You need an International Driver's License of the 1949 convention to be correct. If you have that you only need a health certificate and you will have to do a reaction test plus a test for colour blindness.

You made a few fundamental errors OP. This is how the procedure should have been:
1) Verification that the landlord actually owns the property. This is verified by the landlord showing the title deed in original;
2) If the title is confermed to be in order you agree and sign a lease / hire agreement;
3) If the lease / hire is for a maximum period of three years you just paid the deposit and move in; or
4) If the lease / hire is for a longer period of three years then the lease must be duly registered at the land office. For this either you or your representative ought to accompany the land lord to the land office. Once the lease is duly registered on the rear side of the title deed you pay the deposit, not before. Remember, in proper business one doesn't pay anything for nothing; and
5) You move in.
Also remember being ignorant is never an excuse. Therefore, if one is uncertain it allmost always pays to hire legal advice.

There are a lot of misunderstandings regarding airconditioners and their power consumption. This summer has thus far been extremely humit and that causes the A/Cs to consume much more energy. Hence, it is not so much the temperature itself but the moisture content that has to be transported that sets the power consumption of the units.

No, the extende questioneers are only for those who apply for the first time. However, what is new is a mandatory one hour view of a safety tape and therefore one can no longer just walk in and have the extension done. The office has some predefined slots for that.
I just extended my five year license for a new one.

The signing of the document at the land office that the OP refers to, shall be seen more like a deed or an agreement, whereas splitting the value of the house's assits is defined in a law. A law has always precedence over any other type of agreement.

I didn't think "living cheap" was the ultimate goal for someone who hasn't even reached middle age. What about quality of life such as good health, happiness, harmony etc.? We have but one life and we better take good care of it while it is still possible.

Since you already are in Thailand it is not a new visa but rather recommendations for how to extend your current permission of stay, that you require and basically it seems like you only have two options:
1) If you have 10 million baht to invest than you can seek a one year's extension of stay according to paragraph 2.5.B of the current Police Order; or
2) Enrolling for study under which you can seek a one year's extension of stay according to paragraph 2.9 of the current Police Order.
Someone mentioned health resons under paragraph 2.25 but such an extension is only possible for 90 days. Whether such an extension can be further extended or not, I cannot really say.

Visas to Thailand is administrated by Thai consolates or their Embassy's consulat departments under the Ministry of Foreign Affairs (MOD). Apart from the ministry itself MOD do not have any sub-branches in the country. Hence, all visas must be obtained outside of the country. This applies also to the so-called "visa on arrival" that can be obtained by certain nationalities, as it strictly speaking isn't a visa but a permission to stay in the country.
While in Thailand MOD have nothing to do with the rules under foreigners can stay in Thailand as that is the responsibility of the Immigration Bureau, which is a branch of the Thai police. Therefore, any extention one does in Thailand is not extension of a visa but an extention of the temporary permission to stay in Thailand.
Thus, an extension, which actually is a renewal, of a tourist visa must be done outside of Thailand.

I recently bought the IPTV receiver from Cable Streamer and I am very satisfied with it. The main world cup channels would be the four sports channels from Astro that are included. I have previously had Astro and their sports broadcasts are first class.
From my order I had the receiver within four days despited shipment from China.

Thai divorce law states that all assets of a marriage acquired AFTER the marriage - irrespective of whose money was used for the purchase - should be divided equally between the parties upon divorce.
Yes, that is the general rule, but there are exceptions and the one that comes to mind is if one of the two partners have, and can prove, that he / she has financially contributed considerably more than the other. In such a case a court may rule differently than the general 50 / 50 rule.

With regards to buying a house or a condominium in Thailand please consider the following:
1. Houses is Thailand do not have title deeds, only land and condominiums have.
2. Land cannot be owned by foreigners with the exception of a very few special circumstances.
3. The dwellings can in fact be owned by foreigners by going through the procedure of separating the land from the dwellings, but the advantaged of doing so is rather limited.
4. A condominium can be registered by a foreigner provided the rules are met. The advantage of registering the title in the foreingner's name is a likely higher resale value provided the condo is located in an area where many foreigners live.
5. If land is purchased than habitation rights can be obtained by: a) leasing; usufruct; c) superficies; or d) right of habitation. For a married couple I do recommend a usufruct right valid for life.
6. Many foreigners circumvent the law by registring a limited company and then let the company buy the land. This procedure is unlegal period! Note, because the law enforcement is very slack, doesn't mean an unlegal method becomming legal.
7. Before purchasing any real estate make sure you do a proper due diligence.
8. Finally, as mentioned earlier, anything you purchase in Thailand while being married is legally and equally owned by husband and whife irrespectively of who singned the title deed.
With regards to visa nad extention of stay please note the following:
1. A Non-Immigrant O visa can be obtained from a Thai consolate or embassy provided you a) are married to a Thai; are 50 years old or older; or c) have a child that is a Thai citizen.
2. A Non-Immigrant O-A visa can be obtained if you are 50+ and meet the criterias.
3. In Thailand you cannot extend a visa, but you could extend you temporary permittion to stay.
4. For a one year temporary extension of stay:
a) If married to a Thai, or have a Thai child, you will need a minimum monthly income of 40,000 baht or have had 400,000 baht in a Thai band for a minimum period of two months. *)
If unmarried or without a child, you need a monthly income of minimum 65,000 baht, or have had 800,000 baht in a Thai band for a minimum period of three months, or a combination of income and money in the bank.
*) The "marrige route" is much more complicated than the other and you need also prove that you are permanently living together with your wife / child.

