Moving To Pattaya From Uk In December

I have a Thai wife and 2 young daughters. We are moving to Pataya in December. I have been looking at prices for rented accomadation on the internet and they seem real high 50,000 to 80,000 bhat for something that looks reasonable. Does anyone know if these real or inflated prices. Also I have been looking at schools for the 2 girls aged 9 and 7. Most international schools cost about £5000 per year per child. Does anyone know if there are any suitable schools for about £3000 per year per child.

We moved here last month. We have a nice 3/4 bedroom bungalow in Jomtien Condotell Estate. We have swimming pool, tennis courts and play facilities for children. We only pay 35,000 baht per month and there are many other homes much cheaper if you do not want to be by the beach.

As foe schools, we picked the Burapha English-Programme School of Thailand (B.E.S.T.)

The charges for Secondary level 1 age 12 to 13 are about 50,000 baht per year. (less than 1,000 pound per child), We also have 2 children. One 7 year old girl and a boy aged 12.

There still some decent rentals around if you are prepared to look on the East side of Sukhumvit typically. There are a few good places I have seen advertised lately from 25,000 upto 50,000 Baht for 3 or 4 bed bugalows (new) or 2 storey house. Some with private pool or at least with communal pool. They were in Paragon Properties' window display where my friend works, but they should also be on their website too. From memory, one was in "Baan Far Rim Haad" village, with a couple in North Pattaya (not bad for International School) and also some in East Pattaya. Also, try checking Pattaya Mail classifieds (online) and also Pattaya Trader Magazine Classifieds (Online), there are sometimes a few in there too.

Hi I was living in Pattaya about 1 year ago for 3 years, i lived in a nice village (about 10 mins from the city) i had a big 3 bed house with a private pool for 35,000 a month, I have no kids but there was many children on this village Paradise Villa 1,its worth a look i seem to remember there was a school near by,i dealt with a agent in Central Pattaya Paragon Property they showed a few nice places but this one felt right and i still miss the place now. I got a fair deal and had no problems.

Enjoy your stay in Thailand i cant wait to get back out there.

^ I was in this area a couple of days back, Central Park 4 has quite a few houses for rent, nice enough village, I would guess rent would be 30 - 35k

The properties are very luxurious within a walled area with 24 hour security. Not sure abour the prices adervised on the internet though. For example they say a 3 bed house with pool is B7.5M, but in the small print this does not include the land price. Is it normal for a developer to advertise in this way in THailand.

Any opinions on this development would be greatly appreciated as the wife and kids love it.

We have a house in east pattaya,pattaya paradise village 1,it is a lovely place.

Due to my son,starting school,we are only able to spendn 4 months in thailand,so we look to rent out the property for the rest of the year.Unfortuately we will be in thailand from december until april.

We would rent out the 3 bedroom,2 bathroom house for 20,000 baht a month.sorry but no pets.

I think your family will enjoy east pattaya but i do not know anything about siam royal view at the moment.

Siam Royal View is a very nice development, one of the best in Pattaya. That said it is not without downsides. For one it is a very big development, both phases together have close to 300 houses which means that it will be a building site for at least the next 3 years and probably longer, it also means that it will be hard for security to know all the owners (which means it will be easy to be anonymous there, which in turn means a potential security risk). Secondly, the houses have flat roofs, and, however well they are built, flat roofs have a tendancy to leak. Thirdly, the prices have risen significantly since the project was launched, which means in relative terms it is now quite expensive for the local market (but it is a quality development). Finally, it is on Soi Khaotalow, arguably the worst road in Pattaya. The traffic crawls up there with lots of slow moving vehicles and the standard of the road varies between awful and absolutely horrendous. Right now it is even worse than that.

As for pricing, you choose a land plot, all of which are individually priced, the ones with good sea views are significantly more expensive. Then you choose a house design, assuming the house you choose can fit on the plot you have selected. Each house type has it's own cost. Add them together and you get your purchase price. A few projects here price like that, but not many. The main reason for it with SRV is that some of the plots are clearly much more valuable than others.

THanks for that useful info Bounder. Yes the flat roof style is not the best for long term maintenance but I can live with that. Im more concerned about the access road. On the Siam Royal View website they say there are 3 access roads. One is brand new and one of the best roads in Pattaya.

Ive spoken to an agent and they recon it will take 12 months to construct a house there. Thats too long for me so if you know anyone who is selling up there I would appreciate it.

I was also looking at view talay marina in Jomtien - very nice houses but i wasnt too fussed on the surrounding area. This is the quality of house I am looking for though in a secure residential environment. If you can recommend any other similar newbuilds I would be very interested.
