or after 7 days “ <- mai chai To file online, you’d better get the application in the window between 15 and 7 days before due date. (Maybe the 7 days after due date applies to in-person filing, but not online.) In January this year I filed online with 3 days left before expiry, and the application was rejected. I had to go to CW and waste the better part of a day. As for travelling, my experience has always been that if you leave before 90 days, you don’t need to file anything. When you come back in, the clock starts ticking and you’ll need to file for an extension. If you do it online, it’s the window of 15-7 days before expiry.

Thanks Dr Jack. At some point during Covid they sent me from CW to that Popular Rd. Office to do the 90 days. I guess that was spreading out the crowd. Now they're back at CW. I shall follow your instructions. Thanks again. 🙂

Another thing is this new threat of possible income taxation on foreigners, or at least having to file paperwork to avoid the taxation. If you’re advertising that you’re bringing in 100k or whatever every month, that leaves a paper trail. 800k deposit or Embassy affidavit avoids monthly transfers.
