    You sound like you are relatively new to Thailand so its good that you are seeking the advice of others. I like everyone else here has heard sin sod go for 20k to 300k and in some cases much much more. My wife before we were married was offered 1,000,000 bt for marriage and Ive heard other women now asking for 1m bt which is obsurd. I was lucky she loved me and wasnt just chasing money.

    The woman you met sounds nice and I wish you the best what ever you do so I will give you my thoughts for you do with as you please.

    A) She doesnt speak english and though you seem like a nice guy to her she really doesnt know you or you her. You understand this but her parents are pushing for a commitment. This clearly demonstrates that this girl is under pressure from the parents to marry you so there will be a farang in the family to take care of everyone. Never believe that YOU are MORE important that her family. She will marry you just to take care of her family. Doesnt mean she wont grow to love you or take care of you but dont under estimate the pressure she is under. On the other hand ... in the past and currently there are many aranged marriages so if a girl gets to choose her husband ... it may not be a bad thing.

    cool.png If you do become engaged you will want to discuss the sin sod before hand so you will know what you are in for ahead of time. I agree with most here. If you do pay a sin sod it should be around 100k. If there is more to the story such as ex husband, kids, less than stellar past or what ever reason she isnt married you would have negotiating room. Im all for not paying more than you should but keep in mind the more you are willing to give the more proud you wife will be of YOU.

    C) Many farang new to Thailand want to marry the quiet, soft spoken, demure, subserviant asian woman they have come to know. Dont fall for this!!! If you think Thai women are quiet, shy, soft spoken etc.....You have never pissed one off!! If you have never seen or felt the turmoil caused by a beautiful 5ft 100lb pissed of wife hell bent on chaos and distruction with YOU in mind........ummmm yehhh ...welcome to Thailand. You will date a kitten and marry a tiger.

    D) Dont forget the cultrual differences. She will do things that make no sense to you but make perfect sense to her. There will be times when you have to bite your tongue when staying at her house. Its better to ASK her why she did something and learn about the lifestyle.

    1) She will see and REMEMBER EVERYTHING

    2) She will judge you based on this

    3) Study the language. It will earn you some respect with her family and in her village.

    4) If she is truely poor .. she may see you trying to take care of her like nice hotels, restaurants etc as wasting money or not being good with money. However you buying nice things for the family ...completely different

    5) Expect a double standard. You can both do the same thing but when she does it ... its different.

    6) Always give her your opinion if she ask a question. "Do/Wear whatever you like" will be taken as indifference or lack of caring for her. Always tell her what you think she should do.

    All this being said.... Thai women are wonderful creatures that will make you life a joy. My wife is the most wonderful woman I have EVER known. I am a very lucky man. Good luck to you ... take is slow....pay attention and dont let you heart over run your head.

    Excellent advice! however, whilst my experience is very similar we differ on one point, I married a Tiger that has become a very contented, SECURE, happy kitten who is the best wife I can imagine. I gave her 100% trust and security, I think some posters on TV miss the power of this and wonder why they get the negative experiences.

    OP if she turns out to be "the one" be brave enough to treat her as an equal and your life will probably be great, like all things in life you'll get out what you put in.

    I doubt it. A pass-thru entity, like a Subchapter S corporation, can't have non-resident alien stockholders. Presumably the same for other similar entities. And even if they did allow, you'd probably be in the headlights of the "non resident alien flat 30% tax rate."

    Check out doing your taxes with a 1040NR vs. what you've been doing with your 1040. It's the same tax rate schedule (although, not allowing a standard deduction). Can't be too far off what you've been paying so far -- and maybe even less, if less US income will now be incorporated, thus a lower marginal rate.

    Anyway, not my prime area of expertise. As suggested, get an expert -- particularly as to what happens to these properties when you croak --- and thus how to grease the skids.

    You raise an interesting point about when I croak it (in about 50 years time....) they are in joint names, so I asume??? that my wife will have all selling rights? and my passing would be a good time for her to sell o avoid the State taking them, any insight for me?

  3. I was wondering if anyone knows how the IRS taxes income from rental homes in the US when you live in Thailand and are not a US citizen.

    Ah, you'll be the proud owner of "Income Effectively Connected With US Trade/Business." That's a major section on Form 1040NR (non-resident), even allowing you to attach the old familiar 1040 Schedule E to report your rental income -- after you've turned-in your green card.

    No way to get those rental propeties off Uncle Sam's radar screen. And so easy to attach for back taxes, too. At least you won't have Texas state income taxes (although their property taxes more than make up for their lack of income tax -- as you've no doubt found out).

    Tax treaties, however, *should* precude any double taxation on these rents. But Uncle's got 'first dibs' on taxation rights on rent income from US property. No wiggling out of that.

