  1. I booked some Qatar flights about 10 days ago. Half term holiday in UK from LHR, short stops in DOH ( 2 odd hours an 5 odd hours). £505 per adult and less for my child.

    They were the cheapest decent airline going but looked again last night for my bro in law and family and the prices for the same flights were £560+.

    The indian airtlnes were less but less desireable IMO.

    Sometimes I think it's luck when they release an amount of seats at a certain price, when they are reserved the prices rise. In August I was looking on Etihad, could have booked for £479 per adult with the shortest stop overs but wasn't certain we would go. cest la vie.

    650 odd pounds LHR-BKK and back again and then you have to spend 8 miserable hours in the airport.

    Jet airways is slightly cheaper with just an hour stopover in Bombay/Mumbai.

    While the likes of Qatar claim to be 5 star, its only in 1st class. You are stacked in like cattle and force fed your food as quickly as possible like most airlines wen you grace their economy seats.

  2. To the OP, if you can't fugure it out, which to be honest is pretty simple then I wopuld recommend you go back into yoru education system for a while longer.

    In UK, start school at 4/5 yo, go to a comp/secandary or grammar at 11- 18, leave at 16 if you want, stay at school until 18 if you want A levels, 18+ go to Uni if you want.

    Whats difficult about that? yes, there are variations according to where you live but still not hard to figure out!

    all students take GCSE's in key stage 4 and the high school kids take A-levels. you need A-levels to get into University.

    Oh and i forgot to mention...it's British not Brit. You lazy Yank.

  3. Malaysian Islands or bite the bullet and really give the kids a treat and go to HK Disney or even better but further away, Orlando. You can't get more kid friendly with so (too) many attractions for kids than that.

  4. Don't skimp on the roof. Spend as much as is needed to make sure it works and lasts or you'll be back here asking for a name of a person to fix the roof.

    If you can't afford to build something decent, build it smaller but don't skimp on the roof. You need to offer your customers some service and if they get dripped on while in a room they'll leave and repeat happy customers is what it's about.

    When the wind and rains come you'll sit back with your customers and they'll be smiling but not know why you are smiling as you'll be thinking, glad I have a decent roof unlike that poor chap up the Soi who has buckets all over the place and no customers!!! :D

    Actually, using shipping containers was seriously considered by me for this project. (There are many buildings and even hotels built in this manner). The primary reason for rejecting this type of construction is because the access road to the land is too narrow to allow a vehicle/crane which would carry the container(s).

  5. If you want to open a pub as a foreigner you will need a Thai person to put the license under anyway.

    As you are Thai open it up under a Thai name and have the license in you name, you can then have a pub, baroro whatever.

    There is no sense is not being the front for the business as you are Thai.

    It's not easy to base an estimate purely on a description.

    What's the state of the property, are there major repairs necessary.

    Are there garden ornaments, trees or plants to work around, is there a lot of wood work, should the gate and the outer-wall be included, etc. etc.

    Interiors is the same story: is the home (condo, house) furnished, are the walls old or new cement, do the ceiling need to be repaired (mostly they need), does the paint job include door-posts, doors, window-frames, etc, etc.

    Our price for small projects eg. condo's and or houses (bungalows) is THB 1000 per day for one person or THB 1500 for 2 people (this doesn't mean that the job will be finished at 50% of the time, but it will go faster). Add the sealer, putty, paint, coating, tape, rollers, brushes, etc. (we can take care of this or you buy it yourself).

    Just an estimate for a 35m2 condo (no furniture, small cracks in the walls and ceilings to be repaired), door post, door: THB 5000 labor and THB 5000/THB 6000 material.

    As a bonus, we will check the technical part of the condo (or home) on leaking taps, running of the water-pump, functioning of ceiling-fans, light-bulbs, ALL windows and doors will be checked and repaired at cost price.

    As an example: We did a 45m2 ground floor condo, 2 bedrooms, 2 bathrooms, 1 living room incl/ kitchen; FULLY furnished; changed curtain rail in living room, lots of wooden-accents, we washed the curtains, checked all the aluminum sliding windows and balcony doors (incl repairs); we used Beger emulsion for interior - semi gloss and matt for the ceilings.

