Thais don't care about what's morally correct. If tables were turned OP wife would kiss deposit goodbye!

Leave nationality alone mate, it seems people in this forum are obsessed with criticizing Thais!

Yes, if tables were turned OP wife would kiss deposit goodbye! But not only in Thailand, anywhere else in the world for that matter!

Still, it doesn't hurt to do good from time to time, specially when you don't have much to lose. And who knows, perhaps in the future you run across someone who is equally good as you were! ????

  2. Nope, it is a myth. Just like the one which goes by "Not speaking Thai automatically exempts you from conscription"....

The only thing which dual citizens can't do, is becoming officers in the Thai Army later on. But it doesn't exempt them from anything else regarding military service, except the impossibility of becoming officers.

Dual citizens are not exempt from Army conscription, unless they meet any of the legitimate exemptions, which go as follows:

    1. University students

    2.Volunteering after graduation from university.

    3. Being conscripted overseas.

    4. In case the dual national moves to Thailand only after he is 30 years old.

However, keep in mind that immigration and the army don't talk to each other, or at least they do not anymore since the 90s. So if your kids happened to be overseas and then returned to Thailand without having fulfilled his conscription duty he wouldn't be arrested on arrival or anything like that!

  3. PERSONAL ADVICE:

Morally I would give it back, sometimes sh*t happens in life plus the fact he signed a contract and paid a 10% deposit, clearly shows he wasn't playing around. But again, sometimes unexpected things happen in life. You could perhaps negotiate with him some sort of compensation for those 3 lost months in which you couldn't sell your property. 10% of the value of the house seems rather excessive for just 3 months (in which as the lawyer said, you didn't lose much).

Now again, not returning the deposit is exactly what he signed and agreed upon at the time, but IMO sometimes being understanding and working towards a solution which makes both parties happy is way nicer in the end.

    IMPARTIAL ADVICE:

In Western countries you would be just fine not giving it back as it is what he signed and should be upheld. In Thailand... as your lawyer suggested a judge might order it back. I've witnessed several (work disputes related) court cases in Thailand and found out that judges tend to enforce what they think is right, even if this conflicts with what an employee had signed on the labor contract!

What will happen if you don't give it back and the buyer takes it to court, nobody can guarantee! Perhaps the judge honors the contract, perhaps he disregards the contract! Both possibilities exist!

CCTV footage was shared with police.

At condo, She was called and confronted for the theft. She do not accept stealing item. While CCTV says otherwise. In CCTV one can clearly see her taking parcel away.

So this is clear case of stealing not mistake.

In this case the police should summon both you and the lady in question for “drinking tea” at the police station with them. (AKA negotiating). And from the result of that negotiation you should decide what further action to take.

I am almost sure the police will treat it first as some sort of civil dispute and will try to mediate between you two themselves. Which may be enough to scare the lady into giving it back as if you were up to taking this case to court she could very easily end up in jail! (Of course you would have to spend perhaps 2000x the value of the item to take all of this to court, hire a lawyer, etc etc... but it’s also a possibility)

  5. Did you provide the CCTV footage to the police?

According to the Criminal Code of Thailand "whoever dishonestly takes away any thing that belongs to another person shall be imprisoned for three years and shall pay a fine of 6,000 Baht".

However unless the content of the package was of substantial value, I would be surprised if anything actually did happen. The correct course of action, IMO, would be either you or juristic called the lady and asked her to return it! I've had two people take my parcels by mistake in the past, one of them realized and brought it back to my door, another hadn't even opened it yet when the security guard(after asking condo's juristic to review CCTV) told them about it! I am completely sure on both cases it was a mistake and they wholeheartedly apologized!

I already have the domain name and all that including the website which has turned profitable. I run it myself though with the assistance of Thai family that assist it me with it e.g. translating.  But my Thai family also do not want it registered using their home address as they too use their addresses for various businesses.

Anywhere I could find co-working office space for rent in Bangkok?

Is a lawyer even required as it won't be registered in my name but in a Thai's. I have no intention to pump 2 million Baht into the Thai economy just to have a website.

One of the main issues is that some of my Thai clients have started asking for invoices.

    Thanks.

I can not recommend any particular company which offers such services, as it would probably be against this forum's rules. However, simply Google "Virtual Office for rent Bangkok" and you will see there are many, with prices around the 1000 THB / month even cheaper!!!

Registering a company for a Thai is rather straightforward, have your Thai family member reserver the company name, have him fill a memorandum of association at the local DBD (Department of Business Development, Ministry of Commerce), pay the company registration fees, register the company for tax, and finally open a bank account.

If you wanted to save some time you could pay a lawyer or some sort of agent to prepare the paperwork and aid you through the process, though it's not really needed and I am sure that your Thai family member can do this all by himself. It's not that hard after all, and not particularly different to other countries.

    Good luck!

  7. Your question is very vague. What is the meaning of "registering a website in a Thai's name"?

Do you mean the domain registration data? Domain WHOIS? The server on which the website is hosted?

