    A Brit cannot own land in Thailand, that is true 100%

    Other options are Company , leasing, but still the farang will not actually own the land.

    The answer is to found when investigating 'special needs' groups. Though all able bodied individuals will find it difficult NOT impossible to own land. It is not impossible for those with special needs in which this guy falls into. It will require registering with and obtaining the assistance of the NGO that deals with physically challenged people.

  2. If you are not married to a Thai Girl, you will probably have to settle for a condominium/appartment since thats about the only housing a foreigner is alowed to own here.....

    If you want a house/bungalowe and property, it has to be in the name of a thai national..you can not even be a co-owner as it stands today...

  4. Hi toffo,

    No-one has raised this question so I will.

    Your being in a wheelchair realises potential medical requirements that may not be available to you everywhere.

    There is no need to elaborate on your condition but if you do require expert medical care even from time to time, it will not be available everywhere and certainly not in all the rurals areas.

    Equally, in order to be mobile as much as possible you will need an adapted vehicle to enjoy all that Thailand has to offer as able bodied individuals do.

    If the above does apply, you will have to choose your location very carefully.

    That said, and assuming you have prior knowledge of Thailand it would do you no harm to have immediate legal representation here who can assist with all your needs both pre/post arrival.

    If it is Bangkok that you choose to live, there are a number of very nice apartment building here to buy and rent ( should you wish to test the water first) that cater for the wheelchair bound.

    My Thai wife and I split up more than 3 years ago. We were incompatible.

    She arrived back with all her family, demanding I vacate her house. The gates were locked, so I phoned my lawyer. His advise was on no account let them in or I would never get them out.

        I bought the house on a 30 year renewable lease.

      She went to the police, who could not help her.  My car was in her name, paid for by yours truly. Through my lawyer, she was offered a good settlment, but refused.

                        One night, on arriving home, I was in the process of locking the car, when I was knocked to the ground and the keys taken. By the time I got up, whoever it was, was inside and preparing to drive away. It was locked and being a big pickup, there was not a lot I could do.

    I called the police, who said it was a family matter and wouldn't help.

    The next day, I saw my lawyer. Under the circumstances of the way it was taken, he made them change their report. This still didn't help. I recieved a visit from two policemen, one quite high ranking, who asked me in this vogue, " If someone was to get your car back, how much would you be prepared to pay that some one.''

    I thought about it, but declined the offer. My lawyer pursued it and found, my ex had reported the log book lost and acquired a new one, before the car was stolen.

    ( devious. What?) The police sanctioned the theft, and I never saw the car again.

    My lawyer said we can get it back through the courts. I waited one year, asked him how much longer. About another year he said. I told him to forget it and we would call it a settlement.

    Being seperated for more than a year, getting a divorce was easy. She wasn't present and never replied to any correspondence.

    Two more years have gone by. I am due to marry the girl who is carrying my baby

    in two weeks, when a letter arrives from my Ex. apparently, she is back in Thailand after moving to UK with the money she made from the sale of the car.

    She now says she wants rent from me or she will have the electric turned off.

    Don't laugh). The power is still in her name. I tried to change it once, but they wanted a chunk of money,so I didn't bother.

    I'm sure there is nothing she can do to stitch me up, but I thought I may be missing something.  ( I know I'm missing the car)

    In your valued opinions. Is there anything more she can do, other than cancel the electric.  :o

    From what you are saying it would appear the house lease is also in her name if she feels she can demand rent from you????

    How long have you (or her) had the lease. If it's in her name you can't sell it on so you are no more than a long term renter. That being the case move out ( after a period of non payment (lease) and leave her with it. In who's name are the contents, you could have a local boot sale prior to the next visit from her heavies and run with whatever you can liquidize.

    Either way this scenario is going to cost you money and then you will still lose out at least emotionally.

    You have already jumped from the frying pan into a potential fire with your latest GF so don't let her get to HER, otherwise it could all happen again.

    Exit strategy is the key here not Pride. Get rid now and move on. Take the experience with you and remember the golden rule for all farangs in Thailand.

    Never invest more than you can walk away from.

    Did you marry in a hurry for the security aspect, not anticipating the rules of the game.

    Are you tired of the above now that you have acquired that security.

    Perhaps if you wish to spice up your marrital encounters you should try going back to basics. Why not take the 'Marriage' out of the bedroom and into other less traditional arena's like a STH.

Interesting thread.  Like the OP I am paid in Thai Baht but I've never had any problem tranferring money out to my other accounts in both New Zealand and Australia.  I usually send back around 150,000 a month.  I'm not sure what system I use (the nice lady at Bangkok Bank takes care of it for me), but it costs 400 baht each time and the funds are usually in my overseas account when I log on to check the next morning.

