I have both paid and received commissions for finding buyers for property. Standard is 3%, but higher amounts may be agreed upon. I wouldn't turn your buyer over to the seller (unless you know then very well) , you must remain engaged. I have never not payed a commission due, nor have I ever failed to receive one that was due. No paperwork involved.
