  1. Always pays to do land / proerty purchaes through a trusted lawyer AND with "due diligence" . That way , if anything amiss or subsequent claims arise that have not been advised to you , then you can sue the lawyer ! Might cost a little but for peace of mind worth it.
  2. Pattaya has now descended into an alcohol / drug / knife / theft crime ridden ciry ! It needs Police presence on the streets with ability to carry out "stop and search" and with tasers . Many of the bars/clubs are complicit in fueling alcohol related crime as they simply carry on ploughing patrons with booze for the money it generates never mind the consequences when it spills onto the streets . mmmm Quality tourists ??? Family friendly City ?? Whats more it's a traffic and parking nightmare !

Interesting Statement as to " how Wise will operate in Thailand and specifically for Thai Residents " I wonder how that will work and how that will be interpreted not just by Wise but buy the BOT and relevant government departments in a legal sense for " Retirees on 1 year Retirement Visa and extensions " By definition , we are not " Residents" and have no "Resident Status" We may have a "residence" but are not permanent residents of Thailand apart from the Revenue department deeming us " resident for tax purposes if staying over 180 days". Retirees on 1 year Retirement Visa and extentions are , in reality , 1 year tourists and can be kicked out at the drop of a hat and it's why retiring in Thailand is NOT the ideal retirement destination it is portrayed to be !!
  5. so if using the auto gates on retiremernt extension and nothing noted on Passport , presumably it is still recorded with immigration / on the database the date of leaving Thailand until re-entry which manually done at the Immigration entry point. This then automatically records the amount of time spent in Thailand for tax purposes ???? Also re 90 day reporting , if using the auto gates going out , presumably the recording on the database negates any 90 day reporting until after re-entry ???
  6. I agree , since the advent of doing financial transactions on "smartphones" the cybercrime and scams targeting such has exploded leading to huge personal and bank losses . All these billions are used to buy crypto/convert to gold and fund the military operations of the likes of North Korea,Russia, Myanmar and more ! What was wrong with a simple Debit or Credit Card ?

  8. Does anyone know where the guy who did shoe repairs on soi Thep Prasit 17 has moved to ?? When I went to collect my shoes I found his work place there has been demolished along with most other buildings pn that side of the soi .
  9. The new building is a much welcome change. All very polite and much improved from previous , often confusing and ;occasionally agressive nature. That was likely due to the overwhelming pressure of the increasing number of visitors and workload . I agree with the comment about navigating the intersection / island when one has do do a U turn to get back on the inbound section when coming from Map Ta Phut
  10. "Tax Residency" is a bit ambiguous ! Non Resident and more important " non domiciled " is the key to avoiding taxes especially death duties . One has to completey remove everything associated with the UK (apart from government pension) and show meaningful residence abroad which can mean such things belonging to local clubs or organizations ,pay local taxes etc as well financial separation . Only 2 things are certain in this world - death and taxes !! Investments placed in a Trust Fund can be a good idea. Definitely worth investing in qualified advice.

The body / institution requiring the certification will usually advise whom is accepted to certify the document whether it be for ID or address / other .Normally a Notary Public, a lawyer , Jstice of the Peace , Government official etc etc The wording to be on the Certification is is also normally stipulated . Try Thai Euro Law opposite Big C South Pattaya.
  12. Portugal has already priced itself out of the market . I have boat there and keep in a boatyard near Lisbon for past 10 years . I've seen the local property market explode with anything in vicinity of Lisbon for 1 bed in a horrible high rise suburb for min 150,000 euro ! These are flats where immigrants live, hang washing out of there windows on lines (normal) . Every scrap of land is now being built on and locals priced out of the market for luxury developments aimed at rich foreigners . It will all backfire soon . Portugal receives the most in subsidies from the EU yet it is still backward . Chinese superstores and Indian local shops have pushed the once quality Portuguese shops out of business. 30 years ago I was in the process of buying a finca in the south but when I found out the neighbour had right of way over my land ( draconian law) I backed out smartly. I wouldn't want to live there now as it's become overcrowded with immigrants from Angola and other ex Portuguese colonies . It's destroyed the Portuguese culture, way of life and it's doing the same for the rest of Europe .