    Thanks for your feedback, but just to explain if I wasn't clear, I know there is no legal way of not paying the tax, my question was around how much tax and if a company owned the homes would that be taxed less than personally owned i.e. is there a smart way to set up to be tax effective.

  4. No doubt, like many who read TV, I am planning for my retirement in LOS and I was wondering if anyone knows how the IRS taxes income from rental homes in the US when you live in Thailand and are not a US citizen.

    My situation is, I am an Australian citizen currently living in the US, I have three houses here (Houston) that I own outright, the income from these (about $50k after expenses) will form a part of my retirement income. I am currently on a green card but will let that lapse once I leave the US, so I don’t think my worldwide income will be a factor (I will have income form the UK & Australia also).

    Is anyone in the same situation as me? Or are there any US citizens, living in LOS, that can explain how real estate generated income is taxed when living OS?

    Also, is there any advantage to forming a company in the US to hold the properties (there maybe another 1 or 2 added prior to my leaving)

    Any help would be greatly appreciated. Thx

    Do you mind being called farang? a topic that raises its head with annoying regularity in the forum.

    The answer to both those can be yes or no depending on not the word used but how it is used.

    Do you know if Suarez delivered the word with malice, sarcasm or ignorance..... no, you don't, neither do I, and the FA don't know either (which again proves what FA stands for) meaning the judgement is flawed and the penalty is unfair.

    If there is anything to be learned from this little saga it is, don't talk to Evra at all, or he'll just go blubbing to his mummy.

    Again..........In a Liverpool Man United game......do you think it would of been friendly?? get real he meant it,end of story.

    It doesn't matter how he delivered it ,he did and he has been found guilty,you can try and wrap it up any way you want but you and others just make Liverpool the small club they really are.Anymore T-Shirts tomorrow? i doubt it lol.

    Thaddeus, it doesn't matter how he delivered it, the fact is he did and there was a complaint, so he exposes himself and his club, it's 2011 and that's not allowed anymore regardless of personal opinions.

    Liverpool as a business need to understand that and stop acting like the local plumber who cant understand why the Playboy calendar needs to come down because the woman are complaining (I'm on the plumber's side BTW).

    You can bet your life that behind the scenes the Liverpool HR/PR departments will be working overtime to ensure staff are better aware/disciplined in the future.

  9. Hello Roy. I wanted to do exactly the same thing about 10 years ago when I too shipped a container to my home here in Sa Kaeo. I used a Thai shipping agent and was advised to NOT include the golf cart. At one point I was very tempted to attach a reel lawnmower to my cart and insist it was a "riding mower":lol: . I didn't do that but I should have , in retrospect. My container was shipped direct to my front door and was never opened and my lock and seals were still in place.

    Hhhmmm, interesting and I assume that as there is not need to register, correct? that if you get it that far your home and dry?

  10. After hearing all the horror stories about importing cars and motorcycles into Thailand I was wondering if its the same when you import a golf cart or is something like that classified as a part of your regular belongings?

    I will be moving to Thailand in the next year or two so will be bringing a container of household items and was going to bring a golf cart, good idea, any experiences to share??

Mark Hughes is simply a product of the current culture of professional football, clubs and players show very little loyalty and fans see management longevity (examples above: Alan Curbishly & David Moyses, this pair did and are doing a fantastic job with limited resources) as a weakness, unless you have a large trophy haul.

    Hughes was sacked whilst pretty much on track with the City plan. There are hundreds of examples of player, manager & club greed, lack of loyalty and unrealistic expectations.

    Arry brought pride back to WHL for the first time in decades, fantastic and unforgettable European nights and a 5th place finish and he is spoke of like he messed up………………

    Hughes, what else should we expect really?

    both often mistook for each other - you tell me how you can 'love' someone within a few days - it's children's fairytale stuff - and get married when you met only a few hours? you don't believe in the tooth fairy do you?

    CNXpuuyaibaan, the OP had already said it was 2 years ago, so your advice/example was hard to understand.

    I think aazz09 mentioned that we are all a product of our environment, you can name 10 failed relationships to every 1 good one....................so I think the tooth fairly is more believable than your advice to be honest.

    Thinking beyond the chicken issue...........

    I don't live in Issan currently, but, I have built a house there (please spare me the try before you buy posts people I am very happy with my choice and very adaptable and have $ to burn...........) anyway, as you are currently renting with a view to building could I suggest you do like I did and build approximately 1 mile from your wifes village (if that's posible and the area quite) this is what I have done and it seems quite ideal as you get to enjoy the great village folk anytime you wish, and for me that will be frequent, but when you feel the need you can withdraw to your retreat.

    I find it the perfect combination of enjoying and learning from the rich Issan culture and having my own space. No chickens, dogs, etc unless I choose. Something to think about maybe?

