  1. The land here in this Country is very difficult to value. Its basically who will pay how much for what.

Us for example: we bought a little over 1 Rai, 1800sqm for 1.2Mil in Saraburi which we built our home on, and I asked how much is the plot next door the same size as I was interested in extending our land. The same owner who sold us the 1st plot then said it would be 2Mil for exactly the same size and similar shape. They are nuts, why on earth do they add an extra 800k just because your interested? Anyway I declined and I'll let them get back to me if they drop the asking price to something reasonable.

Again in Saraburi my wife has 4 Rai of rice land which is apparently worth 600k.

So who knows the price of land, its who will pay how much for what and where.

As someone mentioned DDProperty have land plots for sale so do a comparison on what you are being offered.

You will need to enable international roaming first for your Thai SIM. You can check with the TRUE/AIS/DTAC shops whether your Thai SIM has international roaming enabled or not. Once the roaming is enabled, you can receive SMS on your Thai SIM abroad.

Sorry your wrong. You don't need roaming activated with AIS to receive text messages. I'm here in Greenland and I get text messages from my Kasikorn, Aetna etc and my roaming is turned off.

Thai debit cards can be used (enabled!) for online payments/purchases.

At least domestically from own experience (I use a German cc for payments outside of Thailand).

K-Bank additionally offers a virtual "K-Web Shopping Card" (VISA) with full control of balance and spending limit. Also not sure whether it works internationally.

I have this K-web card to pay my monthly direct debits.

No. I paid for 10 days in a hotel as I will be staying in bkk anyway. And it is an approved Aq+ hotel. I certainly don't intend to be stuck inside the hotel as I have all the correct documentation. But I will explain that when I arrive in bangkok. Rather that then rocking up at the departure airport without qr code. In the meantime I am still waiting for my thailand pass to be emailed to me. But if they don't I will fly with the qr code they sent me for the alternative quarantine. It was an automated email sent back straight away. It's up to you what you want to upload in terms of accomodatuon . I just happen to plan to stay the ten days anyway.

But my QR code says at the bottom ""Exemption From Quarantine" Yours won't if you don't have the correct QR code.

If you don't "have it" you won't get on the plane; "it" being insurance. If you haven't done your due diligence and obtained insurance that covers this eventuality that's on you and yes you'll be out of pocket, call it an IQ tax.

I have my insurance and QR code at the ready for my long term stay, but what about those that are coming for a 2 week holiday? Can't see them being too happy spending 10 days of their 14 locked up.

Not going to be good for the reputation of the TOT is it.

They write „download and install the app at the hotel“.

And there are sections with big red letters „before arrival“ and „during your stay“.
So as I said earlier sticking to the process and you don’t have to worry about unnecessary things ????

I tried adding my TP QR code to the MorChan app and it says "Invalid Thailand Pass Information" even though I have an approved TP QR code. You cant make this stuff up. ????

I booked my hotel from Agoda and used the Agoda confirmation in TP, then next day I get email from hotel to send them my itinerary and copy of PP then they will send me the confirmation to use for the TP application. Did I screw up using the Agoda confirmation? Should I resubmit with hotel confirmation letter as I received the email from TP that application was accepted, but no QR code?

I used the Agoda booking ID number.
