  1. I would really apprecaite hearing from any members who have purchased units in the LRB development in Jomtien or otherwise have specific knolwledge of this development. My concern is whether the development will ever get completed.

    I purchased a unit soon after the project was launched and my unit is finally ready for transfer. I live in the UK and last visited the project about 2 months ago. At that time although the developer appeared to be making good progress (finally) with completing units in the tower there was a surpising lack of progress with many of the common parts - pool, gym etc. I am now at the stage of considering whether i should complete on my unit now or wait until the shared facilities are more advanced.

    So has anyone visited the development very recently? what is the state of progress? any views on whether progress is continuing on track or speeding up or slowing down? any signs the developer is running out of money?

    Any thoughts much appreciated.

    We just received a mail from Sarah, customer relation. She informed us that transfer is postponed till 2nd of October 2008. From the sitemanager, Mr Chai, we do not get any information at all.

    Compaired with the original plan from 2005 the development has changed quite a lot, without informing any customers. Now 50% more apartments on the same site, means many more people.

    We have the idea that the previous villa's now beachapartments and surely the gardenapartments are much higher than originally in plan.

    We are not so happy with the way Wisepower is handling things.

    We already have a supervisor in Jomtien to look after the pre-completion of the complex and the extras/changes we agreed to.

    He informed us that a lot of things still have to be done. It is still a construction site.

    He suggested us not to come before Christmas.

    On the Pattaya site, we heard that a 40 story building is in the planning progress.

    From 2005 we already saw a lot of changings in the view from LaRoyale.

    Do you mean the vacant site, Pattaya side of LaRoyale?

  2. I am more concerned about the exterior colours. What is all that about???!!! When I originally bought it in 2005 it was white in the brochure and no one has told me it was going to be anything else, so I am mighty p'd off. What were you expecting?

    I agree with you. The blue colorscheme was a mistake. Have enclosed two pictures of the backside before and now. Still could be nicer, but at least a big improvement. Then again I never chose La Royale due to it's exterior. The building is much more functional than pretty with all the big balconies on the frontside (sorry dont have pictures). I am luckily going to spend a lot more time looking out on the view than looking at the building :D I think exterior wise, North Point is much nicer, but apart from that La Royale in my eyes won on all counts. When the low-rises/villas and the garden around is finished I think it will look quite good anyway.

    Hi Vagabond,

    I stuffed up about our neighbour, thought you meant the LaRoyale developer. I totally agree about the bad choice of colour, I actually sent an email to Eric Lai, about the heavy colour blue. To his credit he has got the builder to paint out most of the dark blue. Better if it all went.

    I have two units on very high floors, not too much internals done. I wish to sell one, so if you know anybody who is interested, without the agents commission, my selling price will be very reasonable.

    Going back to the colour, my original brochure, 2006, shows yellow and light blue. I don't know how the dark blue got into the act.

    What colour have they painted North Point, for a matter of interest?

    Big problem for me is that La Royale is not in Pattaya

    It is far far far at the end of Jomtien

    I do not even know if it's yet Jomtien there ?

    No bus or bahtbus there, you will need a car or pay for very expensive taxi.

    Only a place for old retired people who don't want to move outside their condo.

    Not for me...

    Different peoples, different views. That is exactly why I bought it. It is not inside Pattaya, yet near. When I want to go to Pattaya, I can get there in 15 minutes, but then again I can escape from Pattaya when I want to as well. It is in a very nice quiet, upscale neighborhood, directly on the beach with no traffic, fresh air and a fantstic sunrise/sunset. I am sure when the building is ready the bathbuses will come as well. And if they dont, who in his right mind would pay 12M++ for a condo, and consider taxi bill of 100-150B a major issue?

    And about old people, me and my two friends who also bought there are all 30 something. Possibly that is old in your book, but the kitesurfing base a couple of minutes away coupled with the very nice gym and access to open road with little traffic opens up for a lot more active lifestyle than you can in central Pattaya. Further on there is a lake for wakeboarding not far away and you can enter your sailboat literally from your doorstep.

    The city has it's charms too, but I have no need to live smack in the middle of it...

    Took a look at my unit (B-type) about a week ago. It was finally finished and looked great. Could not believe my eyes. Been lied to so many times about completion that I was quite surprised. Finally got some good news after all progress seemingly grinded almost to a standstill about a year ago. The dreadfull paintjob from some months have been improved on, the common areas looks almost done and best of all I was promised I could move in around 20 September as one the first tenants. Bear in mind I am on a low floor (7). Units are finished from bottom up, so higher floors probably will have to wait a little longer. Still a lot to be done on the villas and low-rise condos, and garden looks unifinished. Yet I am quite positive. Gym was almost done, and so was the lobby. A good part of the parking area also looked done.

