I presume if she is still holding Thai citizen ship she has a Thai Passport yes? If so she can just use that to enter Thailand and stay as a normal Thai person would. This what my kids do, use there UK passport when entering UK and Thai passport when coming back here.

One word of advice, watch out for where the cheese at immigration on your way out of Thailand stick the exit stamp as they are likely maybe to stick it right in the middle of one of your empty pages.

As already mentioned your biggest problem willbe when checking in. In the past when i have done this, i have always had problems and managers have been called down etc. Once this even hapened when i had Non imm B for one year as i was one way from UK too BKK.On check in i was asked why i did not have an outward bound ticket.
-
I renewed mine last August at BKK embassy and conversely to the first poster oddly enough i had bloody good service and a very helpful chap to deal with, a well spoken older guy. I got mine back in the 5 working days they said plus 2 days i had to wait for EMS to get to me.

You are correct to say you cannot own this land but then a farang cannot own land on a chaonte or indeed any title. You can lease it though yes but check the lease with a lawyer and make sure there are no restrictions of use on the land else you might tie up a deal and find it is grazing land only or something and that you will never be allowed to produce palm oil etc.

Siam Commercial Bank will also look at 70% motgages for ex-pats with at least 3 years work permit. One thing some one mentioned before which is crucial is the freehold issue.Being a condo i wuld hope you have a freehold title as this would be normal for a foreigner. If it is leasehold you will not get a loan from any bank almost anywhere.

I have twice been to Kuala Lumpur to renew a multiple one year non imm B and twice had no problems at all although a bit more expensive than going to Penang, flight hotel just booked this year for next week at about 11,000 plus visa fee 6000 so all in perhaps 17,000 plus money for spending etc.

If in Phuket and want a rental management company try PiPS. They have an office/showroom in Cherng Talay somewhere near the new tesco lotus. Is that what you were looking for a management company?

She doe snot have to be there when people view and subsequently offer etc but she has to be there when it comes to transfering the new lease or remainder of existing lease as she is the freeholder and thus has to agree to the transfer to new owner and sign to this effect.

More than likely you will be asked when trying to check in why you do not have an onward ticket or indeed return ticket. They have asked me and hassled me over this coming here on one way ticket with non-immigrant B. I think the other two replies on here maybe refering to when you get here, indeed unlikely the immigration officer will check, but i guarantee you that when you check in they will question it.

Ace, thank you sir!

Nice one, thanks for that. Incidentally how much was the taxi from airport to hotel and from hotel to Embassy?
-
That is good news, as i am off to the exact same thing on June 9th. I too will have a work permit valid for about another 14 days and a letter from employer with forms and pay slips etc.
What hotel did you stay in, for how much and where was it?
-
It has been 5 years since i last got a NON imm B from KL so i cant really remember to well where everything is. I want a hotel central near the Thai embassy and also near that nice street of bars, that have the view of the PT from their front sections. Anyone remember where these bars are? Near Hard Rock i thought?

Hi. I remember reading with great interest a gentleman here on the forum who gave a solid run down of how to apply and recieve his residency permit. he also mentioned that once you had your residency permit, it would make life alot easier to get a mortgage to purchase property (leasehold land).....Can anyone give me any information as to which bank he was referring to, because to be very honest, until today, l have not seen a great benefit of having a residency permit when wishing to purchase a house (not condo)...thanks alot...
I have work permit and have been looking into this exact thing and Siam Comercial bank told me just last week they are considering Farang mortgages this year as a trial run up to 70% of value according of course to how long you have held the work permit, time of service with company and earnings as you would expect. I am no sure if the residency increases this to be honest.

My girlfriend has a 285 sq. wah piece of land at Rangist Klong 2. She wants to sell it. Does anyone have any suggestions and experiences with any professional agents who would act for her?
Thanks for your assistance.
Try soho-properties, they have always come up very high in opinions when i have spoken to friends etc.

Not sure if it is exactly what you are looking for but Baan Laimai in the heart of Patong is a very nice place indeed, but i dont know if they do adjoining rooms and such like. Try looking here at this link...

Baan Lamai also doing construction now.
In the same area of Patong check;
The Burasari Resort
The Mercure Resort
Other end of the beach check:
The brand new Ibis Resort
The Graceland Resort
Best of luck !
Shocker! I did not see them doing work last week when there? What is it they are doing, will it be quite intrusive? I have just helped a mate of mine book there.

hi I posted a while back re visa extensions. at the time i planned to return to the uk due to close familly berievement, but fell seriously ill and have been in and out of expensive malasyain hosiptas sine - so i find myself in malaysia, with a rented apartment in chiang mai, my 90 days on 3 x 30 day stamps are up, and iannot get back t the uk for 3 months or so to get a 12th month visa.
can i get a visa easilly in KL - 60 day double entry? if i can only get a sinle entry is it easy to get re-entyr permits - as I need to go in and out of thailand on buisness?
getting to loas is an option if Kl is really not easy.
also - health insurance as a non resident - any ideas etc?
thanks
Have to say i have always found KL very easy with regards to visas, but i am not sure about this 90 day tourist thing as i always get non imm B and have work permit. As for health insurance here in Thailand email this chap [email protected] on this site, very helpful and very good rates for us expats.

Just made a trip to Penang and applied for a new Type O. I had no problems getting a multiple entry Type O with marriage cert, etc. Used the agent at CN Bookstore on Chula St. Very efficient. Visa cost was 550 MYR and his fee 400 MYR.
I have to get new Non Imm B in June rom Penang. I assume costs will be similar but is this 950 MYR you paid all in, as in included journey to and from and over night stays?
-
Without a doubt yes. Not sure about cost as i ahve not gone there or had tourist visa for a while but from memory i think it was about $45.

With regards to bank accounts it is at the discretion of the branches manager, but i was truned down by SCB for an account in Bangkok Soi 3/1 two years ago as i did not have a work permit so it can happen. But two years prior to that BB gave me a bank account on Tourist visa. So far as i am aware as i say it is something that will change according to the branch, i would tell your friend to try Bangkok Bank for a bank account if he wants one and ask in two or three branches not just the one.

When you get the visa it will have a use before date on it, if you are only staying in Cambodia for a few days it will be OK as the use before date is normally at least 30 days after the issue date.
Foreign Company Purchasing Thai Condo
in Real Estate, Housing, House and Land Ownership

Not sure if i understand what you are asking but once 49% has been sold to non-thais, only Thais or a Thai company can buy freehold. If you want them in your name you cant, but you can put the ownership of the condo into the company name, if it is a Thai Ltd company. Hope this helps.
