  1. As stated above, no bill arrives by post. There has always been property tax here and the property owner is expected to know that they have to go to the Tessabahn each year during the spring (March/April) time frame and pay. Everyone, Thais and Foreigners are taxed. The amount of the tax depends on how the ownership of the property is held. If it is held by a business (as a lot of foreigners do to get around the land ownership problem) then the tax can be very high. If it is held legally as a private residence, then the tax is much lower. That's why it seems to be a tax on foreigners, because Thai owners pay very little as they own and use the land legally (in most cases), but they still have to pay.

If you are a foreigner and you own land under a business, whether real or set up just to own your home you will have a high tax to pay each year (thousands instead of hundreds like a Thai homeowner), not because you are a foreigner, but because the land is registered as owned by a business. If you leased the property, then the owner should be responsible for the tax, but remember that most lessors, builders, and developers who sell by this method know this and will stipulate in your lease contract that the lessee will pay all taxes, fines, and penalties associated with the land.

This is not correct, the amount of Tax is not dependant on the way the property is held, it is based on the square meter of the property. It has nothing to do with land, its a property tax.

My accountant informed me of the payment due.

  2. “I understand a contract is a contract, but how you word it is critical. I have never been to Thailand but everyone knows motorbike accidents are common in Thailand. My first impression when you say ‘Thailand’ is motorbikes all jostling with each other to get in front.

Personally the majority of people think PROSTITUTES when you talk about Thailand.

Sorry to hear about this, what about taking a loan out against the family home?

Did he have a motorbike license in New Zealand? Does he have a motorbike license in Thailand, if not then the insurance would be void anyway because he is breaking the law, I see the family are trying to justify the funding by tourists and ex pats here, but no license then no ride motorbike.

  3. This year I think drought is going to be a problem.

With even higher price´s on crops, fruits and God knows what else.

Have no fear the Pardon Thaksin Party will come to the rescue. I'm suprised they are not using boats to force the water back up the rivers to the drought areas for irrigation.

Yes that was fantastic, I still snigger when crossing the river.. Anyone know who ordered this. Is he still in a job????

  4. Sad, terrible case, and deplorable act

However, there must be more to this case than meets the eye, or thats been reported so far.

Like has been said in the original (now closed) thread elsewhere, its not as if this is an unusual event, worthy of being reported by various news agencies.

I'm not saying it SHOULDNT be reported, but why it's been singled out for such press attention ahead of all the other cases of a similar nature.

    Penkoprod

Well you cant please everyone all of the time.

  5. Not sure if you have found anyone yet mate. But it sounds like most of the work can be done by a carpenter.

As you, and others, have noted, most builders are not worth talking to and i remember hearing some stories in the local papers of people being shot by disgruntled workers when told their work was not up to standards, so probably better to stick with foreign managed operations.

I do know there is a new company in town with a factory somewhere out near Tesco in Pranburi. I am told they are foreign managed and are fairly reputable.

I have just googled them and it seems they are called East Furniture & Interiors. A friend of mine who bought at The Falls in Hua Hin said they were very reliable.

I would be interested to know if you got anywhere with builders/carpenters as I will soon be on the look out too.

Yes but not Hua Hin its a town down the road, "Classic"

  6. Update - got the 5 year license just one day before the 1 year temporary one I had expired (it seemed like a better idea to renew before expiry to avoid the possibility of having to retake the various tests and spend the best part of a day at the driving centre).

I went to the test centre in Pranburi with all the paperwork (a medical letter which cost 80 baht, and a residence letter from immigration - I showed my rental contract which sufficed. The cost at immigration was a few hundred baht I recall) and arrived at 12pm, but unfortunately they said there was a mistake on the immigration letter (it didn't say bai kap kee - it was something else I couldn't quite decipher and they couldn't explain but they did highlight it and write what was needed. It was just 3 or 4 words which were incorrect).

They said I could return at 1pm with the correct letter and would need to complete the vision/reaction test, but I said I'd return the next day as there wasn't sufficient time (knowing immigration was probably closed for lunch) to return by 1pm, not knowing that you can actually just turn up later in the day anyway.

So I went all the way back to immigration in Hua HIn, waited for them to reopen after lunch (and sampled a meal in the 3 girls restaurant next door, where half the immigration officials were eating) which took until about 1.20, and they corrected the mistake on the document (for free, thankfully).

Even though the test centre said to return at 1pm and it was too late, I took the chance and turned up eventually at 3pm. There was hardly anyone there waiting for service and they didn't actually ask me to do the vision/reaction tests. I just paid 355 baht (255 baht + 100 baht, not sure what the 100 is for), handed in the paperwork and old license and had a new photo taken - I was in and out of there in 10 minutes.

All in all, it was rather painless but the mistake in the original immigration letter was a pain - just goes to show that communication in Thailand is essential, and it's also recommended to organise such things a few days in advance, because mistakes do happen with paperwork and it could've easily screwed things up in another situation! :-)

Now I'm looking forward as always to being stopped so I can show my license, and then watch the farang behind with no helmet and license getting stung twice for a fine :-)

On another note, a farang I know who has no (car) driving license in the UK rented a car just the other day - amazing Thailand! no license and no insurance too probably......

I dont see the big deal in having to do the vision test anyway, its a walk in the park, Car or Bike.

Hope you have many gloats at Foriegner's who get fined for no helmet or driving license, whatever turns you on.

  7. I'm sure that "whore" has a dad, and probably a brother.....would you use that term in reference to her in their company? It's not ok. Have you got a sister?

What do you call them then???

Lazy females that have sex for money?

Morally challenged women that have sex with anyone anytime for money?

Females that wait around all after and evening to have sex for money?

Tell us what you call them? Apart from being on the lowest rung of the social ladder, who cars.

  8. wow.. i don't know what to say

"The guy with the crew--cut drove and multi-tasked admirably; dodging motorbikes, smiling through the ordeal of bar-alley where whores in tiny shorts smudged slurry on the windows of the cruise car, aimed water canon at the windscreen, and tipped their buckets over us"

is this necessary to the story at all?... it looks like you are looking for a reaction or something? Maybe that is the rebel in you.. or one too many police batons over the head!

You really shouldn't judge bro... but anyways well done to the Tourist Police and congrats on getting your money back!!

Hes not being judgemental, he is stating a fact, what would you call them ???

  9. Is there any reason this post should stay in the Thailand News? ohmy.png

I will not comment about being in the Thai news but my wife and I have also visited this shop. We found the chicken rather dry and it appeared to be leftovers. Perhaps because it was late in the afternoon but that is no excuse. Probably not go back again.

I agree with the above, I found it dry with hardy any sauce.

Perhaps hes a friend of the "thewhites" who promote their business here on this site, pretending to be a customer. Their business in Market Village also.

  10. Stay away from digimatrix or HHAD, nothing but bad press about them. Seems strange they are touting for business on this site. If you look at their site, dont recommend it, it seems busy, not so, mods and admins have about 4 different names, thats what makes it look busy.

Get one of the free mags, pleanty their.

Good one up on the Klong road right next to the Animal Hospital just past the Traffic Lights, My friend swears by them, very professional.

  11. If you travel up Soi 112 past the turning for Banyan, around 400 metres more there is a right turning... turn right there and go round the S-bend then straight on to the rubbish mountain (or you can do a left turn down a dirt track to cut through to Road 1004)... as i cycle past Dusit i can smell it so maybe the wind has changed.. it is visible from Soi 112 near Dusit or if you are coming back from Banyan... and yes it stinks!!!

I have seen this pile from my journey back from Banyan Golf, yes it stinks.