    It took us 8 days with 1,5 guy and the customer paid THB 15,000; all in.

    Another example: We did a 60m2 (2 storey house = 120m2); 3 bedrooms; 3 bathrooms; kitchen; living room; stairway; all walls and ceilings; 1 outer door and 7 inner doors; door posts; minor repair in the kitchen; walls were cracked; check and repairs of aluminum sliding windows; new locks on outer door. We used Nippon Healthy Emulsion (don't drink it). The project took us nearly 3 weeks with 2 people (yes, a bit slow), but the customer finally paid THB 20,000 all in.

    What we 'll usually do is:

    - check the property with a check list, so that nothing will be forgotten.

    - you will choose the paint and the shades

    - we'll take the measurements as accurate as possible

    - we'll make you an offer (which includes all the work to be done, paints that will be used [brands, colors and shades] , start date, end date, price to be paid.

    This sounds rather normal and maybe you think: Isn't it done always like that?

    Not always..........in most cases, a lot of surprises will finally be added up.

  7. Used to go to Xite when I lived in Thailand in 2001/2. Wife used to knopw the then owner, used to get free entry an dVIP treatment, nice chap but with 'contacts' if yo know what I mean! Always Ok to me. Passed away under curious circumstances a few years ago. Wife knows his sister too, owned a bar in Best Friend complex, nice woman, when we went to see her she always drove us to Xyte in her car (always new!). She also has 'contacts'!!

    Used to like it in my young 30's but soooo loud! A few Thai celebs used to frequent too.

    How does the land office know when the land was last transferred? I know that in the UK we have HM Land Reg.

    Also, sorry not trying to hijack the thread, if you sell a house for say 5 million where the land is worth say 1.5 million, how are the taxes worked out if the house has been built and owned by the same Thai person for 5 years?

    I think the answer depends if the seller is an individual or company and the assessed value of the land.

    All together taking some info from the web and revenue department: income withholding tax for an individual, say 20,000 baht, transfer fee 2% assessed government value 18,000 baht, 0,005% stamp duty 4,500 baht. All together maybe around 40,000 baht?

    60,000 is maybe a bit high or the assessed value is higher than the sale value?

    For starters, House size would help and 1 story or 2 as well as condition.

    Last few weeks I painted my 2 story home, mid sized I would say at 4 bed 3 bath home.

    Paint here is in Gallons. I used 15 gallons of TOA high quality primer first. it was 2300 Bt for each 5 gallons (about 50 euros each)

    So, can anyone who has purchased extarnal masonary paint or is going to Homepro or other builders merchants that sells paint tell me how much a large pot is? I need quite a lot as you can imagine so larger buckets (10L?) would be great.

    Also, the house is already painted at present in white, the walls need some settlement cracks filled, pretty simple to do, anyone know how much filler is? Cheep filler is about a 40 Bt (1 euro) But go for the better stuff it may run 5 euros per quart + the putty knike which adds 40 Bt. Go all out and sand it down a little as sand paper is about 12 baht a sheet

    In Thailand, would the painted house need to be sealed? or just a bit of a sanding etc to prepare? and then a couple of coats of decent masonary paint applied? Depends on condition and if a color change. I like to use a single coat of high quality primer. Fix any problems, and 1 or 2 coats of a good quality paint. The 5 gallon buckets of paint are about 4500 Bt - I like TOA Super Shield.

    Finally, I promise, what sort or prices are ladders/sand paper/brushes etc.

    A decent 6' ladder is about 2000 Bt + if you have a 2 story home figure a decent ladder will be about 10,000 Bt+ granted Thai use Bamboo ladders that I would not touch. My life has value.

    A rooler and pan is about 100 Bt. a decent brush is about 50 baht here. for my house I used 4 roolers and 4 brushes, one for each side.

    In total I think just ABOUT 40,000 Bt for materails on my 2 story home - labor excluded

  10. Does anone have any phone number for Thai painters to do some external paint? I'll pay a fair wage for a fair job plus provide some beer!

    Any family member with ladders (as they will be needed) or can be hired who wants to work for 1/2/3 weeks(maybe 1/2/3/ people as it will take less time).

