  1. The only thing that matters right now -is to find an administrator for your Thai assets. If you fail to achieve this -then your 800000 Baht will stay with the bank. Also -the administrator cannot organize probate without an official death certificate. It is my understanding that this will only be issued to a family member. Pattaya -for example -has no resources to store bodies. In your case the body and your passport will go to Bangkok. Your passport will end up at the American Embassy. a case will be opened So ensure that the contact details of the administrator appears in your passport. if you chose to use a lawyer to create a will -then that person could give you more useful advise. You do not need a lawyer to create a Will Certain wording has to appear on the will i.e 1) This is your last Will and testament 2) Name of beneficiary 3) Name and contact details of the administrator 4) You must have 2 persons to witness your signature. Supporting documents will be useful i.e. Beneficiary -witnesses etc. You can have multiple originals. They have to be identical
  2. I cannot agree with your statement. As you may be aware there are 2 sizes in relation to every apartment. The larger area is the space that the apartment occupies. i call this the developer size The smaller area is detailed on your condominium title deed(CTD) In relation to my apartment -I calculated the area of the corridor wall ,then the balcony wall and finally that area of the columns . I subtracted the sum of theses numbers from the developer size . The answer was the precisely the area as detailed on the CTD. There I concluded that I do not own the balcony wall -the corridor wall -the columns. Why If I do not own them -then I cannot remove them. If my conclusion is correct then the maintenance of the balcony wall plus the railings is the responsibility of the Condominium Juristic Person.
  3. Thanks Useful advice. Someone -back in time -has created a lake on this land. Long and thin. Lake may not accurately describe it. It is however a source of water. The aim of this exercise is to provide a source of income for my wife -when she becomes a widow.
  4. The small side road is not a private road. The farm land can be legally accessed from this road. As stated earlier the land is for farming only. Does not require electricity
  5. It is my understanding that a chanote relates to the ownership of land. That said I do not think that it is relevant to my question..
  6. The land is 100% farm land -and always has been Access vis small side road . No access via main rd. no power -never had buildings on it. It is square shape. I have no idea about category of the deed. My wife intends to farm at some point n the future. As things stand i am the only prospect.. No idea about prior sales in the area
  7. The farm land is 2 Rai. The village is approx. 30 KM Northwest of Korat. It is a farming village-that said it does sport a noodle factory and a resort style hotel.. Of course the Chanote will be in my wife's -if the deal goes ahead. Does anybody know?
  8. Perhaps you could consider putting the condo into company. Yes you will need a FET. That money has to be displayed -but not spent.. Then as your demise becomes closer -you can add her name as MD and remove yours. It also means that she can bequeath the condo at the appropriate time. The replacement of MD names in a company condo is very cheap. A will is still required should you have lots of money to bequeath -unless you give it to her -close to the end With this company way you retain control. If you will the condo -then the Mrs. has to bring in the FET . EDIT Just had a further thought. If you make a will which has the Mrs as sole beneficiary and the administrator. The post probate court will put the condo in the name of the Mrs as administrator- the administrator of your estate The trick is to leave it there- she do not transfer to Mrs as beneficiary. There is no legal demand with reference to time to do the transfer - from Mrs (administrator )to Mrs (beneficiary) When she sells the new foreign buyer provides the FET Another point.-you have have multiple originals-as many as you like. No benefit -that I can see -using the local Amphur
  9. If I were you-I would use an accountant. Your transaction is about commercial law -not criminal law. Accountants specialize in the former. they are also much cheaper.

The path to a retirement visa is 1 )Acquire a 'non immigrant O' visa .Typically obtained from the Thai consulate in one's home country. 2 Obtain retirement visa-a retirement visa is always an extension of the original non immigrant . 800,000 (money from abroad ) Baht must be in your bank for 2 months prior to application I understand that a Non immigrant O visa can be obtained in Thailand -assuming it is the 1st stage of obtaining the retirement visa. You must speak with your local immigration office
  11. You will need a letter from the bank confirming that you indeed do have a bank account. This is a requirement for retirement visa-I am assuming that this is a requirement for spouse visa. You will also need several other things .photos of yourself and spouse etc. I believe plenty of etc.

  13. 3 apartments in the condo building where I live have not paid fees for several years. The condo manager(employed by a management company) states that all 3 have now completed the legal process and are now up for auction via some government agency. Q. Does anybody have a link to this government agency? Everything is taking place in Pattaya
  14. I got this from an official website. Non 'O' seems to me the simple way to solve the OP's problem 2. O VISA CONDITIONS 2.1 O Visa is valid for 90 days from the date of issuance. Travellers must enter Thailand within the said 90-day period. They will be allowed to stay in Thailand for a period of up to 90 days, counting from the date of entry. During the 90-day period of stay, if they wish to leave and re-enter Thailand, they are required to apply for a re-entry permit (single or multiple) before departure. If they leave Thailand without a re-entry permit, the current stay permit shall be considered void. 2.2 Extention of visa is possible. Those qualified may obtain an additional one-year stay permit, counting from the date of entry to Thailand. The extension of stay is at the discretion of the immigration officer. Extension application can be made at the Office of Immigration Bureau. Please visit www.immigration.go.th for more information) 2.3 If the O Visa holder breaches the entry conditions, the stay permit will be revoked and he/she will be prohibited from entering Thailand in the future.

  18. Today I had a quick look at my passport and noticed that the expiry date was 29 march 2023 This means what I stated. I looked at my passport to get the number for a completely different purpose. The 90 note was visible. Earlier I had written the expiry on the 90 day note. If you are doing 90 day reports online why would you consult your passport. To get the passport number -necessary for a further application. Did you happen to apply for an extension renewal during this period. No -as I stated I relied on their reminder system
  19. For the past year or so I have complied with the 90 day system on line. I have been entirely reliant on them reminding me. Today I had a quick look at my passport and noticed that the expiry date was 29 march 2023 My initial reaction was frustration. However I applied again. To my surprise i was granted another expiry date 22 August 2023-No penalty Can anybody explain this ?
  20. The most important thing in relation to organising Will(s) is the full details of the administrator (In Thailand ) or the executor (in the UK and I suspect other countries). For example -if you live and die in Thailand and have assets in the UK -who advises the executor.? Unless that person is alerted -then probate will not occur. That person will also require a death certificate-with an official translation. who -in Thailand is going to organise that? Plus the UK based executor must have sufficient funds to pay for a probate lawyer. Possibly this cost can be paid for from the estate of the deceased.
  21. If you just need your UK bank to accept monthly inflows from your pension providers -then I think it is possible for them to pay into your Wise account. Given that this is possible - you will not need a UK bank account. I am aware that digit nomads receive their payment using this method.
  22. I tried to buy 2 small items from Shopee. However I could not register-so no actual order was placed by me. Last week the items were delivered COD -just 99 Baht. Strange!
