While I don't like to see the country being taken apart, sometimes folk at the top need the obvious pointed out to them. Incoming tourists are not going to enjoy standing in line for more than half an hour, while Immigration laboriously scan each page of a passport, taking some minutes per passenger and half the desks are empty.

just as a closure of this thread and maybe you will let this settle for a couple of days. 15y ago when I first moved to Thailand, I enjoyed as so many the nightlife. One day I saw this shy girl sitting far away in the corner, she spoke two words of English. Anyway I started to frequent the bar regularly and we spent some good time together. I found out that she married a Thai guy arranged by her parents. The next day after the marriage she fled back home. The dowry was paid but of course already consumed by the parents. So she needed to pay back 50k. She was told the easiest way was to go to BKK and work in a bar. It was after one month we got involved and today 15 years later we are still together. Not only together but love each other profoundly. Yes at one point in her life she was a hooker. My advice, don't insult people or don't tell others what is right or wrong, don't generalize and don't think all wisdom is solely kept in your hands.

If we get rid of all the girls, tourism will increase! Is that the attitude? Take a walk along Beach Road in Pattaya, the girls usually do no harm (ok, some do but that's the same the world over) and they have no other way to make a living for themselves and their families. Actually it's quite good entertainment to just watch the girls "working" for customers. How many millions of baht is this industry worth to Thailand every year? And how many of these girls (and their families) are now going hungry and/or unable to pay their rent due to lack of tourist customers. Has the General made provision for them? Or does he not care?

What is so astonishing, I watch the Russian tourists stop the fake watch seller, wind him up in a 30 minute bartering session, and then try to send him his way.

Normal returns are 5-8% in a normal market and up to 10% in really good years. Currently, I'd say Pattaya is neither of these...and this if if your an experienced landlord and know what you're doing (don't overpay to begin with, keep up your units, charge competitive rents, and work your butt off keeping your tenants happy). You don't just buy and then magically tenants appear and the money starts to flow in like the tide. These are decent returns on capital in a 1% interest rate environment but you have to work your butt off to get them.

i have assurances from at least 2 agents that if i buy 10 units from them, they will find the tenants and guarantee me a 15% return p.a., with me having no involvement - other than banking my rent cheques each month....."luvery jubberly"....
