But not only is it not understood because usual system here is called a split system (two parts) it is not normal to install as most people prefer separate working systems and this is what is understood as normal. I would not go that route unless it is a space issue and there is no place to mount a second compressor. Do not believe there would be any savings involved (but admit have not checked in many years) and downside both out of service if compressor fails and likely few techs with experience on them.

    Tks - yes space is the major issue, but sounds like I need to re-think.

    I want to install aircon in a downstairs open living area and in the adjoining bedroom. Rather than install 2 separate units, am thinking that a split system (say a 9,000 and a 18,000 btu unit) would be a cheaper/better alternative. Problem is the sales folks in every outlet I've asked seem to have no knowledge as well as no stocks. Appreciate suggestions about where I can go to source splits (I live in Rayong/Klaeng area - and am not much fussed about brands, provided it's well known).

    A farang cannot be in a Blue Book, it is reserved for Thai nationals. He can be in a Yellow Book, which is reserved for foreigners, but it's value in living here is minimal (IMHO). If easy to get in your area he should get it, if difficult, must ask himslef if it is worth it

    Not entirely correct - a falang PR can be included in the Blue Book (I am)

  4. Yes, it's a standard a standard fee regardless of the amount.It varies between banks though. SCB is one of the most expensive - I think Ayudhya only charges about 200B. Also make sure you transfer it in AU$'s (not Thai Baht) - you'll get a better exchange rate.

    Yep - that's my understanding too.

    What about transferring from an Australian AUD account to a Bangkok Bank USD account - is it better to also have the AUD ----> USD conversion done here in Thailand?

    I am turning 59 shortly and figure it's time to put the cue in the rack. I've been working for the same Thai company since early 2004 and was thinking about finishing there at the end of December 2013. Is there any reason/benefit for me to postpone my finish date for 3 months (March 2014), in order to clockup 10 years service (rather than the 9 years 9 months)?

  6. Have a look on the original Thai site here http://www.dpt.go.th/download/PW/house_model/framehome.html choose the 2nd link from the left "แบบบ้าน / แบบแปลน" and have a look at designs 15-26 which are the row homes I didn't include on my site. All are 2 or more storey.

    Tks Crossy - but my plans are far more modest than these mansions (90 sq wah.land, so thinking single story - 3, 4 or max 5 units).

    To get some ideas, we've been looking at some being built around Klaeng. Any thoughts about where I can get some more floor plans etc greaty welcomed.

  7. Once we have the PR, is there any difference when renewing the Work Permit, apart from a few different fields to fill on the renewal form? Like many on this Forum, I got my PR last November, after a long 5-year wait during which I had to renew my WP every 6 months, recently with a compulsory medical check-up every time. I have not renewed my WP since, as it's still good until May 2013. So this will be my first time with PR. As we can now stay in Thailand indefinitely, for how long can we extend the WP? And do we still need that medical check-up?

    I was likewise in the Class of 2008 and also rec'd PR late last year. My office just renewed my Work Permit for another 2 years - and they needed to present (a) medical certificate; (B) Passport; © Work Permit; (d) Residence Book; (e) Police Registration Book..

  8. Does anyone know if you can register the usufruct at the same time as registering the purchase/transfer? Wife is about to buy some land in Khon Kaen and I've gotta fly up to sign the husband declaration at the land office, so I'd like to do the usufruct at the same time in one trip. I think I've read somewhere that it may be better to wait a few months but I can't figure out why it would make any difference.

    Sure can register both at the same time - easily, at least at the Klaeng Land Office in Rayong (where I've done so twice in the past 3 years). Walked out with the Usufructs and appropriate endorsements on the Chanotes. Likewise can't imagine any benefit in waiting
  9. I may be wrong but it appears to be two different palm spp in the photo so what one are you refering to ?

    Could the clumping one be this - Ptychosperma macarthurii .

    Take into account that many palms have different shades of foliage according to the exposure to light so this photo shows a yellow green foliage because it is in the open whereas the clumping palm in the photo is in a much more sheltered position. Even Golden Cane Palms can be a darker green when grown in the shade.

    I'm referring to the 2 slender palms (with the baby just sprouting at the base) - the other is a clumping golden cane. Thanks for the suggestions, armed with those I'll compare again at the weekend against the mystery plant, and report back then.

