you could though point out that I WAS correct  Non O = out of country and Non O-A tay within and report. No need to discuss this anymore...

You were not entirely correct. Of course you have to leave the country when the visa expires. That's why it's called a 90 days Non-immigrant O Visa and it's a single entry. The reason for applying for it at home is the simplicity to extend it 1 year after 60 days at the local immigration office. The problem will always be to open a Thai bank account in time for the extension.

when will you guys understand its NOT about right/wrong  legal/illegal  terrorists blah blah blah..

these guys only are interested in the tea money officially or otherwise......  you are just a cockroach unless you pay tea money... GET IT?

Maybe they pick you for the tea money because you don't have a clue how to follow the (sometimes annoying) rules and regulations in a foreign country. The question is, why are you here?

From mid to end of 2017, Jomtien Immigration was enforcing the TM.30 filing within 24 hours if you traveled outside of Thailand per the Pattaya City Expat Club (PCEC) Thai Immigration Updates based on reports they received at that time.  In early 2018, the updates noted many inconsistent reports, some required to report within 24 hours regardless whereas others were being told it was not required if the travel was for a short period of time (with the time frames being inconsistent and apparently depending on the Immigration Officer the person reporting talked to at that time).  In April 2018, the PCEC updates noted a change and that reports received in March and April were consistent in reporting that Jomtien Immigration was not requiring retirees (source of their reports, so not known if it also applied to other long stay extensions) to file a TM.30 no matter how long outside of Thailand, so long as they were returning the their previously reported address.  This remained consistent until about 3 weeks ago when the PCEC updates noted that Jomtien Immigration was now enforcing the filing of the TM.30, but allowing up to 3 days to file it instead of within 24 hours of return. Desk 10 handles the TM.30 reporting.

As to checking if a TM.30 has been filed when applying for Immigration Services at Jomtien, it appears that it is not consistently checked for retirement extensions (Desk ???? and not at all when doing 90 day reports. However, if getting a 30 day extension by those entering on Visa Exempt or Tourist Visa, it is usually checked.  Obtaining a residence certificate apparently is similar to getting a retirement extension, maybe checked and maybe not.

I think if asking for a TM30 when applying for the Certificate of Residence, I wouldn't be surprised. The reason for the certificate is to prove where you're staying officially. The "inconsistencies" at Jomtien Immigration depends on who you ask,and that's the problem. The info PCEC sometimes get comes from reports from people visiting the office, and they ask anyone, sometimes the girl behind the front desk or the IO behind the front desk. Next person asks one of the woman at desk 10. I have never heard the female IO in charge at desk 10 change the requirements or the IO who went on radio earlier this year. The change from 24 hours reporting to 3 days when coming back from abroad is very recent and not in my eyes an inconsistency, it's a positive change that makes it easier for us. When complaining about Jomtien Immigration, then people don't have a clue about other offices like for example CW in BKK.

My review did NOT use foul language and was not "aggressive" (whatever that's supposed to mean).

I bought a coffee grinder that had settings for multiple grind levels (from course, to use in a French press, medium for drip/filter coffee makers, and fine for Turkish coffee and espresso machines). I bought it because I have a small espresso machine and wanted (nee needed) to have fine ground coffee, but wanted the option for course grounds for the occasional use of my French press. The finest setting on this grinder was barely adequate for a drip/filter machine. My review was pretty much as I've stated above and I believe I gave it a two-star (out of five) rating because of those shortcomings. (Note that it would have been fine as a general grinder, but it was/is supposed to be a coffee-specific, burr-grinder with multiple grind settings as I've described above, so I didn't have unrealistic expectations, hence I did not give a negative review based on something the item was not supposed to do or advertise as being able to do.)

I bought a new phone charger and ordered 2 usb cables at the same time. The charger was ok,but the usb cables were only ok for data but useless for charging. I wrote that in the review and at the same time asked for a refund. The review was accepted (it's still there) and I got my refund 3-4 days after returning the cables. I have returned a couple of orders and given 2 or 3 negative reviews, and they were accepted. When buying from LazMall there are in my opinion never any problems.

"The Non O-A visa is only available from the US"   This should state "in the case of Americans. I am Australian and got mine in Australia which is the only place an Australian can get it.   Not wishing to be pedantic, but if not explained correctly it can cause some confusion if read by a 'newbie'

It should be:An O-A Long Stay Visa can only be obtained in the country where the applicant is a citizen = the home country. In your case only in Canberra.

It can be extreme sometimes. There was a Belgian guy sitting everyday in the bar of his Thai wife, speaking to fellow Belgian customers. He got in trouble, he was told he was a kind of his wife's bar public relation, and was entertaining customers, and therefore needed a w.p..

That's bs. As long as he doesn't do anything in the bar,he can sit there 24/7. Especially when the bar belongs to his wife.

OK, I'm still confused about this.