    Biggest concern is that on Sattahip side there is apparantly rising a twin tower high rise on the land that once housed Tarzan Hut. Luckily I am on the other side, but if anyone knows anything about this project it would be intersting to hear about it. The developer is apparantly from Brunei and that is about all I know.

    The developer is not from Brunei, he is Hong Kong Chinese, but now based in Bangkok. His name is Eric Lai, he is the chairman of Wise Asset Group.

  5. For those that think the PAD will go home because they are tired I suggest you follow this link to Australia's international news channel SBS. It shows Protesters being fed and even handed out vitamins. There is even a medical unit set up in cse of injury. If indeed they are also being paid a daily fee then why would they go home? They look pretty comfortable to me.They are also subject to constant speeches and ra ra and you know if your told something often enough there is a brain wash effect. this link isn't direct so click on watch videoes (top right page),news,aussies stuck in Thailand

    Thailand is a real joke. If they stopped the road blockages 2 months ago things would not have develped this far. Also, now this uprising has reached these proportions, to allow the 'mob' to use the government toilet facilities and bring food and drinks into government house area, is crazy. I'm sure the police could have made a seige, and kept these law breakers in their compound. I think this staged uprising would be finished by now.

    They certainly belie all the alledged unrest ect. ect. that certain members renowned for their glass eyed approach and opinions.

    They sleep peacefully and do so because there is no threat as has been exagerated upon, highlighting isolated incidents.

    These when taken into context with the vast amount of people present, is first of all to be expected and secondly, mis understandings and misinterpretation.

    Peace, Understanding and not a sign of alleged annomosity between the various security forces and the PAD supporters

    In my view, the only way to resolve the crisis is to act decisevely against the PAD reactionary mob. Slim manority acts with unprecedented impudence and nobody seems to have stomach to act. PPP should bring activists from Isaan who were able to finish PAD rallies in NorthEstern provinces pretty quickly. PAD should be taught lesson or two. The criminals should be arrested and taken to court. Punishments should be harsh. The longer anarchy and chaos imposed by slim minority continues the more chances of military intervention or worse.

    Inability to act is kind of unprecedented here...

    The PAD protest should have been stopped two months ago. How dare they block streets and make life for the ordinary people more difficult. In any other country it would have been finished as soon as they started blocking off main roads.

    One month ago the PAD guards - the "Srivichai Warriors" - started open displays of weapons such as batons, golf clubs, slingshots, and also carried camouflaged swords and hidden knifes.

    I would also like to draw your attention to a previous post, which described how three journalists were threatened by PAD guards. Those incidents are so common there, that most journalists don't even bother anymore to complain to PAD leaders.

    I myself have been threatened twice tonight by those guards for doing my job, which is extremely intimidating, being surrounded by these thugs with metal bars and batons.

    So thank you very much for your comment, and please, if you only intend to aggravate me - then please don't comment anymore to my posts. I am tired, pissed off, haven't slept yet, and might have to get back to the mess soon again.

    My girlfriend works for the Ministry of Education, she said several times that PAD male members have walked onto her office floor, and demanded some of the ladies open their handbags for them to look into. Don't know what they were after, maybe collecting funds for the uprising.

    Very true.

    One of those powerful people is Gen. Saprang - an extremist in the military, who has not got the highly desired Army Chief position one year before his retirement, and who wants to keep power beyond retirement.

    There are several Democrat MPs who see this as a way to gain more local power by financing transport to the site in their constituencies, and hope to create enough chaos so that they have a chance to form a new government that way, get posts, and be part of the usual gravy train they have been cut off since 2001.

    And there are others who benefit from this purposeful destabilisation of the country, no matter the economical desaster that is looming.

    Well said, as I am new to Thailand, been here one year, I don't know what I have been told is true. Many times I have been informed that the PAD leaders, were at one time very friendly with Thaksin, and maybe more than just friendly. Is this true?

  10. I went to Gullivers for the first time last week to watch the mighty 'Wallabies", on the TV. Unfortunately they had soccer on the big screen, the rugby was on a very small TV in the dining area, off the pool room.

    I was impressed with Gullivers as I have only been to the smaller Pattaya one. What I was surprised to see was about 30 black guys in the pool area, and a few black girls. Do you know if they are tourists or work in BKK.

  12. You are quite right about, no road rage. Also most people will let you filter into their lane. Everybody does it all the time. Nobody tries to conform to any road rules, and overtaking in any lane seems to be the order of the day.

    One thing lady Thai drivers seem very good at is reversing. They reverse into spaces all the time at shopping centres, where in Australia most people do not reverse into parking spaces.

