    Dear Thai Prime minister elect,

    Congratulations on your landslide win. I'm sure you have lots to do in your new job. May I remind you that it can all amount to nothing if force is used against your country.

    I don't think you need to worry about any other country invading-- but I do hope you have your own employees under control . For example if 1000 gold shirts sat in front of the Thai electricity generator and stopped workers operating it- until you stepped down from your position, would your employees (army) protect the protesters so that they could stay and keep Thailand in the dark with now power? or would they (army) follow your orders an allow power to be restored to Thailand? (please correct me if I'm wrong-- is the Thai army not the servant of the Thai Government)

    Not if Thaksin resumes control it isn't!!!!

  4. Yes right.. Credibility of the police and legal system is important to the Thai economy.

    Case in example: Carrefour said they were selling outlets in Thailand Singapore and Malaysia.As it turned out -that was to soften the blow that they were only selling Thailand outlets. That's the worlds second biggest retaler giving it the thumbs down???

    On the positive side-- the Thais in general have a friendly and gracious nature (compared to some nationalities) with tourists--this is what will always pull them through

  5. Ok, The UN court awarded the temple and land its on to Cambodia. So Thailand doesen't want Cambodia to pack up its temple and take it to Phnom Penh....very kind

    So now Thais would need a passport and visa and clear imigration to go in the temple, and Cambodians would need to clear immigration in Thailand to access the temple??

    Legal thinking Thai style.

    I was unaware a legal ruling had a time limit, or in Thai this is this just until it suits me?

    And a legal representation does not have to be bitter, merely a request for clarification.

    The 1962 judgement ruled on the temple. It specifically didn't rule on the land around it. The Thai's have abided by that ruling (on the temple) and are negotiating terms on the still disputed land. It appears that the Cambodians are spending a lot of time on the disputed land, and even have troops IN the temple, which is against the 2000 MOU signed between Cambodia and Thailand.

  7. The lot of them should take up sports, and leave the game playing on the sports field. In the internet free information age -running a country must be managed by professionals-the days of back room deals and hidden incompetence are over.

    The public are less and less in the dark -and fed spin from only the powers that bee--as is being found in the middle east and with wiki-leaks in the west!!! Every village has internet and people smart enough to use it and spread the word.

  8. Actually My condo unit is in Pattaya-- in a very nice area near the beach. As I said --there are around 50% sold and completed inside--over the five years. That seems 100% better than three other new projects with in a few hundred meters of mine--that have been built nearly as long-- but don't seem to have any residents at all yet!! Maybe the sales rate is better in bangkok--but. there is no way I could live there, because of the air pollution.

    The development is very well maintained and managed. I'm not sure that such a big number of unsold units is unusual in Thailand. Building costs are low- and prices are comparatively

    high-- enough to make it unnecessary to sell all the units.

    1) Date when the building legally became a Condominium Juristic Person I Think around 2005

    The developer still owns I think more than 50%.

    My un educated view is that the developer could say that they need a bigger contribution from co owners so that they dont have to flood the market with cheep units --thus reducing the value of existing co owners units and also reducing the quality of life of existing residents.

    Sorry to say this, but it is already a failed development, with >50% unsold for over 5 years.

    The only thing that insufficient funds leading to poor maintenance can do is to depreciate all units faster. My guess will be that prices of units will fall below the value of their share of land within the next decade.

  10. Thanks to all your your valuable input. Particularly for advice that the 'sinking fund'' can not be used for day to day expenses. I still would like to know if the developer has to contribute equally to a 'sinking fund' (for his unsold units)

    Here are the answers to questions asked

    2) Do you have AGM,s YES anually at the condo. There were two this year as 'there wasn'tenough attending the first meeting to vote'

    3) Is a money in /money out statement produced every month Statement produced annually

    4) Do you have an effective committee.A committee can only be legal if it is registered at the local (to you) Land Office YES all looks very official

    5) Total chargeable meters about 40,000 sq meters

    6) Baht /meter /month presently about 8 Baht per sq meter per month ( proposed increase to 17 Bt owner residents and 5 Bt developer)

    7) Do you pay your monthly /annual bills to a Company Ltd or a Condominium Juristic Person Bills paid annually to Juristic person

    8) In spite of all do you sense that the co -owners in the main are 'Happy Customers' yes very happy, but of course they don't like to be seen to be treated illegally. If the law is clear that developers pay equally, they feel it should stand.The developer still owns I think more than 50%. So owner/residents know their vote can not compete.

  11. Our condo charged 6,000 bht a unit annual fee to date. There are about half unsold units in the complex. I believe under Thai law the developer has to contribute at the same rate for un-slold units.??

    At the last meeting much to the attendees distress, the developer voted a change to the rules to allow him to pay at about a third of the rate that owners will pay. The developer said they opted to do that instead of a 'sinking fund' to make up the shortfall of expenses.

    Their lawyer said the owners were welcome to sue if they disagreed with the change :P

    Any one have experience with this?

    I recently visited Shanghai and saw a system for USD107 that has smoke and motion detectors and doesn't need a landline to dial out. It sends a SMS or voice message to any phone in that event. They also have a video alarm system for USD180 that will send pics on the 3G phone system (when we finally get it in Thai) in the event of intrusion. You can also talk to the intruder and tell them u have their pic and they better go.

  13. Had a fantastic day on Koh larn island but noticed the long boats using old motors spewing black polution into the clear air (people go for the clean water and air).Then had a day in China town and a lot of Tuk tuks spewed just as much black smoke.

    Come on guys thats an extreme example of air pollution. Bad enough the fools that still insist on driving private cars...... but pouring black smoke into every ones lungs??? ...thats so ''yesterday''

  14. I took my ($2000) 4 ply silk Lounge covers to EXPRESS on Nakula road 200 meters on left from the Dolphon Roundabout. I gave them one cover to try first, it came back fine. Then I gave them an IDENTICAL three more, but they came back totally washed out with four holes in each cover!. I was only charged half price though, very nice girls, they thought the holy ones must have got some sun or ''something''

    Seems I can only be sure of one thing- there will be problems :)

  15. What the??? Is this forum dead !?!.... I posted for a meeting of people investing in the SET a year ago now and not a comment yet.

    Anyway the SET trading is now going well for me, and I've hooked up to internet trade on London, American and European exchanges too. If any one wants the first hand info --and how to do,... comment here, or PM,

    Maybe one day we will have our coffee and internet traders meet up session in Pattaya or Bangkok
