The story doesn't really make sense for the landlord to ask you to leave like this as he would have paid the agent to place you and will have to do so again that combined with any occupancy gap between you leaving and finding a higher paying tenant would probably lead to a similar net income.
Personally I believe the agent may be untrustworthy as they placed you paid for by the landlord and may be benefitting from you leaving through more income either from reletting or you offering to pay more to the landlord, which they may be supporting but telling you another story. Maybe the owner thinks you want to leave and that why the unit is on facebook.
While I agree with other comments that in these circumstances better to leave I suggest you say you will leave but want to talk with owner direct on the details of why!! Be careful as your deposit may be at risk in this process so if you agree to leave get in writing you pay no more rent and your deposit will off set the rent. Also ask for compensation as you have a cost to move. You may not get it but worth asking.

Never had a problem with Thai airways always but they have become expensive. if Eva or BA are flying direct they would normally be 25% cheaper for same service levels. I could normally fly on Eva or BA premium economy for he same process as Thai economy class. Things may change after covid.

For example last year I got COVID -19 including $100k for 12 months 11kTHB deductible 1st 300kTHB, it was pretty much useless but it got me into the country
You are spot on he is not getting insurance to make a claim he is getting it to comply with the process.

Also Thai companies will cover to 100K, Ubonjoe shared this link with me some weeks ago and its what my friend will use. You can book your requirement based on length of stay. I would always choose Thai company as its easier for the immigration and embassy people to know who they are and ask less questions making the process easier. Just my opinion.

He would only need 60 days if coverage if entering on a tourist visa.
When updated this site will have the 50k baht coverage up to 100 years old.

He will enter as a tourist getting available tourist insurance. Looking for any Thai companies that may offer the health element at the required level of 50K. I appreciate its not fully approved yet just thinking ahead. If no one offers it that means not tourist over 70 to Thailand as that's normally the cutoff for insurance. He will never claim its purely just to comply with the proposed requirements.
Later he will use an agent to get his extension of stay based on retirement.

A friend on mine whos in hos 80's needs help in identifying a company that would agree the required 50K health insurance coverage requested as an entry requirement in Thailand. The intention is to enter on a tourist visa then switch to extension based on retirement, which is what was in place but has now expired.

What was the process of handing the condo back? there would normally have been a check on leaving day by both parties so this type of issue cant happen.

Originally when they planned the Phuket sandbox they were discussing transit at Bangkok but this never happened only direct flights were allowed. Now with Koh Samui opening they are allowing transit at Bangkok Suvarnibhumi airport for arrivals as there no direct flights. My current KLM flight from Europe in Sept does not include a transit at Bangkok but would i be able to book a local flight as an add on and transfer now or must it be a continual booking. I would rather pay for Koh Samui or Phuket holiday rather than quarantine.
Hopefully closer to the time they may be opening up and i can go straight to my condo in Bangkok or Pattaya.

They confirmations always go to spam folder in my case.
I have used this online queue system for my 90 day reports since December last year at MTT. It works great and its organized. I had my 8.30am appointment this morning and was done and out by 8.35am. Only about 6 of the 50 attendees this morning arriving between 8-8.30am were using the online queue everyone else was a walk in.

Does anyone know if you can arrive on an international flight at Suvarnibhumi airport and then transit onto a different airline?
This would require entering Thailand via customs in Bangkok and then checking in again at domestic for an onwards flight to Phuket so i would enter via sandbox rather than Bangkok quarantine.

Im sure if you previously booked an appointment it will be ok, the hold on renewals and appointments started 16th April according to the sheet she gave me but they never told anyone that it had changed so people just keep turning up.

Hi there, warning to anyone going to DLT Chatuchak for Thai license renewal don't bother. I went along this morning they have a full area set up for foreigners to check all our documents, which they did and were correct but sent every foreigner away and said that we have to contact their call centre 1584 or check their website at DLT.go.th.
Anyway in short got through to the call centre and they have said they are not accepting any foreigners license applications until further notice and according to the announcement we were given at DLT this morning it say you can drive on expired license to that expires between 10th April and 30th June 2021 but the call centre said you can drive on expired license for 1 year. No information on the website.
A complete waste of time going to British embassy for a residence affirmation and to get a medical certificate if only they could just communicate their process to foreign residents.
And what the point of checking our documents and then stating we cannot apply.
Perhaps its just an issue for Bangkok or dark red zone.

Siam motor world. It is an expat run car dealership in Bangkok but they also have services that will check a car for you that you plan to buy to see if its a quality car or a rip off or they can do a finding service idk you tell them what you want. They seem to have a good reputation amongst expats, used them to advertise the sale of my car some years ago although i ended up selling it privately in the end and a friend sold two car through them.
You could checkout their website they normally have car for sale in there.

You could also consider reducing their rent now until they open to help them while they have no income but get a confirmed opening date and tell them this is a deferral and this reduction will be added back in year 2 and 3 of trading but if they leave they must pay back the reduction . But if they stay you may the full term you would consider to write off the short term rental reduction as you had 3 years. My experience managing large commercial retail building if they cant make it work before opening it will never work and they will leave early leaving you with rent arrears, re-instatement costs, and utilities unpaid that the deposit wont cover.

You gave them two months rent free but actually in commercial buildings IE retail and restaurants etc you always get 1-2 months rent free to do your fit-out its normal practice but most companies would speed up opening and use rent free period to make profit but they are still preparing themselves. If they rented in Jan then in tourist areas rental are 30-50% lower than normal so they would have got the reduction in normal market rent based on covid impact but if you are in a province that hasn't seen impact then there is no reason to give a reduction.
I suggest before you give e reduction you need to ask 1. Is your rental fee at a fair market level? 2. Is there any impact to their proposed trade from covid that was not apparent in Jan when they signed the lease? 3. Are they behind in preparing the opening so expect you to cover the shortfall in their income while they finish there fit-out and open? In this case i would not give a reduction. 4. Did they get their feasibility assumptions on construction cost wrong and spent too much and again want you to support their mistake? Again in this case I would not give a reduction.
In any case you should be concerned that its taken them 3 months to prepare their site and they are still not ready to open for business and have wasted their two months rent free and if they can't pay the rent now what reduction would they require for them to have feasible business. There is a risk you give them a reduction and they still can't make their business work and they may leave anyway.

What kind of service do you want for 5-7K? you cant get a parking space for that in most countries. Thailand is not as cheap as it used to be even during covid. Most owners would rather leave the place empty after they pay agents fee and common fee with their investment its not work the hassle renting at this low end market.
