  1. Been in Thailand 12 years and recently came across Koh Kood, never even heard of it before, but it is Thailand's 4th largest island yet only have around 2000 population. Stayed at the Away resort in one of their island tents. Man you have got to try this place.

    I have also been to X2 Kui Buri and that was also superb, isolated, natural surrounded by a fishing village. Really odd to see this resort stuck there, an a boutique 4 - 5 star resort at that.

  2. I wonder if in some odd way this curfew is a form of retaliation toward the Isaan population who in the main would b viewed as Red Shirts. When you think about it in an X-Files type conspiracy way, being all Isaan are poor, and most of the ladies working bar jobs at night come from Isaan, who are the main losers in this curfew? See what i mean?

  3. There are differences in my eyes, however, this test some one posted on here as below, makes us all look like alcoholics, even my mum who is virtually tee total. So is this a real test or scaremongering?

    1 Yes and many at times, it is all a bit wishy washy, yet still i know when i do go out, maybe once every two weeks i drink far too much for one night, a bit of a binger i would say. Yet i am aware i have no control over this, so does that mean i have a serious problem? Not an alcoholic as i dont crave it at all, and do not get affected if i dont go out for longer than two weeks. Yet for certain the drink controls me when i am out. I cannot say enough and stop, i just keep on until bars close. What do i do about that?

  4. Beingin this line of business and having sold many in land and house this is not a common problem that i have found there i have to say. It could be coming in from the seal around the window frame itself, or indeed it could be coming in from above, perhaps the roof itself or the wind is perhaps blowing the rain under the eaves of the roof. Are the windows wood?

    Is this the one you are thinking of buying that has these faults?

  5. Quite right Mobi, the basic ingredients are there. But even if the government did sort out their problems here in the next 6 months or so, the feelings of many would still be one of distrust.

    Like this years introduction of the 0.1% transfer tax, next year the government will need to introduce even bigger and better incentives to attract back foreign investment in property. It has been suggested for many years now that they will extend the term of the lease from 30 years up to perhaps 50 or as much as 90 years. This would be a massive help.

  6. Just to correct the opening post, it was NOT real estate agents who came up with ideas such as partial ownership, it was developers and such like. I realise everyone always jumps on the blame the real estate agents band wagon, but fact is they are never the ones who devise such ideas, that is down to developers and land owners etc.

    The defining moment for the Thai market failures has been first the Tsunami, then the coup, now the global credit problems. So long as the PAD keep <deleted> about being bad losers about the democratic election the market will continue to be bad for a lot longer. Many people i know have been put off investing/holidaying here due to the continued political unrest. Until this country gains some mature standing in the worlds stage it will never be taken seriously.

  7. As a US citizen you will be able to get a 6 month double entry visa (tourist). You will gt 60 days on arrival, and then 30 days extension from immigration after. You then do aborder hop where you will get given another 60 days, and of course then you can do the 30 day extension. So in essence you are getting two lots of 90 days = 6 months. Do you have this type of visa or a single entry 60 day tourist visa?

    If you have only the single entry visa, then it may very well be viewed as a problem that your flight back in not for 6 months.

    Is it pissing it down all the time? Sunshine and showers? Dull grey skies? Or, dare I ask, warm and sunny?

    There are a few showers about last week or two, some very heavy rains at times, such is the tim of year, but as he says above today mainly just overcast but no rain although there was some earlier nar Paklok area.

    A friend of mine would like to sell their apartment which is located in Promthep Cape. I was thinking about getting a loan in Australia (my home country) and using it as a holiday apartment and renting it out through out the year through the company that managers the properties but the banks tell me unless i own proprty in Australia to borrow against then you will be hard pressed to borrow to buy an international property.

    How does it work in Thailand. Could a tourist borrow from a Thai bank for a Thai Property or am i in Fairy land? I am coming to check out the proerty in 6 weeks and speak to a few borrowers.

    If i earn a good wage in Australia and the proterty COULD be positive geared will any banks in Thailand touch a foreigner?

    You will not get Thai bank to lend you the money as you do not work here. You may get an Aus bank to lend you money if you are credit worthy and if the property is what is known as a foreign freehold title. I suggest you ask your bank in Aus if they will loan on a Thai apartment assuming it is freehold.

