  1. Vieng ping is one of the first if not the first condo built in Cm. It has one big difference from all other condos - it was built using steel beams - not rebar and cement. It will last a long time and will increase in vlaue.

  2. Kuhn Royce is a good lawyer very familiar with condos, he represents several buildings. Send me a PM if you want his contact info.

The seller needs to get a letter signed by the juristic person manager (with Juristic person manager signature and stamp) stating that all monthly fees are paid as of the date of the transfer. Once you have this you are not responsible for any errors on any past due amounts or any interest. Interest is only due if the Building management says it is, they can waive - most waive.

The interest rate is per annum, but the calculation may not be, depending upon when the condo building says the monthly payment is due. SOme condos say the entire yearly amount is due in January, others allow monthly payments throughout the year. Monthyl payments can lead to some complex interest payment calcuations on over due amounts as each month is calcualted seperately.

The important thing is the letter. If you have that at trasnfer, you're home free.

  3. Has Dengue 3 weeks ago. Thought I was going to die for about 3-4 days. Got the chills one night. Next day went to the hospital and they confirmed dengue. Didn't stay in the hospital, just went almost every day for a blood test to look at my white bllot cell count. 6 days after the chills started, white blood cell count dropped a little, 7th day dropped a lot. 8th day came back to normal. Took about 7 days after the 8th day to feel completely normal.

Most important thing is to stay hydrated, especially in the first 4 days when your body doesn't want to eat or drink anything..............

  4. I agree with one of the first comments by the Buddhist monk. In the east children learn to squat from an early age, their leg tendons, leg viens develop slightly differently than western children who never squat. The body can make these adjustments when very young; but once in place or not in place, the effect is permanent. Most westerners have problems with any kind of a lotus position as a consequence. When I was in my 20s, I could do a full lotus, but could only stay that way for 10-15 minutes. I am in my 60s and I can comfortably sit in a half lotus for extended periods of time. But even this takes daily practice over many years. I have met many elderly monks who no longer sit in a full or even a half lotus anymore. Some can no longer even sit on the floor. Although Buddha is shown in a full lotus many times, remember that he did his spiritual austerities when he was young.

The best advice is to sit in a position that leaves the spine free, without weight on it, and learning to breath rthymically, getting control of the breath. Lying down is ok, except most people fall asleep when they lie down and try to meditate........

  5. Go to 3 hospitals. Prices vary widely depending on the surgeon and hospital. Surgeons can fix their own prices. I did not have the endoscope but got it done for 32,000 baht (double hernia) at McCormick (1 night stay). A friend had endscope at Sripath for 52,000, no stay overnight). I went to Sripath and they quoted 100,000 + 2 night stay. He said Ram quaoted him 82,000. They are only milking you for a 2 night stay, trying to get some additional tests done so they can get their friends work. Doctors will negotiate. Treat doctors here like any other Thai vendor.

  6. Friend of mine had a hernia operation there 2 years ago. Went very well. Another friend had cataract surgery there, also very well. I was going to have a hernia operation there last year as well, but the quote from the surgeon made me go price shopping. Whenever getting an operation done, I would strongly urge anyone to get quotes from3 hospitals. Surgeons can set there own prices, not set by the hospital. Many surgeons also work multiple hospitals and will set prices based on the hospital they are in. THe same surgeon can cost 1 amount at one hospital, another price at a different hospital.

  7. Just bought a new Kindle Paperwhite model. Sold my Kindle that I bought last year. Amazon is not shipping the new Paperwhite model outside the US yet, still trying to fulfill US demand. Had it shipped to a friend who carried it over. New model is well worth it.

  8. lanna hospital is the best for this. Besides all the standard list of stuff in the original posting, they do the EKG at rest and on the treadmill. The cardiologist monitors you on the treadmill, not an assistant (as it should be). They also do the sonagram(?) where they look at your heart valves and blood vessels around the heart. Cost about 8,000 baht, but worth it.

  9. They are progressive lenses or trifocals, not bifocals. I got mine at Beautiful Optical near 7 by Sompet market. There is 1 guy in there, about 6 foot tall, glasses, very professional. I've gone to different optical shops around town and had my best experience with him. He used to be at beautiful optical at Airport Plaza, got moved to the other location. I've had bad experiences at other Beautiful optical shops, it all depends on the person.

Tokyo optical, very expensive. Top Chareon opticaal is cheap, cheap, Beautiful optical middle of the road in pricing.

Not sure what you mean by a 'real' eye exam, they all use computerized equipment and the same lenses for testing. I have run across people that don't have good training, but others that are good.

  10. Most honorary consulates require you to be in the country that you are applying for the visa. For EU countries, you can be anywhere in the EU. If you FedEx or DHL to a friend and then have him forward it and they send it back to him, you should have no problem. You will only get in trouble in THailand if you send it from within THailand and have no exit visa that says you were out of the country when you applied. I see little risk.
