Condo fees....

Can anyone tell me if it is legal to charge condo owners a one off fee to cover daily expences in a Condominium if there is a shortfall in cash to meet theses expences when co-owners can not agree to a small increase in annual fees?

I've seen them do it, but usually for major projects like roof/pool....it would seem odd that they would do it as a band-aid solution to balancing the books.  In the West, we usually avoid places with high maintenance fees, but here places with extra low fees will have millions in deferred maintenance.

It is legal to do this, but it needs the same sort of vote that increasing the monthly maintenance fee does. If the owners cannot agree on increasing the maintenance fee, would they  agree on a stop gap one time assessment? Google "Thailand condo law" and you will find translations into English of the updated condo law. The law is fairly clear about what can be done and what sort of vote is required.