    No. Because most of the evidence is in a PC that she owns. It is her right to keep it and does not have to tell her part of the story if she doesnt want to. Thats why they have offered her money. It happens all the time in most big trials.If you cant get a legal document stating that she has to come to court then they offer money.This is not the DA's office, but the accused legal team.

    If she can help to acquit an innocent person/company, she should do it. Not for the money but for justice. The money is nice if she is doing it for the right reason. If its a matter of an innocent party, maybe getting convicted, she should do it and bare the consequences.

    Well many Chinese families had done it, because when they had it all up, the pros and the cons, ….. they think the benefits outweight the costs, for them.

    They are not doing for themselves as now only but for their future generations to come as well.

    In western countries many asians change their first name, not enforced by the government. In regards to family names they are normally retained, eg "Bill Wong"

  15. Since when does buying a condo automatically give you citizenship anyway? I have property in the UK, therefore so does my wife, is she granted British citizenship? Of course not. I do beleive though that if the UK made a clause so that all asylum seekers and immigrant benefit seekers had to pick up a weapon and do military service in trashcanistan or iraq the numbers would reduce dramatically. If you become a citizen of a country and the flare goes up I suppose it is only right that you stand to defend it if it is required in the law. A decision you make if you sign.

    I don't expect citizen because I have bought a condo, but would expect a long term visa, like Malaysia gives their foreign investors.

  16. OK, so yes, different people react to the same strange situation, but that does not change the objective reality of immigration of European descent people to Thailand. European descent people in general DO NOT ever become Thai people, On the other hand, people from all over the world become real Americans, real Australians, real Canadians, real Argentinians, real Britishers, etc. Its just a different situation no matter how you rationalize it.

    JT I agree with everything you have said. I think also,what is wrong is when you are allowed to buy a condo, but not neccessarily allowed to stay in the country. If you cant get a visa, you cant live in your condo.

  17. Thailand chose to back Japan rather than Farangs in WW2 and Farangs are still less welcome than the Japanese in LOS today............, Not Thai ? = Goodbye! is the way it is, get used to it.

    My impression is also that Japanese are more welcome here than farangs, but Japan did invade and occupy Thailand in WW2 with almost no resistance, so saying they chose the Axis over the Allies isn't exactly true, more like they had no choice.

    Thailand had little choice but to allow Japan to occupy its country in WW2. It was't forced to declare war on the allies, Thailand chose this option, as they wanted Japan to retrieve lost territories to France, in IndoChina.

    I think thats fair enough, westerners adopting Thai names. Also I think countries like Australia should force Asians, when applying for citizenship, to change their name to either anglo-saxon/celtic or aboriginal.

  19. I understand why people say they aren't willing to die for their country. But our countries gave many of us alot of what we were to become. People aren't independent units. Families aren't either. There is a bigger picture. To me, it seems very ungrateful to be unwilling to fight for your country if they are directly invaded by a hostile power. That is the condition I feel. Its academic for me though, too old, and too gay!

    If your gay you don't have to fight for your country, the armed forces don't want you. Other soldiers are not comfortable being in the front line and gays in the rear line.

  20. I'm sorry if its been mentioned earlier in this post. What I would like to ask, does everyone think that allowing ladies to sit around and accost passers by on the beach front road is a good image for Pattaya. At least what happens with the bar girls is far more discrete, and not in the face of family members taking a stroll. I think most people will say the families should'nt be there, this is our sex town.

    Why would you take a stroll on Beach Road with your family? You know what Beach Road is for and it isn't for that. Why not take them to Jomtien where the prostitution isn't in your face? Pattaya is what it is and that aspect will never change.

    Believe it or not, I have seen Thai families on the front at Beach Road. Maybe there should be a sign that says only old sex farangs allowed in this area.

  22. La Royale has been delayed for various different reasons but most out with the control of the developer. Not really unusual for Thailand. Funny thing is the first unit was transferred to a purchaser today at Sattahip land office. Hopefully over the coming weeks/months most of the main building will be transferred. The beach front apartments should be finished and ready to transfer next year.

    We were the sole agents for the development and sold over 85% of the tower (1,500,000,000 Bahts worth of units). It is one of the only buildings I have bought in and intend to keep as a long term investment. With the price rises in construction, already these units look incredibly cheap. Where else can you get direct beach front units from around 70,000 Baht per sq.m+ in a new, high tech building. Look at the prices of other new buildings that aren't even on the beach!!

    Not sure what WCR is trying to insinuate or even if it is La Royale he is talking about?? Maybe you could be more specific......

    David you must have bought right at the beginning of the project. The price now is around 115,000 baht m2 for a new sale.
