Oh well if it's as beautifull as this I shall have to keep my house in Dog Tag beach so that I can sit by my pool and gaze at it's shear beauty and gracefull lines.

I can just imagine the sun reflecting in the evening off it's mirrored glass exterior, lighting up my pool area, raising the water temperature in there to boiling point and burning holes in the palm trees. Pwuukk.

Just what I need in my dotage.. :o

Maybe you can get your Ipstar satellite dish installed at the top. Might help your reception a bit. :D

Yep that'll work if all else fails. A bit higher and I can have a direct cable to the satallite

Logic tells me this thing will not be built but since when could logic be applied here?

I don't think the main con have the expertise and I don't believe that anyone will finance it.

A building like that anywhere else in the world would be mostly commercial space but here who knows, if they are planning for only one and two bedroom apartments, that's an awfull lot of new condo space and would probably double the number of condo rooms in town and no doubt send condo prices into a deep spiral.

I guess something will be built on that piece of land but how big, that is the question.

Yes...K-TECH is the construction company. You must have called them aleady, so please share the information with us.

Together with the View Talay Company, they seem to have the whole property development and construction business sown up in and around Jomtien....but, after all, who donated the land to, and carried out the construction of, the Immigration Office in Jomtien for free? :o

The land has been cleared, fenced and materials and equipment are being delivered now.

What a chance to enjoy builders and jack hammers for another 5 years banging somewhere in the establishment.

With 18 floors a Stallinist era buildings, affordable to anyone, View Talay 1-2-3-4-5-6...., are just plain rubbish.

600-800 apartments, constant renovations and noise, 20 mins to get into a lift. At my first stay there I was wondering why some people were clapping when the lift reached the ground.

Could be, it took them some time to get down from the upper floors.

If a 55 floors place is any better, so be it.

IMHO, nothing in Pattaya should cost more than 300-400US$ pers sqm. If that.

Can someone explain EXACTLY where this land plot is whre this monster building might be built. I don't get it from the photos. Maybe with references to existing condos or businesses.

Just as you pass the revenue office going south, it's on the opposite side.

Lets hope that they have the foresight to make the balcony rails a good height :o

No all the rooms have low balconies so residents can leap off into the slums of soi 3 that are around the base of it.

Who is going to spend millions of baht on a condo room that walks straight out into that slum. Even worse it backs right on to Dog Tag beach, the land just there is just no where near enough expensive enough to build anything that high. Who's gonna fund it? banks just aren't stupid.

Maybe they gonna build the bit in the middle and leave the top and bottom just like they did at Majestic residence. :D

My thoughts exactly. This could be the Premier No 1 site. Will they install nets around the base of every floor?.

:D NO......every apartment comes with an elastic band...in case a jumper would like to change his mind....on the way down :D

I just wonder who will buy these units.

I've read elsewhere that the asking price will be 120,000 Baht sq/met.

So it's going to cost you about Bt 8 million for a cramped one bedroom

apartment with a tiny kitchen and zero storage space.

You could get a very nice 3 bedroom house plus a brand

spanking new Camira thrown in for this amount.

Or, you could rent a nice, spacious two bedroom apartment for 20+ years.

A rental investment would probably not be an option either, as the

only people who would be willing to pay the high rents would be

foreign executives, and they invariably live in Bangkok ... not Pattaya.

I can just imagine the ad in the Pattaya Today.

Lovely fully furnished condo for rent in Majestic Tower.

Nice pool, 1 bedroom, 1 bathroom, 65 sq/met, Bt 75,000 per month long term.

Free coffee, tea, newspaper and toilet facilities are available while waiting for the lift.

Final planning permission granted for the “Ocean One Tower”.

A meeting now from Pattaya City Hall, convened to discuss planning permission for a major new condominium which is due to be constructed on Jomtien Beach. It is called the Ocean One Tower and Plaza and will the the tallest building in Thailand and the tallest residential tower in the World. It will be a 91 floor building with a planned height of 345 Meters comprising 587 units. The developer of this project is Siam Best Enterprises Ltd who were represented at the meeting by a team led by Mr. Bruno Pingal. The K-Tech company will construct the tower and the entire project is costing a staggering 6 Billion Baht and is due to be completed by September 2009. Final planning permission was granted at this meeting and construction can now begin.

Their current, comparatively minor, project, Residence 3 was due to be completed last November and is still under construction.

I heard they had sold some towe units at 90,000 baht a square metre but that the price will go up to 100,000 baht a square metre now that building permission is granted. Please form an orderly queue.

The price is currently 100,000 Baht / Sqm but this will go to 120,000 Baht as soon as it is officially launched pending Environmental Approval - due late August/early September 2006. They have already sold about 18% off plan and looks like the prices will continue to rise - with mostly investors - alot from Australia (Gold Coast) who are familiar with this style of project. I know that financial advisors in Australia have advised clients to buy there! The infrastructure leading to the site will change considerably, with roads being widened. Some restaurants will disappear too - notably those near the Hanuman statue near Family mart. The price of 'progress' I'm afraid. The website will be online soon, currently under wraps. I'm selling the concessions in the elevators. Anyone interested ?

Should be able to make a good buck. Little hot plate, microwave and cooler full of ice. Newspapers, gum, Mekong whiskey, Viagra/Cialis, KY lube and condoms. :o

Couple plastic chairs and a table and you'd be set ! Make a mint in no time !

I expect a lump sum, plus key money, rent, a deposit and a percentage of the earnings (oh yeah, and a discount on the goodies) ! :D

If you'd like to buy one of these concessions, put the money in a plain brown paper bag and leave it under table 5 at the Xxxx Xxxxxx go-go. Who ever leaves the most money will get the first concession. The second largest sum will get the 2nd concession/elevator and so on until we run out of elevators or bidders !

Perfect business for a retired or semi-retired codger, or for the hansum man that wants to set his teerak up with her own business ! :D

Act quickly, bidding starts (hmmmm, lets see, it's Friday night, happy hour starts at 6, but the club doesn't open until 7 :D )

The map on the web site is somewhat creative in respect of the distance between the tower and the sea. According to the map, there is just a small patch of what appears to be trees between Ocean 1 and Jomtien Beach Road. The reality is somewhat different!

I wonder where all the sewage is going to go......

No doubt that is something each side (builders and city management) thinks the other is responsible for figuring out.

As the building is near completion and people start moving in, the engineers are going to be confronted with 36" outlet pipes coming from the building, and 18" pipes from the city's sewage system. (Or something along those lines)

Not to mention the amount of garbage a place this size will generate on a daily basis, and the amount of water that will be required to supply it. Just think of the pressure required to pump water up to the highest floors. Think of the pressure on the return system (1,000 feet of water in a 4 or 6 inch pipe is quite heavy and puts a lot of pressure on the plumbing. The building engineers should have that figured into their building plans, but what about the city's systems they will be connecting to ?)

They also have to consider the electricity requirements, parking and traffic flow and numerous other factors.

Jomtien has no water treatment - does it?

They need to give that some thought in about ten years time!

I don't know the answer, but would the pressure be the same in a 4"/8"/12" pipe ? Or would it increase with larger piping (holding a larger volume of water and........other stuff) ? :o

And, do you think anyone has taken that into consideration ?

Then again, it's not the first highrise to be built in Jomtien or Pattaya. Surely someone has calculated this stuff (water/sewage/electrical/garbage/ect).
