    It may be that the condo office is using the maintenance staff to run their own little handy man business, and  pocketing the funds. It can also be that the committee are part of the little enterprise.

    Otherwise, its something that the committee should be sorting out.

    Also look for landlords who are encouraging & happy about getting free Maintenace for their business ventures.

    Such landlords would also encourage use of common fees in ways which will enhance condo appeal & therefore easier rental for them - it can be way overdone, depending on the needs & lifestyle of the non-landlord owners.

    Haven't the Thai people suffered enough?  Let's work on making Thailand attractive for businesses and increase the skills, education and language/math abilities of this generation for future growth, wealth, prosperity and success.

    If entrance is restricted to high-net-worth individuals, how could the above widely spoken negative reasoning be valid on a mass basis?  This is a statement repeated again & again but my question goes unanswered.

Admittedly, I seldom use Facebook, so I do need more experience navigating it to overcoming lack of understanding.  But perhaps someone can help.  I loaded an ad on marketplace with 15 pictures plus a lengthy description.  So far so good, but a couple things I don't understand or know how to overcome. 

     

    First of all the ad is labeled "Draft", which leads me to believe I must take further action to make it finally load for public view.  But How?

    Secondly, on further review of "Draft" ad, over on the right at the top is the word "Unavailable".  This further makes me believe it hasn't finally loaded.

     

    Anybody have helpful advice?  Thanks

I spoke with a real estate agent who has been at the Pattaya land office.  Foreigners are NOT eligible for the discount.  It's only for Thai's & I believe only for first time homeowners, to assist them to become homeowners.  In any event, a named Thai property purchaser cannot collect a discount more than one time.

    I believe it has restarted, extended thru June 2026.  But the question concerns if foreigners are eligible this time.  Foreigners were NOT eligible last time.  Be careful about the date of which links or news that you read because they is still a lot of the old discount news on the net.  Purposeful official lack of clarification until one arrives at the Land Office to be surprised?

    It seems to me that perhaps this "One Bangkok" development might almost already fit the Thai Govt's multiple physical requirements for locating a casino.  If so & casinos are finally approved - perhaps "One Bangkok" could be the first to have one.

     

    Perhaps I am way off base with the physical requirements &/or other Thai gov't criteria, as well as the desires of the "One Bangkok" developers.

    Am I way off base?

  11. As a condo seller in Jomtien I know I need to show Land Office my condo's certification that I have no outstanding unpaid condo bills.

     

    Do I have to show similar certification that I have no outstanding unpaid property taxes? 

    If so, where do I get that, Pattaya City Hall?

     

    BTW, annually Pattaya City sends me SqM data & asks if I am still the owner.  But I have never paid property tax because they do not send me a following bill.  I presume because I had previously gone to City Hall with my Yellow Book to register the condo as my primary residence.

    What I am planning to do early May is uninstall the Skype app on my desktop computer and make a desktop shortcut icon for www.skype.com, and use the Skype symbol which you can download off the internet from various sources, and have it on my desktop.   So, I basically click on the Skype symbol and it takes me to www.skype.com and I sign in.