Much of this Banking crackdown is mainly due to the Banks themselves now being made more responsible for accounts being scammed , losses and of course loans ( bearing in mind the high debt ratio in Thailand of the general Thai public) . Banking and internet scams ( Pishing and now "Quishing" etc) are all forcing more regulatory measures .
  14. Better not to deal with Bangkok Bank Banchang ( I live here ) as I found they don't really know how to deal with foreigners/expats , so much so that I keep my account in Pattaya whom I have been with 15 years and never had any issues .
  15. I would advocate having a "neutral demilitarized" zone everywhere there are disputes over the boundary which may include archaeological sites. These "zones" would be shared equal zones and allow tourists from both sides to visit with upkeep and maintenance shared equally . A joint administration would oversee these zones.
  16. Been there,done that. I had an OA but that required expensive medical insurance and most only offer unnecessary International insurance whereas I was looking for Thailand only. I ditched the OA but still bought medical insurance Thailand only ! with Bangkok Insurance,a reputable company and the premium half of what the International Policy was. Why on earth does one need all those inclusions in International policies ,like reparatriation of body from USA ! when I'm never going there ? If I want to go to Europe I just take out a Schengen policy for the time there ( just done, 100 euro for 2 months ) It is essential for anyone approaching 70 to get Medical Insurance as after 70/75 most policies not available.
  17. China will always take something strategic back in return for any foreign investment ie control of a port or long standing permission to host a military base.. It may look good in the press that China is helping in foreign aid or improving the welfare of poor nations but there is always a "payback" !

  19. Look at the area of coverage ! If you are International Traveller then ok an International Policy is a good idea BUT if you only stay in Thailand or lets say just go to the European Union occasionally , then it pays to look for a "Thailand only policy" as the premiums for International Policies increase substantially for cover in USA/Europe etc and for things you might never need or are not applicable ( ie repatriation of body etc ) Then, if you go to Europe you can just take a Schengen insurance policy for the period there . As always , look for a reputable insurer underwritten by a reputable body and read the small print .
  20. I would first check the colour of the engine oil - if any signs of being milky likely to be head gasket . If you have an auto gearbox like the Toyota Vigo ( big box) then could be seal leak from engine to gearbox ( I had this issue - solution - gearbox out and renew seal )
  21. Absolutely correct . ALL foreigners who spend 180 days or more in Thailand "MUST" obtain a TIN number AND file a tax return . All one has to do is disclose ALL monenies brought into Thailand during the tax year - preferably showing details ie pension with supporting evidence . It will be up to the tax office to decide if any taxes due on " assessible " income/monies received ! Very simple really .
  22. Why are we back to TM6 - thought this has been consigned to the bin ! Surely with the implementation of the ETIAS system with all travellers requiring to complete this before even leaving the place of departure , the authorities have all the necessary information ? More red tape !
  23. Could try 7 Seas , they do professional moves overseas. Not worth bringing in Electronic / Electricals as they attract big taxes . Make sure you get door to door service .

I am also looking for a "Thai only " policy tailored to my specific needs that only includes what I require ( ie hospital stays ) I recently exited Thailand to kill off the OA visa naw have a Non O retirement Most companies offer International Policies which cover medical expenses abroad and repatriation etc etc which is ALL not required and only bumps up premiums . So , I looking for Thai Company that can build a Policy to my specific needs . ( I am 73, in good health and wish to obtain a policy before I reach 75 !! Replies appreciated
  25. I had a problem with tree stumps that had not been properly removed under a house I bought and were sprouting up around the foundations.. I used TORDON as the only recommended way to remove these and penetrate the offending roots/ stump . Essential to follow the instructions . So far seems to have worked !!! I obtained Tordon from either Laxada or Shopee ( forget which )