Have lived and worked in Thailand for nine years (business advisory, not teaching), just received PR - Thai wife and house, residence rights secured by Usufruct.     Just out of curiosity, what type of work permit covers a business adviser. ONE SPONSORED BY MY EMPLOYER Business adviser would seem to infer self employed. INCORRECT AGAIN

I think it is pretty pointless continuing to discuss this as you seem to believe you are the only person that knows what he is talking about, myself Jean and many others do not agree with you on this topic, the only important people in this are the land office officials as they are the subject matter experts on this topic and they too appear to disagree with you. I said way back that we would have to agree to disagree on this subject and I think we should do just that, you can rest assured though that from my point of view I am very happy and sleep a bit easier now it is done....look after yourself Jim and I wish you continued good luck with the trees

    Let me make this simple, did you buy land through a Thai national for your use. If so you have contravened the land code, that's it. Jim

    Let me make this simple for you Jim, Usufructs are not about buying land, you are simply paying an upfront rent for a piece of land for a period of time, which upon your demise or termination of the contract said piece of land will revert to the control of the Thai owner.

    AN USUFRUCT IS NOT SELLING LAND TO A FOREIGNER - IT MERELY ALLOWS THE FOREIGNER USE FOR A DETERMINED TIME, THE OUTRIGHT POSESSION OF THE LAND REMAINS WITH THE THAI NATIONAL DURING YOUR TIME AS A TENNANT AND AFTER YOU ARE GONE.

    It is just a glorified rental contract, completely legal and above board.

    So you are not getting a usufruct, but leasing the land, for which purpose, not to mine, quarry or farm, but to build a house. Not a usufruct, right of habitation, you give money to a Thai national to buy land on your behalf, for your use you commit a crime. Simple and plain. Which parts off the law are you above. Jim

  13. G'day - attached are a couple of photos of my unknown palm (very slender and apparently clumping). Want to plant some more, but forgot where bought it. Have (unsuccessfully) tried some local nurseries who don't know what it is (clearly ain't a golden cane). Can anyone identify it - even better still, advise where I can buy in the Rayong area?

    RUBBISH - the last thing anyone wants is to have to lodge a tax refund claim (which will trigger an audit). I invest in LTF and RMF each year, and my HR Section reduces the tax that would otherwise would have been payable - such that there is no refund/shortfall at the end of the tax year.

    (1) I didn't write "tax refund claim" - I wrote tax return.

    (2) Everyone with a taxable income is required by law to file a tax return every year.

    (3) Of the millions of people who file tax returns each year very few are investigate - "will trigger an audit" is sheer nonsense.

    Not interested in uninformed opinion - I speak from firsthand knowledge, in relation to both tax audits and practical experience in managing my own LTF & RMF investments.

    I don't know what you will have to pay. Did any of the documents you had with your application show that you were married to a Thai?

    Because I got married in January 2008 and applied in December of that year. Since my wife is significantly younger than me, went for the Business Category. Marriage question came up during the interview. Just heard today from my agent that my Application has been approved - will discuss with her tomorrow and let you know what she reckons.

    OK - my agent's advice is:

    * marriage registration must be at least 2 years prior to the date of PR application

    * she reminded me that's why my application was made under the Business Category (leum,,;)

  18. Tks - went to a few of those suggested yesterday. Found the best were:

    * Surapol (cnr Na Klua & Suk) - fenders, marine grease, plugs, lanyard with kill clip, boat hook, bits and pieces. Seemed to have a reasonable range of gear, great english and very helpful

    * Blueseas & ASAP Marine (Ocean Marina): ASAP much bigger shop - got some flares.

    * Navy @ Sattahip: only place I found that had Chart No. 117 (for part of the Laem Mae Phim area)

    You're right about no 'one-stop shop' - still looking for:

    - 2 person ski biscuit (towable inflatable) at a reasonable price - not the 7,300 baht quoted

    - chart plotter, also at a reasonable price (cheapest Hummingbird was around 30K inc Navionics maps

    - spare prop for a 60HP Yamaha, also at a reasonable price (not +3,000 baht) - 2nd hand fine

    Will take up yr kind offer and send a separate post
