  1. My domestic partner paid off mothers and fathers land and built a home in Sisaket city 30 years ago. She asked all the brother and sisters if they wanted to help, none did.  Her dad signed everything over to her after the payoff. Title for land and home in her name and has been for the last 30 years. Her mother at the edging of the older sister ( who didn't want to help pay for it), now wants it back. I told her that it dosen't sound legal, but this Thailand- any information. I tried looking up on internet, but not too helpful-

hey all. just want to report to the community that i was able to successfully get my visa extended with the letter from US embassy WITH NAME AND PASSPORT NUMBER on it.

this is my 2nd extension coming in on visa exempt stamp. normally we americans can only extend once for 30 days. this letter helped me get a second extension for 30 days.

i came to cw on monday with a us embassy letter without my name on it and was denied. tuesday got a letter with my name on it and today was able to get the extension

    great news for everyone concerned-

if other users would stop commenting about disease spread, we can more easily keep the information in this forum organized as many of us (including myself) are using this as our only information source to remain in thailand.

i went to chaengwattana personally this morning with letter in hand but was denied a 30 day extension (given 7 days) because the require a letter that has your individual name on it.

from my telephone call subsequent to denial: american citizen services section out of usa embassy is working on protocols to issue individual original letters with names on them since they have received a number of reports of denials with this generic letter

just sent photo of my bio/data sheet to embassy with request for another letter- see what happens

When things have cleared up and you can once again cross the border to the Savannakhet consulate, you could consider applying for that 1-year MultipleEntry Non Imm O - retirement Visa rather than for the 90-day SingleEntry version.  With the 1-year ME you can also apply at the end of any 90-day permission to stay it provides, for the 1-year extension in country.  But the advantage being that in case your extension is refused, you can simply do a border-run to once again get a 90-day permission to stay and are not forced to apply for a new Visa again (as you wold have to do with the 90-day SingleEntry one).

good information. thank you- stay safe

Somewhat off topic, but you state that you have been doing border-runs to Laos to get a 90-day Non Imm O - retirement Visa, this in order in mean-time to build up 12 months of 65K transfers which will enable you to apply for the 1-year extension for your Non Imm O - retirement Visa.

But why did you not apply at the Savannakhet consulate for the 1-year MultipleEntry Non Imm O - retirement Visa?  The application requirements are identical as for the 90-day SingleEntry Non Imm O - retirement Visa, only difference being the fee (5.000 THB for the 1-year ME vs 2.000 THB for the 90-day SE).  With that 1-year MultipleEntry Non-Imm O - retirement Visa there is also no need for keeping money locked up in a thai bank, no need to apply for the 1-year extension, no need for Re-Entry permits and no need for 90-day reports.  Only drawback being that that Visa only provides you with a 90-day permission to stay, after which you need to do a border-run (can be done same day) which will provide you once again with 90-days permission to stay.  Timed right you can get 15 months of stay out of that Visa without any IO-hassle.

don't know why I didn't- ill informed information from sisaket io. still needed 12 months, or 800k I thought

No, the OP's grammar obviously caused some to be confused although I understood his situation.

You then complicated an already confusing post by stating his extension was running out.

The OP has a 90 day permission of stay granted by entry from a Non O Visa. (Not an extension).

yes Tanoshi, your right, sorry for confusing everybody-

Because the ACS office in BKK at least appears to have ceased offering any notorial services appointments whatsoever. I checked their appointments website over the weekend, and NOTHING was listed as available anytime for months....

But I didn't see anything on their website saying that people could request the Embassy letter they needed by email and have it sent back by return email.

OP @john thom, did you get some info from somewhere advising that you could make the letter request via email???

no, just sent email to embassy stating my concern about border runs and closings, and how to extend. They sent me letter

I don't understand what Letter? Does he have a extension based on Retirement? If so why the need for 90 day visa run?

    Totally confusing!!!!????

beachproperty-  After u.s embassy stopped giving letters of income, they wouldn't renew my extension unless I could show 12 months of transfers from my u.s bank to my thai bank. At the time I only had 3 months. Sisaket io refused, stating not enough transfers ( even after I showed them information from Bangkok stating to renew because of new law starting Jan 1 2019, and nobody would have 12 months). They told me to go to Laos, and get 90 day non o imm. so that's what I've been doing till I have 12 months of transfers

  9. I just received a letter from u.s. embassy to give to io. emailed them yesterday and told them  I'm retired here for 4 yrs. Since they stopped giving us letters of income, we have to, either put 800k bhat in bank and only be able to use 400k of it , or the 65k per month, for 1 yr I chose the 65k, I have 4 months to go for my 1 yr of transfers. I'v been going to laos for a 90 day non o imm. have to go in April, but looks like that will be a no. Gave them all this info and received my letter today by email. going to sisaket io today and see what they say-

If it was the same report (form 7162) as we have to do here if using a address for here it would of been mailed in May or June and have to be sent by back within 60 days. Also if not complied with you would not get a payment this month.

Ask him what form number it is.

Joe-  I live here ( Sisaket) , and remember getting that letter. Had to return it to keep receiving my ss if I remember correctly-

I do recognize that Thailand wanted the documentation verification by the Embassies. I also agree that is not the role of the American Embassy to verify retirement income of their citizens required by a foreign government. It is easy enough to verify the American retirees Social Security monthly check (that is only 1/2 of my required 65,000 baht monthly transfer). The remaining balance, however, would require the US Embassy in Thailand to verify income from a multitude of private investments. A time consuming task at best and it does bring into question government investigating sources of private income. While the 65,000 baht monthly transfer of income has caused issues, it is the easiest way (aside from demanding an 800,000 baht bond be posted in a Thai bank) To verify these required funds for support.

Why doesn't u.s embassy make us bring proof of income before they issue letters- They never once asked my for proof. seems like the right thing to do-
