Farmland Around Mae Sot Area

I'm thinking of moving to the general Mae Sod area to run a permaculture - agroforestry - food forest - forest regeneration experiment. I'd like land as close to a good source of water as possible (higher in the mountains, not on floodplains) and backing / surroundounded by forest/national park would be ideal. But not too far and remote and also land deed has to be Nor Sor 3 or chanod! Size from 20 rai up to say 120 rai. I have done a brief reconnaissance around there and saw lots of potential. Anyone have any advice how to proceed? I'm also looking for a contact who knows some local poo yais and/or government agroforestry types and/or has good local knowledge. Thanks in advance for any help and also to everyone in general as I've enjoyed reading many posts on this forum already (the fish farming infomation is fantastic).