    I have a job for them but not willling to pay farang prices!! Can get filler/sealer/paint etc. and pay cash weekly. No issues.

    Anyone know of a reliable painter please let me know. Immidiate start or can wait.

    To be honest it would be quite OK if the standard of finished product is high...however in Pattaya many of these farang builders charge high and deliver really crappy results. The "excuses" are the same: this is Thailand, oh I already told the worker but he does not understand, etc. Might as well employ a local. And in my experience, there are many well meaning, honest and skiiled Thais out there.

    Sallman - not a peep! Sent 3 emails and no reply. Wife has called to speak to them Thai/Eng - couldn't be bothered! Are they so busy they can't take anymore business ro are they just crap??!

    Town & Country - replied quickly, helpful and gave good information. Friends will use.

    KCR Homefinder - helpful but may be out of area as I beleive are near darkside now.

    Eastcoast - sent 3 emails no reply.

    Anyway, friend will be in Pattaya at Christmas so I have forwarded all emails to him for him to deal. I have also told him to out for rent also as hi splace is fully furnished and sitting empty for 2+ years! His choice though.

    Just for my info, how much are large pots of masonary paint in Homepro?

    Are the 'new' colours using the same shade codes as the 'old' ones? Confusion will reign :(

    the old code was s612,colour coastal biege,the new colour they are useing the same code and colour,i would have thought if you have the code for the original col.it should be changed so you dont end up like us,they tried to say we changed the tin yet the date and codes are on the print out and date we purchased,so if you want the orig.colour you must state the old mix.they even wanted the old tin so the wife said she would pay for him to come and search the rubbish tip.so once again they have NOT CHANGED THE CODES AND YOU MUST SAY YOU WANT THE OLD MIX ONLY AVAILABLE TILL THE END OF THE YEAR.ONLY THEN WILL THEY WIPE ALL THE OLD CODES OFF.AND PUT NEW ONES IN THE COMPUTER.

    My friend has a condo in Pattaya and is looking to sell. He is in South Africa and cannot get to Pattaya to sort things out.

    Can anyone with experience of selling a condo or house recommend decent, honest (I know it's difficult!) estate agents in Pattaya who actually sell things and not just sit there all day talking a good sale!

    Also, can you tell me what fees to expect to pay for commission?

    His place is near Carefour but he wants to put it up with a few/many agents to get it shifted.

    He also has a house to sell but wants the condo done 1st.

  16. seems to me that the OP has something to hide and is trying to find out what he thinks his rights are before the BIB come a knocking!

    If you have reason to ask about search warrants etc. you must be up to something as IMO a normal law abiding citizen wouldn't really think about being raided by the police as they would be thinking about other things unlinked to criminality like what to have for dinner, what do do tomorrow but will I get raided and if so what are my rights? Come on....

    Stinks if you ask me. If you are up to no good, stop now and hope you got away with it or face the consequences.

    In Thai, the number 2 and 3 do sound similar, especially if said fast and Thai is not your native language. Been more cases than one where I have misunderstood a number containing the number 2 or 3....and the further to the left of the decimal point either one of those numbers is can lead to a surprise in verbal deals.

  18. What laws exactly favour the tenant?

    I would say that make sure you and the landlord both agree on what clauses should be put into teh contract, that way it is fair to both parties. Then if you want to leave early you know exactly what you will or will not receive back. Saves arguements and bad feeling all around.

    Just my advice but still intrigued as to why the law favours tenants???

    Good relationship with the landlord...told her we were moving back to Oz and asked if we could stop paying rent and should keep our deposit. Offer accepted without hesitation.

    The laws here favour the tenant so there is really not much they can do (legally) if you stop paying

    I dealt with a chap called David. I won't name the company but whether they subcontract or not surely there are not people stupid enough to accept quotes of this ridiculousness? I hope not!

    The company is either very busy and quoted too high as they don't want teh work or so desperate they have no work and are trying to make a years money in this job!!!

    Ian only subcontracts the work to a local Thai company.

    Edit: but every time I've had a quote for doing some painting in a condo they've been ridiculous prices and I ended up doing it myself.
