  2. I agree, as long as that personal choice is combined with a large helping of common sense, consideration for others and a minimal understanding of the culture here.

  5. I have to wonder if some earlier posters didn’t buy their brain cells from Super Cheap and whether or not they even bought enough! Here we are in Thailand, a close neighbor of which has just lifted covid restrictions on its population and is currently experiencing over 1 million cases per day and an estimated 5,000 deaths per day. Goodness only knows what new unpublished strains have now surfaced in the country that gave us the problem in the first place. Within pretty short timescales, those screaming hoards will be arriving in Thailand for a much needed spot of R & R and some are arguing that masking is not required on buses and that it’s your right not to wear one, anywhere. The mind boggles. I blame poor parenting, the education system, the internet, drugs, global warming, vegan-ism, man buns and elephant pants.
  6. BTW a law issued by government is one thing, a ruling by Ministry of Public Health is something else but is not a law per se. So whilst Anutin may be correct that there is no law, that does not exclude the possibility that a MOPH ruling still remains in place....dunno.
  7. You need two separate wills, one each for the countries in which you have assets. Each will is separate and must state the territory or country the will pertains to and each will must acknowledge and reference the existence of any other wills. If one will is changed or cancelled, be careful to use the correct wording so that only previous wills for that country are cancelled and not all wills. So wording such as, this is the last will and testament of joe and covers all Joes assets in Thailand and specifically excludes any other assets held under an existing UK will....or similar. A Thai will for a foreigner must be written in English, it can be translated into Thai later for use by Probate Court. The logic here is that foreigners cannot be expected to understand and sign a will written in anything other than their native language.

  9. Except not all immune systems are equal. At age 73 my immune system is arguable much weaker than that of a 21 year old. And even though I've been quadruple vaxed and had covid once, my underlying health means that I am at much greater risk of being hospitalised or even dying, as new variants are introduced into the population. So if it's OK with you, I'll keep my mask on, you guys go for herd immunity if you want, I'll pass.

  13. It is a privately owned service, they can make whatever rules they want.
  14. My bank did stop deducting tax as soon as they realized that my tax ID was incorrectly notated on their systems, now, the first 20k is free of deductions but not all banks will do this.
  15. 75k a month is so far removed from average or median rental prices as to be unfunny! Just like Pranburi is so far removed from average Thai property market values and supply and demand. Both are in the top 1% or so, why even talk about those things in the context of increased housing values in Thailand, unless you simply want to announce your wealth, yet again! You know what TR, I think you have to go back onto my ignore list, you're just not ready yet.
  16. OK, Pranburi is a highly desirable area and is very up and coming with the Bangkok crowd, we were there three months ago and it's delightful. But areas like that are very far and few between, just in the same way that the farang mansions dotted around the place are also not typical of the housing stock. Such places will always turn over to new retirees or wealthy Bangkokians but they are anomalies in the greater housing picture. If you are basing your idea of rising house prices generally on those things, you are misguided.
  17. That's not the way it works with marriage extensions. Mine expires 17 December, if I initiate the extension process 30 days before, my application is held "under consideration", until 16 January. No matter what date I begin the process my extension will not be confirmed until 30 days after the expiration date of the previous extension, 16 January. As it was I started the process this year on 10 November but I still don't get my extension stamp until,,,,,,,,,16 January.

BTW mortgage rates have increased and will continue to do so; Consumer Loans are at an all time high; inflation is running over 6% and BOT is steadily increasing lending rates, plus, there's a recession due in the US and Europe that will hurt Thai exports and the Thai economy. I hate to appear unduly negative but I do wonder where this property boom is going to come from!

No viewings at 18.2, one offer at 19.5, he should have told the buyer to sod off and increased it to 22. :)) The rate at which people plan to retire doesn't change from one month or year to the next! I'm sure there are some post covid price adjustments currently but generally speaking property prices outside of the major urban areas are consistently slow and consistent over time. There continues to be an over supply almost everywhere, that's the issue, the supply and demand equation is out of balance. problem and it's getting worse as the population ages and the birth rate shrinks.
  20. Again, a double edged sword. A stronger Baht does indeed make imports cheaper but it also makes exports uncompetitive. You can't look at just the upside.
  21. A perfect example of capital outflows, because the interest rate here is lower than in the US. The best rate ANYONE can get here, be they Thai of foreigner, is under 2%.
  22. Unfortunately the price of oil and gas imports are set on the world stage, not by Thailand. But I'd be surprised to see much change in property prices here, no matter what happens.