  10. This whee it does not make any sense to me also. My friend here in Puket has the same visa and he neevr has to do anything except the 90 days report but i have to leave the country. He is just sales, i am a high manager working for a big company, so what gives lop? Is it anything to do with length of time with employer?

  11. Man we are confused here at work. I, like many of you, have a full Non Immigrant B visa, multi entry and a valid work permit issued on 7th April this year. We have been lead to believe i still have to do theborder crossing thing every 90 days and then report to the labour office to renew the wp which expires along side my current 90 days on 9th September.

    Now the odd thing is that all of my close friends here and in BKK who have work permits and same visa, never have to do the border run? So why am i being told i have to? It seems on the face of it i have the identical visa and wp.

    I would appreciate any definate and accurate advice on this, as even immigration seem unsure of the answer. Cheers guys and gals!

    Got a 'B' visa, and its a single entry. I already been outa the country once (got the standard re-entry), but gotta leave agiain. Is it just a matter of getting another re-entry at the airport, or will there be some problem due to me having a single entry B visa???

    Pretty sure you will have to get a new visa as you have already been out once.

Ifyou have 1 year Non Imm B multi entry and for exmple it expires on september 4th, as long as you re-enter the kingdom on or before this date you should get another 90 days then you can renew it in December. If you simply have to renew with a new one year one now, my advice is go to KL. If you have all the correct papers you will whizz thru no worries. I have just been and done this last month.

  14. KL is probably the best chance but some seem to have used Penang. You should have the normal copy of marriage certificate/wife id card/her home register. I would also have note from her asking for the visa to be issued and a passbook to a Thai bank account to prove you have some source of funds.

    I have just recently done yet another Non Imm B renewal in KL and as ever had no worries at all. The guy in the queue near me was with his Thai wife doing his Non imm O, an i did indeed see him the next day collecting his visa, so i assume as long as you take al the right papers etc, you will be A OK sir!

    I am not sure if they are the best but a friend of mine got his done at teh shop on the corner diametrically opposite Tesco Lotus, Phuket Town. It is on the Parade of shops known as the Royal Place or Plaza, can never remember which it is.

  16. I don't know who you are talking to (first post in thread) but a "multi" entry visa refers to a non immigrant type (O or B most likely) and not a tourist visa. A tourist visa is only issued with a specific number of entries allowed.

    A tourist visa provides a stamp for 60 days (for USA passport) and a non immigrant visa a stamp for 90 days.

    A two entry tourist visa would provide a 60 day stay (which could be extended 30 days) and a second 60 day stay (which would be extended 30 days). It would require an exit/return during validity for the second entry.

    I have a question lopburi sir. I am UK citizen, i have work permit since April 7th here in Phuket and a 1 year multi entry non imigrant B. Why do i still only always get 90 days? I am told i have to do he Ranong visa run, yet a friend of mine who also has same visa and work permit gets to stay a whole year, and only has to get to immigration for 90 days report. Is this as he is Belgian and i am UK? Or is there some other reason? Cheers!

  17. My girlfriend will be returning to Thailand after finishing her degree here in the UK. She informs me that she will have to return to work in Thailand for 6 months to stand a chance of being accepted for a mortgage.

    I intend to move out there with her as soon as she is granted a mortgage, my problem is that i'm not sure of the procedure i should follow with regards to me living with her???

    I would like to apply for a mortage myself BUT i doubt i can do that straight away in bkk, so i'll help my gf to pay HER mortgage.

    Can i draw up some sort of legal agreement to split the house if we were to ever part, or put my name down on the mortgage that will already be in her name???

    Unlikely you will get a mortgage, and if you do it is even more likely to be only for a condo with foreign freehold title. You cannot really buy a house and protect your interests easily as you can never own the land, so any legal document would be pretty worthless in court. You can own the house in your name and the land in her name but even then, if you split she can demand silly rent rates on the land and more or less force you out, or even worse in the cases that have truly happened demand you move the house building structure of her land.

    If you buy a condo and she has the mortgage in her name it will be up to her if she is prepared to allow you to have your name on the documents, but either way you will have to ensure you buy a condo with foreign freehold title, NOT simply freehold.
