  1. I haven't been to Pattaya in a year, but I use to eat brunch at the Apex, and for 110 Baht it was fine. The last time I was there, they had done away with the crescents, although the orange juice was good. Never been to the Lek, or CP'S, and lived in Pattaya for five years.

    Barry

    :whistling:What are crescents??

  2. If you need to have chastity belt for girfirend then you need to have new girlfriend

probably will be no good anyway you then have to go to buy chasity belt again for new girlfiend :D:lol:

:whistling:Yes. You maybe right. Need to find a new GF.:bah::bah::bah:

  3. So if an investor sells the property after 20 years for the same price he paid for it he's made a loss on his investment?

No, if the breakeven is 30 years as in the example then after 30 years the rent (minus expenses) has paid for the property. This assumes he is a cash buyer. So if he started with 2 million baht in his account and used that to buy the condo then 30 years later that emptied account will have 2 million baht in it again and he will still own the condo, which is now 30 years older.

So in absolute terms the buyer has made something but in real terms not much. The buyer has essentially doubled his money after 30 years, assuming the condo could then be sold for 2 million again. But, this may be a very bad profit. That is because alternative investments may have yielded far more. In fact, taking the last 30 years as an example, buying US Treasury bonds and reinvesting the coupons (average yield 7%) would have resulted in the original 2 million growing by 800% to 16 million. Or, investing in the Dow Jones and reinvesting the dividend would have resulted in about the same.

The question is what will provide the best return over time, buying the condo and collecting the rent or renting and investing in something else.

Over the past 10 years property has performed very well and lots of people assume it will always do that. But the past 10-20 years has been very unusual and it is quite possible property may now under perform. My view is that unless you find something that is really special then investing in Pattaya is probably a bad idea. For one thing prices seem very high. But also the quality seems very low and selling older properties in the resale market can be very hard unless the seller is willing to make big cuts compared to general asking prices.

So he's not at breakeven point after 30 years, he's really doubled his money.

I defined breakeven for you within this context, its the numbers of years of rental it takes to cover the principal cost of purchase. Not sure I can make this any simpler for you.

I gave the example of a cash buyer and I didn't factor in the interest or other investment returns he would have lost having used his capital that way. I tried to give you examples showing what a terrible investment it would be if after 30 years he sold for the same as he purchased it for but that seems to have gone in one ear and out the other, or just over your head entirely.

So here is one more attempt, although I imagine you will get the wrong end of the stick again and after that I will just ignore you, no further point in attempting sensible discourse.

So, if he borrowed the money to buy and paid interest over those years he would have lost a huge amount of money, even though he would have recouped the original purchase capital.

Or, if he used his own capital then he would have lost hugely compared to having invested at the available risk free rates.

Either way, in this case, he has lost hugely.

So, to actually break even in real terms, i.e., a dollar 30 years ago compared to a dollar now in purchasing power terms, he needs to sell the property at hundreds of % higher than he bought it for.

:whistling:Are property taxes and mortgage interest deductable from income tax??B)B)B)

  4.

Thanks for all the posts,we have checked out the banglamung hospital, prices seem to be around the 30000bht mark,my partners quite happy with the doctor she is seeing as well, time will tell

:whistling:Do you have a private room or are in in a ward. A private room is more.B)

  5. It costs you 500 baht yearly for a kasokorn ATM card fee?

    Sounds high to me

Mine gets deducted auto from my account roo. Can't remember how much but last I looked (3 years ago!) it was 200 baht. And that's already more expensive than normal ATM fees. (it's the visa debit card - was the hype 5 or 6 yrs ago. Sounded like a good idea at the time. Now I use it just as a normal ATM but never bothered to change to cheaper card)

Surely fees haven't gone up by more than double in 3 years??? Gee

    :whistling:Bangkok Bank 200bt year.:)

  6. Pig & Whistle vs Village Chippy

I have eaten Fish and chips at both in the past couple of weeks and my take on both is they are at both ends of the scale both acceptable but very different.

Pig and Whistle. Very large (huge) portion of fish, no idea what kind but mild and delicious. Choice of bread crumbs or batter, chose bread crumbs which was a good decision, not overwhelmed with dough like the battered F&C. Great French Fries, large portion of mushy peas (could have had baby peas as alternate). The portion size was the size of a platter, reminded me of a side of shark. Price B225, soft drink B50 if I remember correctly. The tartar sauce was the best I ever had and no problems getting free refills. Traditional English pub atmosphere, tables and arm chairs. My rating give it a 5 star.

Village chippy, large size fish order (B120) would be medium at P&W, sufficient fries, mushy peas B25 extra and no tarter sauce, but soft drink was only B15, such a deal. I don't know what kind of fish I was served but it had the muddy flavor of talapia, edible but not a favorite of mine. Outdoor tables but under roof. Unfortunate I would rate it only 3.5 out of 5 but still very good value for the money and they deliver.

