Good Faith Statement A person, in good faith, expresses any opinion or a statement: By way of self-justification or defense, or for the protection of a legitimate interest; In the status of being an official in the exercise of his functions; By way of fair comment on any person or thing subjected to public criticism; or By way of fair report of the open proceeding of any Court or meeting shall not be guilty of defamation. _________________________________________ 1. ...or for the protection of a legitimate interest and 3. ...By way of fair comment on any person or thing subjected to public criticism gives me the (probably wrong) expectation that, if I can proof to make a truthful statement and the other side is outright lying (supported by a Bangkok metropolitan inspector report in my favor) that I can even use such recording e.g. in youtube (of course with the risk of being sued). But still no 100% statement if a public recording is legal in the first place...

Where does it say so? There is nothing in the law related to condos that determines that the majority has to agree to anything the committee wants to do... -
My wife worked as an accountant for a big contractor for high rises in Bangkok (she quit 2011). Corruption was not at all limited to between 1985 and 2000. And it was present on all levels from top management to the lower ranks, wherever someone should keep quiet about substandard procedures applied...

In Thailand no effective checks are made, no one cares about cracks, or rebars surfacing. Yes, a yearly inspection is mandatory. But no one, not the district office, not the land department and not the responsible department from the BMA takes action, not on any issues found. Not even on the serious issues found in our building by the BMA inspectors (who are very competent though). Comment from BMA inspectors: "This building is a death trap". Yet none effective action taken to get a lazy management/committee/JPM to do their jobs... So be careful to invest in Thailand....

@Wildrover9999 In Germany I know pools 35 years and older. No grout issues, of course pH never drops below 7... So if you have grout issues: how do you know a swimming pool company is doing a good job? I would heavily doubt what they are doing... So far in 10 years I never met a Thai pretending to be a swimming pool professional who had even basic knowledge about the subject... -

for peace of mind I went to the immigration today. 1. Already on August 11 they received and worked on my papers 2. I was no questions asked 3. Officer only checked my name and gave me a receipt which is marked as a copy 4. no fines or anything 5. next notification of stay beginning of November then. So either - they never sent out the reply or - the postal service never delivered In Nov. I try online registration... -

Exactly, the grout should be good forever if pH is maintained above 7 at all times. This cant be stressed enough. Acidity adds up exponentially for every 0.1 points of pH if pH < 7 , destroying grout and cement used in/around the pool... -

yes, residing in Bangkok I sent everything to CW -
1st notification ever due: August 12, 2021 sent all documents including tm47 form by registered mail (I still have the slip from post office): August 09 (having in mind 15 days before or 7 days after due date) did not read that if sent by mail must be sent 15 days ahead. Only noticed that 90 days is 75 days today only... Now, they say if not get any response within a month contact immigration... If tomorrow no confirmation from immigration is in the mail do I have to go there in person again?

What do you expect? We try to sell an apartment, my wife is using an agent and it is beyond words how bad they prepare, they do not even care about quality photos, lie to potential buyers about the reality of the condition of the building. Only focus is to put as little effort in the whole thing as possible. There are no quality standards for staff members. Monitor your staff? Difficult in Thailand... They give a damn...