I am a Swede and no longer have any assits back in Sweden, everything is in Thailand. This is what I have planned for when that day comes:
1) I have a will that in detail describes how I want my funeral (My wife's command in English is good)
2) All assits in my name will be hers
3) The land and the house is in her name (I have a usufruct right)
4) The part of my pension that is transferrable will automatically be sent to her, and this for the durarion of her life
5) Over the years I have additionally been building up a fond so my wife will have a decent standard after i have gone.
She works as a nursing sister and makes about 35,000 baht per month so even without me she wouldn't be too bad of.

Forget CTH, it is crap. A much better choise is IPTV from Cable Streamer that offers many very good English speaking channels including 3 Astro Sport HD for World Cup and BPL. For British there are Sky News, BBC World and a couple more BBC channels. For Americans there are NBC, CBS, ABC and, God forbid, Fox. Australia Channel is also included. I just bought it and it is superb. Ordered on a Friday and by Tuesday morning it was up and runnig.

Well, it is true that foreigners cannot own land, with some very special exceptions, and cannot have his name on the title deed, but that doesn't mean you own nothing. As you and your wife are legally married both of you will own half of the property's value as the purchase will be done during the marriage. This property will therefore be regarded as sin somros.

It all depends on the booking class. For instance economy class is not just one booking class but many and with different prices, e.g. booking classes M and B are valid for one year and they can allways be changed without a fee.

The correct answer is that you cannot purchase land in Thailand without a hugh investment in Government bonds and a ministral approval. You may have habitation rights and the most common is by leasing (actually hire) but there are three more options; right of habitation, usufruct and superficies.
Controlling land the company route is illegal.

My wife who is a nurse here in Thailand says that vaccinations in the public health programme are given as follows:
1. BCG (TB) - when new-borne
2. Hepatitis B - when new-borne
3. DTP (Dipteria, Tetanus, Pertussis) - second, forth and sixth months plus 1 1/2 years
4. OPV (Polio) - second, forth and sixth months plus 1 1/2 years
5. MMR (Mump. measie, Rubelia) - ninth month
6. JE (Japanese encephalitis) - 1 1/2 years

Unless you're avid golfers (with plenty of money) or like (British) Bar Quizzes, the social life you described you are looking for here will be tough to find. Social life in Hua Hin revolves around golf and bar stools. I've been here ten years and have no social life whatsoever. I got tired of sitting in bars after the first couple of years and golf became unaffordable and miserable in this heat. In the U.S. I had a very active and varied social life so stay put and enjoy the social life you have if you can.
That very much used to be the case, however, one year ago some Thai business women formed the Hua Hin Women's Club and since then the high-end solical life has taken a turn for the better. This loosly organized club works for the integration of Thais and Westerners living in the Hua Hin area and most of the member ladies are married to Westerners. The ladies are well connected in the local society and arrange own parties as well are participate in parties arranged by others. The parties are usually takin place at any of the major hotels here.
Since my wife joined last October we have been to sex parties, the first was a gala dinner at the Hilton, then we have been twice at the Sheraton, twice at Centara Grand and once at Banyan. I attache a photo from the Hilton gala dinner.
One doesn't need to be a Thai - Western couple to join these events and they have been great fun and also given us new friends.
Also, another group once a month organizes a multi-cultural event every last Thursday of the month, usually at the Hilton and for a moderate fee of 1,000 baht that includes a fine buffet.

I don't think long-distance relations in general are any problem; after all we have many people who serve in the armed forces, are seamens etc. But if you mean a relation with a Thai lady who you met a couple of weeks while being in Thailand on holiday, yes I think there will be some problems. After all because the foundations in the relationship hasn't been build yet and then you have the cultural, and possibly also, language barriers.