I am the organizer of the Frugal Freddy Monday dinner club at Pattaya City Expat club, we had a dinner at P&W a couple of weeks back with 31 members in attendance and everyone gave it 2 thumbs up and all said the will return and many have. The owners gave us the Friday night special price (B195) which all the members appreciated.

Unfortunately the Chippy is closed on Mondays and until they open on Mondays the group will not be able to evaluate them.

If any of the restaurant owner participating in this forum would like to invite our group to evaluate their restaurant on a Monday night please PM me.

B)pig and whistle was good at one time, but is now is not a good choice. :whistling:

despite your best efforts to change its name to farside in any DARKSIDE thread on TV

this is a thread about eating out on the DARKSIDE, thats the title of this discussion -THE DARK SIDE

the DARKSIDE nickname was attributed to a well known, highly regarded and now deceased too young bar owner on the DARKSIDE

it is not called the pathetic sounding farside

so if not for me, but out of reverence to his memory lets leave it exactly as it is and not try to change it to some more attractive PC sounding name that you have created

you may not like it but for me its the DARKSIDE and always will be, as it will be for many more who live around here and are proud to call the DARKSIDE home

So within OUR OWN replies, we are all obligated to refer to the area in terms dictated by you so that you may honor your deceased bar-owning friend's memory...I THINK NOT!

And I suppose East Pattaya is also verboten too...sheeze...get a life dude...it's only something over 1000 replies and 60k plus views and this is what you have to contribute to the thread. Why not actually get out of the house and away from your keyboard for a few hours and try a restaurant on the Farside and report back...instead of contributing a useless rant to the discussion

And, for your edification, I often refer to East Pattaya as "The Farside" not out of any sense of political correctness but in reference to the funny, unusual, and odd-ball characters who populate the area, and who are not dissimilar to the characters in the famous Gary Larson cartoon of the same name.

if you were to actually read this extensive thread about the DARKSIDE you would see that i have contributed many more times than you have and i was doing so well before you ever surfaced from your mousehole mooban to squeak out

i have been to 95% of the restaurants on the Darkside in the ten years i have been here, so i do feel able to comment on them and often have, but more often have not, as they were not worth wasting my time writing about

the person who coined the phrase Darkside was not my friend, i did not even know him but to be pedantic the thread is actually titled and exclusively about the DARKSIDE not the Farside or even East Pattaya

as to getting out of the house, i do that every day, i go to the beach and into Pattaya almost everyday and unlike you i do not need to abuse the free parking in Central Festival to be able to do so.

i pay in the secured parking section and do so every time i visit.

i do that rather than drive around for hours following freeloaders like you looking to dump the motor at someones else expense thinking they are being clever

its a far more civilised way to park, in fact i did that just today when i went for lunch at the Hilton

i would review it for you all but its not on the DARKSIDE

at the end of the day, like most of your posts on TV, this is another example of unresearched, defensive and offensive ranting from another faceless keyboard warrior, AKA the cowardly and cruel dog poisoner of the DARKSIDE

in my opinion you hit the bottom of the barrel when you poisoned that poor dog and then crawled right under it when you felt moved to boast about kiiling a defenseless animal in such a cowardly, painful manner and then finding it amusing

personally i hope it comes right back at you and you die in exactly the same way as that poor dog

i for one would not miss you

so as to opinions spewing forth from such low morals personages such as yourself, truth is, in my book, it don't really matter what you think Dude.....

;)Some all the east side of pattaya the OUT-BACK.

  8. The menu of Mexican dishes there (BOBS) appears exactly the same. I haven't tried with the new owner either but I looked at the menu hoping for an indication of change. Went one time with the old owner, to have a beef burrito, it was awful.

I have tried Sams. Not good!

I think sam's is fantastic, it beats any place i have tried here, or in BKK. Being from So. Cal. it is really hard to compare that mexican food to what I was raised on, but I think he is doing everything possible to make it as authentic as possible. Sam seems to be a "hands on" kind of owner, at least when I eat there, and the guy knows mexican food, having owned a mexican restaurant in mexico and in San diego.

    :rolleyes:Where is sam's??

  9. :ermm:

We tried red palm last night...and it will be my last visit.

First of all no customers at about 1930, that almost made me leave but I would like to find a decent Mexican place someday.

The flour tortillas were as advertised, homemade and fresh. That's the good news, all the rest was sub-par to say the least.

Two smallish Margaritas were lackluster at best, my wife's Quesadilla was more like deep fried. She can make much better.

My burrito was ok, sauce so so and there were at least .000002 grams of cheese on the top, the beans were cold and the rice was soggy...not mexican rice or even close for that matter.

Chips were homemade and ok but on the thick side...all store bought salsas are better than Red Palm's. (150 Baht)

I was encouraged by a posting that stated the guy had went to chef school, he must of only went for the first day and decided it wasn't for him.