My specific situation is of a condo owner (foreigner not company) that lives in my condo that has NEVER filed a TM30 and up till now never a problem with that.

I went to Jomtien and got very confusing conflicting info so I'm still not sure if it's in my interest to enter the system or not before my next extension.

But I understand that the online thing is working better, so here are my questions.

For the online thing, would it best to download the app on my mobile? I've got android.

So for an owner living in their own condo what are the minimum required DOCUMENTS they need scanned?

My info from the office was that to do in person they would accept only a blue book and no need for a chanote or sales contract.

Is that the same for the application registration?

Where is there a list of the required documents for online registration?

As the owner you have the chanote, right? That together with the info-page in your passport should do it. You need those downloaded to your phone if you're using the TM30 app. There are several choices of type of applicant,in my case I choosed possessor because I rent my condo and the contract is in my name. For every choice there will be a list of required uploaded documents. Only fill in the fields with an *

    Nothing else, that's important.

There are no receipt to print out,so make a screenshot of the last page, and then print it out.

One more thing, if you did your last 1 year extension at Jomtien Immigration without any problem, then I don't think you will have any problem this time. But who knows?

    Misunderstanding.

They simple call themselves "TT Exchange" and do cash exchange of course.

But congrats, you are probably the first to find the potential mislead

My bad. But I never change cash. In my opinion it's totally crazy to bring cash to Thailand, especially GBP. You never know when BJ opens his mouth, then it will drop again. But I can't see any exchange booth beat Superrich at the moment. 38,4 baht for the pound (£50) today.

    YES

No,your wrong. Jomtien Immigration hasn't done any major changes since late 2017 when every immigration office were ordered to enforce the TM30 reporting. Since then they officially require a TM30 to be submitted when coming back from abroad, but not when coming back from another province. About a week ago they changed the timeframe from within 24 hours to 3 days when coming back from abroad. Thats in our favour, so I don't understand what you and other whiners are complaining about. Jomtien Immigration shows more leniency than most offices in Thailand.

I bought on Lazada some paper strips to check the ketones in the body, peeing on it makes the colour to change. But it was not working at all, nothing!

The colour did not change a little bit, I make a revue with polite words to say now I will have to throw the box, so I had lost one thousand Bahts, no other comments of any sort. It was not subjective, like I don't like this product. It has nothing to do with anysort of "defamation" , but my review was suppressed.

I have given negative reviews without being nasty and they have been accepted, and no problem with the refunds.

I find it really stupid/annonying that as soon as delivery is taken, you get an email asking you to review something, before you even unpack the item.Yes, it's probably best to try something, return it and then give your opinion.

The best quality items (even cheap stuff) in my opinion you'll find in LazMall. They always guarantee the items are 100% authentic, fast deliveries and up to 15 days easy return.

Absolutely not true. Several times I have said something is rubbish and claimed, and got, my money back. Sent something back with Kerry last week, printed out the return form, scanned it at Kerry, and the refund was in my account before I left that office, 30 seconds.

I have returned several items from Lazada and never ever had a problem. Free returns through 7/11 and Thai Post, and refunded quite fast. But when people starts with really bad reviews and then starts the refund process, I do understand if they get a bit angry.

  13. 2 hours ago, Hank Gunn said:

Good you got refunded and from everything that I’ve read about Lazada, they’re pretty good about refunds. However, this topic is about online reviews.

I’ve generally been pretty happy with most things I’ve bought on Lazada, but one item I purchased was of fairly poor quality. I wrote a critical review with specifics as to the product’s shortcomings and within about a week it was gone. You might want to go back and check some of those negative reviews you left.

I don't believe that Lazada would remove a negative review unless it was very aggressive or in a foul language.

I would suggest changing just enough to get by at Suvarnabhumi, get to Pattaya and change whatever else you need,  In Pattaya, TT usually gives the best rate.

    As said above, avoid banks!

We are talking about cash, right? Then there are never the TT rate. That's the rate when transferring money bank to bank or ATM withdrawal.

The electricity bill for a shopping mall is up in the hundred thousands of baht per month.

There are 10 customers in the mall after 8.00pm so obviously it doesn't make sense to leave them running .

But they should leave them on if there are 100+ customers still shopping and if it's hot.

    imo.

Don't forget that the whole idea running a mall is happy customers. No costumers spending money, no mall.

Last I heard they were going to make an APP for the TM30. But if hotels are ignoring it I cannot see how they can enforce it. For sure it is damaging hotel revenue as people can't be arsed to do the TM30 and so choose to stay at home.

In protest, I am also ignoring it and prefer to pay a fine instead.

I am insulted that they treat us like a child who has to ask teacher for permission to go to the bathroom.

If the hotel/guesthouse where you're staying ignores the TM30 report, then what are you complaining about? And the TM30 app is up and running and it actually works.
