How does it differ from the SMART visa? It looks like more of the same...

What's the law converning beachfront properties? Which part of the beach actually belongs to the owner... I suppose it does not just stop at the water line 🙂

My Pink ID card has great value. First, for entertainment purposes as I always make sure to ask for a discount when I see double-pricing, and then I get laughed at with a negative answer 99% of the time. I did get a foreigner child price once though :). More seriously, I can use it as a replacement for my passport for most use cases. I traveled for two months around Thailand outside of my province last year and did not use my passport once during that time. It appears hotels don't do a TM30 report when using the pink card as my 90-day report went through (in CNX) without having to do a TM30 upon return.

Same here, except I have a work permit. I've reapplied online again. I'll see how it goes.

I don't think my company uses my residential address to extend my visa and work permit, or maybe I remember wrong. But anyway, my TM30 will be updated at the time of application. They did not check the TM30 at all the last time (almost 2 years ago).

My issue was with the Chiang Mai office as well... So that explains it. It took them one year to pick the discrepancies...

Sorry, I don't like that method because it's illegal. If immigration decides to check whether people stay where they say they stay, or if some other problem occurs, I could get into troubles.

I had already picked Chiang Mai as my base, because I'm on the yellow tabian baan and I work there. But obviously that does not work anymore. Doing what you suggest would break the law. Because If I pick an address, and then move to the other house temporarily (sometimes it means up to one month, sometimes just 2 days), I would need to fill the TM30 to comply with immigration regulations. I'll just update the TM30 continuously wherever I go. I can do that online for either place even though the website is not super user-friendly.

Interesting... My online application just got approved with the address in "house 2". It's the very first time I do the 90-day report with that address, so I thought it would not work. Next time, I'll just apply from whatever place I am at the time of application.

You don't have to, but if you don't, 90-day online reporting is not an option anymore because the addresses won't match.

Yes because it's been working for over one year, and users on this forum keep telling people they don't need to report TM30 when they go back to their house after leaving the province. But that's wrong, and now if somebody goes out of their province, their need to update their TM30 when going back, or there will be a discrepancy between the address in the TM30 and the 90-day report, and online reporting will be rejected.

I got rejected again. I think it's because I applied on Sunday, but on Monday I had to move the other house, updated the TM30, and the officer only checked on Wednesday, so the address would differ again... I'll have to go to the immigration office to submit my 90-day report. It looks like you can't travel out of province until your 90-day report is approved.

I basically stay in two houses in different provinces. I always do the 90-day report with the address used in my yellow book, and the TM30 was registered to the second house. I do not update it each time I come back in the "yellow book" house because I thought it was not needed. The person in charge of the 90-day report informed me to contact the TM30 office to update it. I've just done it online, and resubmitted the application for the 90-day report. I'll see how it goes. This is with the Chiang Mai immigration office.

As a married couple, it took us about two months and three or four visits to the amphur to get the Yellow tabian baan and associated pink card. We also had to bring the village head as a witness. But it looks like the procedure varies from region to region. Another option is to purchase a condo (not sure about the exact procedure though).

Whenever I open an account at the bank, they photocopy the page of my passport with my ID photo, and the page with my last visa.

I was recently told Thai did not want to work, they just waited for "Prayuth" money, so only Burmese or other foreigners would do manual work.

They really don't want our money. I've been living and working here for over 12 years. I can't use my money to buy a house, I used to be able to open tax-free fixed deposit accounts, but when I went to renew this week, I was told it was for Thai nationals only now. Same thing with an online savings account with a 1.5% rate. Condos are poor investments in most cases, so the only option is to invest/save in the stock market, or move the money out of the country.

Social benefits fraud must be rampant, but they are probably hard to catch. When I was still visiting Thailand as a tourist, a young European lady told me she negotiated her resignation with her employer in order to get her unemployment checks for a one-year trip around the world. All she was hoping was that the left stays in power as she thought they would not look into the validity of the claims as much...

I'm pretty sure this would have zero effect on the property market.

Once I sat at an immigration office talking to a guy telling me he was renewing his student visa because he ran a guest house with his girlfriend... Nothing has changed ????

I watched Thai news (Investment Minutes) about the topic. The analyst said foreigners who invest in the 40 million Baht plan would not compete with locals in the 5 to 10 million Baht houses, and likely buying property worth 20 million and more. Since they have a 10-year long term visa, they'd spend at least one million per year, so the expectation is that such foreigners would bring at least 70 million Bath each. Since nobody in their right mind would invest over 50% of their assets in Thailand with a temporary visa, they are probably looking at people with 4 million dollars and up in assets. I don't see many takers...
