  1. I managed to do my first 90-day non-O retirement visa at Jomtien, in the back office. I had an overkill of paperwork and I tried to explain in thai what I had and the (dragon) lady just rifled through it all and said very abruptly, this is what I want, copied three times and signed, and it will be accepted. Address requirements were minimum 3 month [duplicate] rental contract, ID card of owner, tabien baan of both the apartment and also the address on the ID card. It appeared like it was intended to be as difficult as possible. Now my main question: I am now living in BKK on a 6 month contract and while I would love to move back to somewhere near the sea, I wish to get my 2nd annual visa extension sorted out first, if possible, before moving. The requirements of the ID card of the owner and the tabien baan of both the apartment and ID card address, do limit my choices of accommodation. Would be eternally grateful, if anyone knows whether JW requires similar proof of address documentation, or it's just up to the IO on duty that day? My second question, which I really would like to start a whole new topic on, is which jangwats enforce this proof of address and which do not?
  2. I understood that to be the case, but was asking what options were available that didn't require standing in a long queue, outside in the heat. Jomtien is building an extension to the right hand side so hopefully will help alleviate the process. Red Phoenix kindly sent me his detailed guide of the online process and will try and get it working with my latest passport, which previously failed. One question, as it was my very first in-person 90 day report. Is it normal to not fill in a TM47 form? Hopefully next time will be able to do it all online.
  3. I have just completed my first 90 day report at Jomtien, which the letter seem to only require me to show that the 800k was still in my account. Firstly, they didn't check my original bank book but just accepted the photocopies. Secondly, they never asked me to fill in a TM47 form or ask about my address, so just presumed they used the current one. Thirdly, for the first time ever, I didn't need to sign anything, which was a contrast to having to sign absolutely every page previously. I wish to move, e.g change my address. When the 90 day report queue was empty, I went and asked politely in clear Thai, what I needed to do, but the officer was mosty uninterested, as she watching a female wrestling in skimpy attire video, but her colleague arrived and said I needed to change the piece of paper, detailing my address, clipped into my passport in the (TM28/TM30?) room, to the left. Previously, my rental contracts were all in my long term partner's name and she always did the change of address with zero hassle, either in person or before with the app when it worked. The only time I have been required to do it was when I did my first recent annual extension and had to go through the "we can't find your current address in the computer" until I showed them all the housing documents and signed id copies and then it was ok. Would appreciate any advice on the least painful method to change an alien's address at Jomtien, whilst on a one year extension of stay (retirement).
  4. Thank you for clarifying that for me. Appreciated. I had vaguely heard before that some type of visits to immigartion supersede the 90 day report, but was never sure what they were, as this is the first time I have done the DIY route, so it is still all new to me.
  5. Thank you for the informative update At Jomtien, I didn't have to do a video chat, but an IO, and his friend, visited me on the very next day after my application was successfully submitted. Rang me up and told me they were on their way to me and to wait for them in front of the building. They couldn't find the place, so I explained in Thai how to find it and stood out in the street waving. They took a few photos at the entrance and lobby and filled in another form confirming my address. That was after submitting the original contract plus three copies, signed on every page. Along with the signed tabien baan of and ID card of the owner and the tabien baan of the actualy rental address. Required a 3 month or more rental contract in either my name, or my partners and my name.
  6. Does the 90 days reporting requirement start from when I entered the country on a 30 day non-exempt OR when I converted to a 90 day non-O visa? During the non-O conversation they kept my original rental contract and required an additional three copies, signed on every page, and sent an IO to my address the next day to fill in another different form to confirm my address and take several photos at my residence. I have dual nationality and I have reported using a different nationality with an agent, but this will be the first time I will have reported using this nationality. Will I need to go in person for the first 90 day report? I ask as ever since they started fingerprint scanning, the computer system appears to have an issue with me, at both entry and exit points, and often a supervisor is required to come and help the IO as I have to scan my fingers and take my photo half a dozen, or more, times before they finally get it to complete.
  7. Thank you, as you are the first person to mention the letter from the bank, as I've heard about it, but wasn't sure when it was required. How long does it take for the bangkok Bank to produce the letter verifying the 800k funds? Can I extend my visa exempt for 30 days and then convert to a 90 day Non-O visa based upon retirement?
  8. I have a Bangkok Bank account with the 800k in it, but want to have all my ducks in a row regarding the proof of address, which would be straight forward at chaengwattana, but certainly not at Pattaya and maybe Phuket.
  9. Yes it is certainly surprising that so few people have asked or have any recent experience. The agents I have asked want to charge far more than is being quoted on this thread and offer no reduction for the 800k in the bank.

  11. I am confident that would be the case in Bangkok or any of the changwats which do not have a large number of foreigner retirees. Are there any unwritten rules, which would hinder doing an 1 year extension upcountry and then living somewhere else for most the year? Do you have to have lived inone place for 3 months to then do a one year extension?
