Take a wander down to your local ampur office. They should have books of pre-approved house plans which you can copy and use to apply for your building permit.

Find one that's roughly want you want and tweek as wish, so long as you don't change the general outline of the house or the structural elements you can modify as you wish.

We used a local contractor who was the only one willing to take on Madam's desired roof style. Fixed price contract.

Our construction thread is here, rather bigger than what you are considering but the pitfalls are the same.

is that the GOM TEE DIN Office?

  2. im also interested in experienced peoples opinions on this subject.

i have been quoted 10,000thb per sq/m for single storey, 15,000thb for 2 storey.

apart from not even owning the land yet id appreciate following the thread for as much info as possible!

This book by Philip Bryce is interesting and may be of some use to the OP.

I've also drawn my own house. I used millimeter paper and made it with all specific details, so I got exactly what I was expecting, as I had a small plot of land only to build on.

I got an architect firm to transfer my drawings into computer and check that my construction, i.e. posts, were strong enough, which it was, nothing needed to be changed. The architect firm, or rather their computer program, did all the steel calculations needed for building permission, which they also handles. The total fee for computor drawings and paperwork was very affordable.

I'm very satisfied with the result, which is of course also due to an excellent Thai building constructor that understood me; I'm now living in the house on 11th year...☺️

    care to share your designs?

im currently taking in as much info/details as possible.

It should be cheaper to buy your own, but of course it's not just about the money.

We designed and our own home built and I have to say it was one of the most satisfying and pleasurable experiences of my life. Ploughing through hundreds of plans online and not finding any that ticked all of our boxes was just the start. We found one that had nearly everything we thought we wanted but even then when our then prospective builder showed us a couple of places that were coming to completion we got more ideas. We made lots of changes to the original plans and got the architect to produce sets of plans accordingly.

We discovered that Mrs BM made an incredible project manager and negotiator for all of the materials. We've been in our new hope nearly six years now and really love it.

COULD YOU post some of your design resources please?

  5. the rough idea so far is knockdown tree house/sala at corners with a proper house in the back middle area with rear kitchen garden & side parking/workshop hopefully with a reasonable sized waterhole at the front.

As for it being tiny, i kind of agree however it will be 4x more than what we have now. thanks

  6. before getting into too much detail, im looking at a 1 rai plot to create a jungle/forest oasis.

has anybody done something similar or any good with planning such an endeavour?

as statedin the title, its dense with trees, plenty of which will have to come down but hoping to leave as many as possible, preferably with fruit/good shade.

    1 rai = 1600sq. metres/40m x 40m or thereabouts

    thanks in advance!!

Lots of local men drink it where I am (rural Korat) most are demented, they're like village idiots, but most are inbred anyway, you can see it in their features. When they take a wife they get a woman from the same village or the next one 5km away.

can you post an example or two of these evidently inbreds?

im curious what the features are.

  8. e-visa application in london this week.

after submitting all documents online, copies of all documents were then required to be posted in with passport.

50 GBP visa price as displayed on website, charged 60 pounds by website.

then they sent a non-replyable msg that 10 extra pounds needed to be sent (in cash) to return the passport..

sent - still waiting for confirmation/explanation.
