Great info here. We are small-scale potted flower-orchid growers just moving into the vegetable space at our new home. Got a lot to learn! Maybe not ambitious enough for avocados ????

Yes, Mae Jo U. does soil testing and we know people there so it will get done.

We are planting vegetables and avocados. Seems like raised beds might be an option. The tiller idea might not be best at this point. Land (fill) is like concrete now in the dry season but locals say it is not bad.

I need a tiller for improving hard clay soil, 1 rai. What's a good brand I can buy in Chiang Mai for a reasonable price? Any advice for improvement additives: dung, fiber, black soil, etc.

Custom wood benches needed for a front porch (teak or other hardwood, avoiding the Thai "boraan" concrete style) - reasonable price, of course. Any suggestions?

2015 and thaland airports still dont have those automatic guiding systems for a correct landing... if half of the planes could land in chiang rai, why 2 had to fly back to port of origin ?
Are you retarted? i live northern Thailand, i cannot see 100 feet lety alone metres at best of times, had no wind at all, maybe they got some later in the day. Probably why some planes went elswhere, ya do not have to be a rocket sciencetest to work this out. What planet do you come from?

Thais are so easily offended by foreigners, yet they are complete nitwits themselves when it comes to care for the environment, driving, having no care for annoying neighbours with loud noise etc etc etc.
So this type of reaction to foreigner behavior happens all the time?

Noticeable drop off in Internet web site session reliability last few weeks with 3BB. The ADSL line itself has been rock solid, and non-HTTP traffic has been good, so it is definitely related to some kind of web traffic filtering/shaping and/or contention/congestion.

I have an appointment on the very last day that my previous extension permits at Immigration in Chiang Mai. In the past we have always gone to apply for an extension about 3 weeks in advance.
What is the risk going on the last day (other than a road accident or serious illness?) Is there a hard rule about this? I ask because appointments are ridiculously hard to get and impossible to change.

@NaiGreg: thanks for your post. I've only been in CM for 2 years. Do you like it better now than 15 years ago?
We moved out to the burbs (Mae Rim) in 2005, so a little bit like apples and oranges. But life is quite good, just the same. Now we are seeing growth, and a lot more foreign residents, in Mae Rim. Another surprise.
My wife is khon mueang which (I think) has helped me understand life here a little better than some others. Maybe not.

He's right about elephants roaming the streets, not wild elephants but nonetheless elephants wanting food at the bars in Chiang Mai. I have been here a little longer and well remember them.

Yes, I should have said remaining elephants were not just entertaining tourists at the Night Bazaar. They were making the rounds around town. Even Nimmanhemin which was a quieter place then.

I first came to Chiang Mai 15 years ago this week, seeking adventure and escaping the Y2K bug madness in the US. I was enamored and decided to stay. Best decision I ever made.
Aside from the obvious population growth there are just a few things that have surprised me over the years.
1. Thaksin Shinawatr was relatively unknown but rumored to be an aspiring young CM politician-businessman who could shake things up. Who would have guessed the staggering political ramifications from his ambitions?
2. Elephants still roamed the streets then . . . everywhere it seemed. They are pretty much all gone, and for a good reason.
3. The dramatic rise in the Baht valuation and it's multi-year stability at around 30-32 per USD.
4. The Chinese tourist invasion. I don't recall anyone ever predicting that!
5. Internet shops (painfully slow shared dial-up 28.8 kbps) were popping up everywhere then - Now all replaced by coffee shops (that open after 9:00 in the morning!)
Lots of infrastructure improvements (how many times were the moat footpaths upgraded?) and more foreign goods available (esp. since Rimping opened)
I'm sure there are dozens more. What has surprised you?