    Never had a problem and noone has ever asked what the transfer is for.

    ....and in your case..are the respective countries authorities interested in getting some of this money for tax..I mean bulls... reasons???

  13. Hello to one and all.

    Well after 4 years in the Kingdom I am just about to work up the courage to buy some property here.  I have been looking for a long time in many different areas including Bangkok, Hua Hin, Koh Chang and Phuket.  I have 2 reasons to invest.  The first is to have somewhere to live in Bangkok and to pay off a mortgage every month rather than paying rent.  The rent I am paying now should easily cover the mortgage that I am applying for (I should get confirmation on that any day soon).  The second is purely for investment reasons and perhaps to give me somewhere to go on weekends or holidays.

    So now I am finalizing an offer on a Condo in Paholyothin – near Victory Monument.  I am quite happy with the location and the building.  The price also looks reasonable (working out at 49k baht per sqm not including balcony and 45k baht including balcony).  It will require some renovations but nothing too big.

    I am also actively looking at buying in Hua Hin.  I go there regularly for weekends and really love the place.  Of course its getting more popular but I am hoping that is something that will help on the demand for rentals.

    I looked at 2 places seriously and have seen many many other places.  The first is Paradise Village, West of Hua Hin near the Elephant Village.  3 Bed, 220sqm living, 480 sqm land for 4.5m.  Second, is the Orchid/Lotus/Jasmine Development from Asia Property Centre, South of Hua Hin on Soi 112.  This also is 3 bed, 170sqm and 450sqm land and is going for 5.9million.  Granted the quality of the building and general professionalism was a lot better but is it really worth paying that much more?

    Does anyone have any info on either of these developments that they would like to share?

    Finally, the reason for buying is mainly as an investment and therefore I need someone to rent the property from me.  I am told from the Agents of Paradise Village that I could get 30k for peak season (5 months) and the rest is hit and miss.  I am told by Asia Property Centre that I can get 30k per month all year round and that they have a waiting list.  Well, can I really get that 30k?  I looked at rental prices online and in newspapers and I have seem places on the beach for 20k per month.  Would people really pay 30k?  Is there enough farangs living there longterm who want to rent out at 30k?

    If someone living in Hua Hin could give me a better indication of the rental market that would be great – thanks

    If you are renting the Hua Hin residence you will hardly be able to spend weekends there??

    Renting only 5 months during peak season sounds more likely, thereby draining the investment opportunity??

    Presently paying anything in the multi million bracket for property in HH is premium pricing which in itself will take a number of years to recoup. Add to that the current downturn in the property market generally and it could well be many years if at all before you see an actual profit from your endeavour.

    I have a photo of the bike if only I knew how to post it but according to the green book the numbers match and it is called a Voyager???

    The concensus suggests that 180k isn't too far off dependent on condition. I myself haven't seen it in the flesh but apparently the shocks need new seals. They are what appears to be the inflatable type with air valves???

    If anyone knows how i can simply post the snap I'll do so.

    A pal of mine is contemplating buying this bike for a reported purchase price of Bt.180,000

    I said I would try to find out its true value here in Thailand. I would like to go to a site where I can find out the history of the thing prior to its arrival here in '95. I have the chassis No and all the details in the green book.

    Its original owner had it for 9 years and sold it in '04 and now the new owner is selling it (both Thai).

    Anyone know how I can find out how old this bike was before coming to Thailand??

  16. I topped up my orange at 7/11 yesterday and again with no need to register.

    However, the dateline is 6months because it is we who are responsible registering, not the assistants to ask. Even by 31st Dec you are unlikely to hear them ask as getting cut off will be our problem not theirs.

    As mentioned above and I concur, I shall wait until late Dec. and see what transpires.

    Thai teachers to be given guns

    By South East Asia correspondent Peter Lloyd

    School teachers in Thailand's troubled southern provinces will be allowed to carry guns.

    The move is one of a series of measures designed to keep education staff from leaving the region where an Islamic separatist insurgency has claimed around 800 lives.

    Teachers have been frequent targets for attacks as they are seen as symbols of Thailand's Buddhist authorities.

    At least 24 have been killed since the beginning of last year.

    From now on, teachers will be provided with firearms, flak jackets and in some cases security escorts to and from work.

    Almost 3,000 teachers are taking no chances and have asked for transfers out of the area.

    The Thai Government says those who leave will be replaced by volunteers.

    .....and I suppose there will be no work permit problems!!!!!!!!! assuming the teachers will be non Thai's.

    This is just the beginning, soon this could become a gun state. Definitely time to go then