Or, on the other hand you just want to register a Thai company which will be the operator of said website? If so, you will have to get that Thai family of yours to establish a company in Thailand, apply a bank account, and update your website with all those information accordingly. Regarding the registered address for your new company, if your landlord really doesn't allow, you could find a co-working space which "rents" you an address which you can use to register the company and they even will scan or forward the mail which your company receives, not that expensive!

None of iPhone 12 model support 5G dual standby as for now. You need an update software in the future. This is known problem for Qualcomm X55 modem.

Not at all, buddy. The Chinese version which has physical Dual-SIM capability is working just fine with 5G on Dual-SIM mode. I’ve even tried it myself.

if it didn’t support 5G on Dual-SIM from release date. Simply nobody would buy the iPhone 12 in China, where having two SIMs is the norm and a must for almost everyone!

Does iPhone 12 (China model) support 5G in dual SIM mode? iPhone 12 (Thai model) fall back to 4G if two SIMs are active. To get 5G, need to remove one of the SIM.

The Chinese model supports 5G on one card while using physical Dual SIM.

But I heard the Thai version does not have physical Dual-SIM? Just eSim. Is this right?

Chinese are farang in Thailand. If you are not Thai you are a foreigner, simple fact so stop being a <deleted>.

Well, Thais don't call Chinese farang. Even when they are still foreigners just like a westerner. But that wasn't my point.

My point is that aside from the numbers on Chinese tourists and all of that bs, many times westerners don't really realize how many Chinese are there around simply because they can't tell them apart from Thais. As someone myself who can speak Chinese, often times specially pre-covid era, walking along certain roads in Bangkok I would wonder myself if I was in Thailand or in China because of how few Thai I would hear compared to Chinese!

Bringing in the notoriously stingy Chinese against focusing on Westerners who actually like to spend money and spend more per-person than the Chinese probably ever will...that doesn't make much sense to me. The Chinese have the advantage in pure numbers and that's about it.

The problem with farang judging Chinese tourism in Thailand is that unless that farang has some understanding of Thai or Chinese language,... We can't differentiate between Thais and Chinese ????. And even then not always do you hear them speak, differentiating by looks is more often than not quite challenging, if not completely impossible .

I believe we are a collective of atoms roaming an organic spaceship that is just floating around the sun.

I think that what most people fear is not death itself and neither process of dying. But rather missing the great things that life brings, and most likely the bad ones too. Essentially not being you anymore and becoming once again the "nonexistence" that you once were before you "came to life".  At least for the majority of Western people...

As OP mentions, I've also observed that Asians (both Thai and Chinese), seem to think of death - at least "natural death" - as something which is bound to happen, and they just ignore it, without letting that fact bother them at all.

Anyway, try to make the most of every single moment of life. What we all can agree is that life is too short! Make the most out of it and don't let the fear of death overwhelm you! (But beware of reckless things which may bring you closer to it ????)

  13. Gonna be moving next month to a new place so that we can be closer to miss' offices. We have had an eye for a while on the Supalai Wellington community. The condos are big enough (50m2 more or less), for a relatively nice price, the community appears to have new and modern facilities(gym, huge pool, etc...) No MTR or BTS nearby, though that is not much of a concern for us.

Does anybody have any experience with this condo? Any reviews? Any tips?

One catch is that the version of the iPhone 12 that is sold in Thailand does not have a mmWave antenna.

The iphones sold here support only these bands:

    n1 (2100 MHz)

    n2 (1900 MHz)

    n3 (1800 MHz)

    n5 (850 MHz)

    n7 (2600 MHz)

    n8 (900 MHz)

    n12 (700 MHz)

    n20 (800 DD)

    n25 (1900 MHz)

    n28 (700 APT)

    n38 (TD 2600)

    n40 (TD 2300)

    n41 (TD 2500)

    n66 (AWS-3)

    n71 (600 MHz)

    n77 (TD 3700)

    n78 (TD 3500)

    n79 (TD 4700)

Well, I didn’t use the Thai version of the iPhone 12. Not even out for sale yet until Friday.

I imported that iPhone 12 from China (mainly because of physical dual SIM). While the bands are almost identical to those of the Thai version. It lacks band n71, not sure if that could affect speeds!

I could get around 200MBps with 4G+ Mate 20 Pro so 5G is not much faster.

200MBps download for 4G+ meh, not too bad! For 5G is rather slow.

But still I agree I have never been able to get over 500 Mbps download speed with 5G in Thailand. While back in Shenzhen with a Mate 30 Pro, around 1Gbps is the norm.

Don't really know what's the deal with 5G here, but it for sure isn't cheap!

I wonder if Thai carriers are following America's AT&T "policy" of labeling 4G+ (aka LTE Advanced) as 5Ge

  16. Last night at around 12:00 AIS pushed a carrier update which finally included support for 5G on the iPhone 12! (Guess they are getting ready for the launch this Friday)

    The speeds... not so impressing!

Edit: Th speeds below were tested at Rama 9 in Bangkok, very near the Central Plaza shopping mall.
