We are trying to build a House in Phan Chiangrai, Does anyone know a Good Builder? We have already been quoted 8700Bt Per Square Meter for Building a House? What is the Going Rate now in Chiangrai Bt Per Sq Meter?

Any Help would be welcomed

Unless you specify exactly what you want, how you want it constructed and what materials are to be used, they will otherwise use the cheapest material, and the cheapest labor (read sub-standard [most of the time] here) as cutting every conceivable corner is where they make their money. Oh yes, it all covers up nicely, most of the time. The plumbing is the one of the most important aspects to it and the guys that really know what they are doing, aren't the cheapest, and therefore will probably not be the ones doing your house. And if you do not make your presence known (being on the jobsite and making sure things are getting done correctly) then don't expect too much. And never ever let anyone tell you..."I guarantee...." Just talked to an Architect yesterday and was quoted a price not too far north of your quote. When building a two storey house, consider having the builder or designer to put an overhang - so the rooms upstairs have more space. Make sure to have them put large windows. Thai builders love tiny wooden windows that you cannot look out of when they are shut.