All this for 900 baht...never again.

    Back to Mike's for a 2nd try....and then I give up.

BTW....there's a place in BKK....I think the name is Los Cabos, a little on the high side but the best mexican food I have had in Asia.

    :blink:Forget Mikes. Try Bobs :D

  10. That person is me, guidelines have expanded we now have $ restaurant (B150 or less for complete meal plus soft drink) $$ B150 - B250 and $$ B250 and up. All of the restaurants give us a 20% discount on our check bin on Monday night and if PCEC member any night we come and show our card.

    :whistling:Who is frugal freddie??

  11. I suppose one of the issues is that there isn't a big market for Mexican food in Pattaya.

For some US citizens it may well be on the radar but for many other nationalities there is no real interest in Mexican food.

Having said that it is dead easy to make Mexican dishes so it is hard to understand why most places can't even get the basics right.

Tequila Reef springs to mind as being a grand example of not having a clue when it comes to Mexican food.

Margeritas are ok but there is where it ends at TR.

Haven't tried any other places in Pattaya as i prefer Japanese and Thai food.

:(Is it true that TR only makes margeritas with mix and not fresh lime juice? Any reports on Mexican food at Bob's ?

  12. There is an American owned bar in Jomtien, Rich Man Poor Man, I think it is on Soi 9, and only about 25 M down the soi on the right from Beach road. He will definitely be showing the games. You will have to stop by and ask about times.

Eddie's 'Richman Poorman' will be open, as noted above, for all games. However, be advised that the Super Bowl will be by reservation only. Great American food there, too. Try it this weekend to see how it goes. He'll also be showing all of the replays on AXN channel. NO music when the games are on!

I can also suggest a short trip across Sukhumvit to "The New Inn". It's about 1 Km past the RR tracks, on your left. The owner, Gary, is English. But he has a large American clientel, and shows all the replays of games. I don't think he'll be open for any 'live' games, EXCEPT those that start at 8 AM. Also great food there! Like Eddie, Gary will have the game audio on.

 Why don't bars tape the game and show at a later time.B)

  13. There's 2 places in North Pattaya on Sukhumvit, Matsutso (or something like that) and Pure.

Pure is just before the traffic lights at the junction of Sukhumvit and North Road.

The other place is about 150 metres before Pure, just past the second PTT petrol station.

Pure seem to be the more proffessional set up.

I don't konw about prices though, it'll depend on the system you use.

You could try a small inline filter coupled with one of these fancy drinking water filters with 5 filter media which would probably cost less than 10k. That's what I set up in a condo.

:rolleyes:Thank you for the helpful information.:D

  14. I would like to put a water system in the house. Getting tired of buying bottled water. The local store has water from the japin water system and the water system installed costs 43,400 bt. It must be a great system at that price. Can anybody give advice on this system or any other system? Is it possile to get a good water system at a fair price in Pattaya? Would be grateful for any helpful information.

  15. :whistling:

    Back to obnoxious again....:whistling:

I actually like ice hockey and consider myself pretty well educated...

You are criticising drunken Englishmen, but here is you seemigly fixated with gambling, and talking about being a coke head.....rather hypercritical me thinks

No mate. I didn't criticise anyone, only described what we all observe.

Professional sports is about gambling, regret shocking you. Without gambling the NFL would be shit.

Coke is the drug of choice of the educated, but I don't encourage its use.

As for you liking ice hockey, that is fine, I would enjoy playing it as I did soccer when young. The point was only about the NHL in the U.S.A. which does indeed attract the under educated crowd who enjoy brawls on the ice more than the game itself.

The second game is on Sophan, same channel, top of your dial, Astrosport 2.

:DYou can watch all sports live on ATDHE.net I just watched NO and Sea game.:)

  16. IMO if an establishment offers 15% discount cards it is overpriced by at least that amount and I won't bother going there.

Can't comment on the discount card, however,

I like going to Shennanigans Jomtien for breakfast at the weekends.

Full English breakfast including coffee's for 160 Bhat.

Quality, Quantity and service is good, place is airconditioned & you can read the daily newspaper or check your Emails.

Maybe not for some of the cheap charlies on this forum but it is good value in my opinion.

:whistling:They need more customers like you.B)

  17. I was at Bangkok-Pattaya hospital last week and saw Dr Nucharut. My problem wasn't complicated, excessive wax and ear itch. She cleaned out the wax and gave me some cream for the itch, which seems to have worked. So bsed on that one visit I would recommend her.

Do you mind saying what it is the approximate cost there for a wax removal?

The entire bill was B 755 broken down as follows:

    1. Medication (cream) B 55

    2. General medical equipment 100

    3. Physician evaluation 200

    4. Physician procedure fee 400

Did you have a discount or did they have a promotion? Very low fee for BPH.