  14. I wrote this post because I was in a good mood. I read Thai visa everyday, great source for guys living in thai. I read many postings about the negetive, wheather it's the girl that did some wrong thing to her guy, or the scam and corruption. Yes, I can tell some of my own , but I have found in Isaan, a good life, with good people, as I'm sure others have too. I wanted to share a little of that , and to those that have'nt found that great girl in thailand, maybe it's because your looking in the wrong place. Sometimes we see and get what we are looking for. What are you looking for,because I found it in a small Isaan town.

    It takes guts to write something like this on TV. For the most part you will be ridiculed and made out to be an idiot.

    I found my jewel 24 years ago and its still sparkling.

    Hope you can feel the same after 24 years.

    Congratulations! I think most of us who end up with an amazing Issan Lady as a wife took a leap of faith at some stage and that courage is the key to your/our happiness.

    What will one year of rice cultivation pay on one rai? After I have payed for the seed, the fertilizer,the laibour etc. and have sold the rice (paddy?) I now have a pack of Bath in my hand to go to the bank with. Assuming I paid 100000 for the rai and borrow from the bank at seven percent they want seven thousand of this money, and then I want to pay back my loan i ten years so thats another 10000 to the bank. Now I want some return on my investment, lets say five percent, so five thousand down in my pocket.

    How much money do I still have now?

    You have a debt to the local loan shark, how much depending on the weather.

    If you get 500 kgs. of rice from your rai (a fairly good yield here), and sell it at 20 b/kg (a good price), you have 10,000 baht. Take off your outlay, and you probably owe about 15,000. That's working on one crop annually, which is the case in much of Isan.

    I know the prices quoted on this thread are not far above what is being paid, but it seems crazy to me.

    I agree, for me any additional land in Issan would be to keep me occupied (ie hobby farm) and not for reasons of income or capital growth, why not capital growth, well, it's just my own personal rule that when there is a rush to purchase your most probably already too late.

  16. I rent a house for 6k baht per month. That's 70k baht per year. House would cost 2 mil baht to buy.

    If I buy in this illogical enviroment it would take me more than 20 years to make a profit renting the house.

    When this real estate and currency bubble bursts I will consider buying land for the kids.

    You are assuming that your rent wont increase for 20 years, You are also assuming that farming land in Issan is in some sort of real estate frenzy that's creating a bubble rather than going up with the value of food/crops.

    In fact your both correct, typically land prices like share prices are driven by fear and greed, no doubt Issan land prices were undervalued and are now keeping pace with food prices creating a sellers market in which the "we cant loose buying land" mentality comes in and vendors get strange ideas about values (the greed), but as sure as night follows day it will hit a ceiling and prices will correct (to what extent will depend on how overheated the market got and of course other economic factors at the time). So the real question is one of timing and where we are currently in that cycle.

    I like real estate as an investment and have personally experienced and profited from understanding the cycle, what concerns me with the Thai mentality (and therefore investing in more land in Thailand, I have a few rai and a house) is a lack of should we say business acumen/planning, you can see this very clearly with the saturation of businesses such as restaurants & bars etc, etc. Then add to this the big face & status symbol that land ownership has and you have all the elements for over inflated prices.

    Instead of Issan land I have just brought 2 foreclosed houses in Houston TX as I am pretty sure we are at the bottom of the cycle here and if (as I expect) property doesn’t appreciate in value for a few years, I can still get 10 to 14% rental return.

    Timing is always the key and the surest thing is nobody is really sure. Good luck.

    He is not entitled to a 'fair go' because he was appointed by the old management and old owners who have subsequently departed.

    here's a stat for you - kenny dalglish has won more major trophies as a manager than roy hodgson has won away matches in all his time managing english clubs.

    with the current squad Rafa built and Roy Manages?, would you really want to put your Legend in the Hot Seat>?

    So think about when Roy took the job, Liverpool had massive debt, hated owners, no transfer funds to speak of , an average squad of players (plus a couple of world class players?? that had just underperformed at the world cup) and I would say the burden of a great past. If you were him what would you have signed up to in a performance based contract:

    Prem winners: no

    top 4: no

    Europa League: yes

    If they win their 2 games in hand they will be in a Europa League spot, so not a mile away from a realistic expectation for the club (at this time in it's history).

    Football is a confidence game, so the lack of support from Liverpool supporters for Roy from day one isn’t helping the cause and will be cascading to the team, that could be worth 6 points. The current situation is a slight underperformance to reasonable expectations, I can hear you groan, but I think most neutrals would agree.

    I have no doubt that if Liverpool were the mighty club they once were then Roy is maybe not up to it, but in their current situation/status he is and should be given a fair go and judged against reasonable expectations.

    I hope Liverpool come good again but it’s unrealistic to expect it to happen so quick.

  20. For your information Royspurs when I referred to working in a bar in Pattaya I was referring to menial work. Not everyone who works in a bar is a prostitute. She assumed exactly the same as you. But that really is insignificant as her quote was my main point. So take your smarmy reply and shove it.