  12. It has been noted that using an agent is an option. If you want to discuss pros and cons of using an agent, then please start another topic. All this is new to me and would appreciate it if anyone is kind enough to share exactly what was accepted whilst renting to do a DIY Jomtien retirement conversion and/or annual extension.
  13. Regarding a rental contract, Jomtien appears to be the only place, which requires the landlord's ID and house registration and also a Copy of the household registration that the room you rent. Presume that means you need a signed copy of the Tabean Bann for both the landlord's address on their ID card and also for the property that is on the rental contract. Also presume that the same would be required for renting an apartment, as well as a house or condo. Is there a minimun length of the rental contract? Must it be a 1 year contract or can it be 3 or 6 months? From all the added address requirements, I think it would be a stretch to hope that Jomtien would accept a rental contract in your Thai partner's name along with her ID and signed declaration of living together. It would be greatly appreciated, if anyone who has recent experience could confirm what was accepted.
  14. What is required to convert from an exempt, and presume TR, to a Non-O based on retirement? I appreciate you can use an agent, but would like to know what is required without using an agent. If anyone has manged to acheive this recently at the Jomtien office then would love to know how.
  15. Much appreciated. This is more like what I was expecting from Jomtien, which is why I asked specifically about the address requirement. I will try and find out when I go for the residence certificate, whether it is possible if the contract is in my thai partner's name. However, I am expecting that in my upcoming contract renewal, I will have to change it into my own name and have all the landlord's required documents etc as part of signing the new contract or find somewhere new to live. Are all these landlord household documents required when using an agent, or is it designed to make using agents a lot more appealing?
  16. I'm open to PM of reliable Pattaya agents who can do a Non-O annual extension based on retirement, from a 30 day visa exempt for 13k. Even if I were to use an agent, I'd still prefer to understand the official requirements, which are far from obvious for a first time applicant. On another recent thread, someone asked what the deposit certificate meant in the official requirements, but it went unanswered. "Present passbook and deposit certificate from banks in Thailand." In the official requirements, I cannot find the clause which states the funds need to be in the account for two month before the application. Sure, I've heard about two months rule but would like to know what exactly it applies to. Could anyone just say what is really required? Thanks

  19. Sorry yes it was a visa exempt 30 day stamp. I have just re-entered so was hoping to be able to do an 1 year retirement extension, but need to sort out the address requirements.
  20. Forgot to add that I am living in Pattaya and have heard issues with trying to extend with a visa on arrival, but not sure how valid they are.
  21. Thank you for the replies. I have the Bangkok Bank passbook, with some previous FTT entries, but some of the printing is not lined up very well, but still clear enough. Not sure where I heard about needing a bank confirmation letter, but that is why I'm asking. I opened my bank account, before a residence certificate was required, so could that be an issue? Am going to get a residence certificate. I currently live with my long term partner and the condo rental agreement is in her name with a private landlord in which the payments are simply bank transfers from her bank a/c. Under those circumstances, is it still possible to meet the extension address requirements? All new to me, but feels like that in less friendly office, it would be used to deny the extension. Advice on how best to proceed is appreciated.
  22. I have just arrived back from Vientiane and entered on a visa on arrival but was only given 30 days... For the first time ever, I was taken aside into the office with two immigration officers and they checked through my extensive visa history, but finally let me in but not before the Udon Thani bus had departed. I have a Bangkok Bank account and would like to know what the requirements for the 800k extension are. Are there any conditions about how the money is transferred, except it comes from my home country? I was planning to use (travel)wise.com over a few payments, but would that make more difficult for me? What is the procedure to get the bank letter to satisfy both a non-O visa in Laos and a 1 year extension? Would appreciate any help on the best non-agent way of getting a one year visa retirement extension. I read that some offices won't extend a visa on arrival, so any recent info on that would also really help.
  23. Just back from Vientiane. Flew there and showed my yellow vaccine book at check-in but didn't ask first whether if it was required to fly. On arrival at Vientiane airport there was nothing asked or required regarding any covid vaccines. Off topic, but sadly the very convenient airport bus appears to have died along with covid-19. On return to Thailand, they did ask for the vaccine passort and upon showing it, I got a very nice little sticker placed on my passport.
  24. Sorry, I just read this reply. I was given a vaccine passport for only ONE passport of my choosing which didn't have to match the original passport. I flew to Laos, who apparently still needed a vaccine passport, but the only time I showed anyone was during check-in with airasia and on arrivial in Laos no-one asked for it and I didn't see anyone else with a little yellow book either. I should have waited to see if they asked for it during check-in, but had just presumed it was. On the return back here by land, they did ask for it and put a nice little sticker on my passport.
