Nimman is close to city and night life is good, but price and traffic getting higher as well. Looking into the new CBP area with lot of shop house almost ready and Platinum mall opening this year, not sure it's going to be the next good location with easy access to super highway??

A 5 seater car can cost only 100,000 baht in Chiangmai..............question is whether a new car or a old 10 or 20 years car. This same question apply to a so call condo of 80 sqm for 1M is a brand new condo in prime location or a 20 years old building without facility (which I prefer to call it apartment insead of condo) hiding in one of the small soi ??

Can they drive or ride? renting car or bike for return trip will be the best cheapest solution if they can drive/ride. Otherwise pre-arrange with taxi company to drop off and pick up may be possible.
There's some nice hotel near the Jomthong (Chomthong) town just below Doi Inthanon, good to check out before head up to the mountain.

13k can get a nice & new 1 bedroom condo in Chiangmai Business Park just behind Big C Extra and future Platinum mall, which is easy for daily food and shopping. Maintenance fee and elecrtic maybe around4-5k max if you turn on a/c 24/7 so total rental cost not more than 18k baht.

knew my wife for 2 years and tight the knot 7 years ago, now with 2 kids and completely happy with my life in CM. Love is something not about yourself but towards the one you love and your kid/kids later.......good luck to you and make the right decision.

I simply get the 4 pieces of water purifier from Armon (Icon computer plaza) and get the water guy to fix it near the water tank area, and just choose different kind of filters to combine it........Anyway is not for drinking but just having a cleaner water for shower and washing, and I realise the water from govt is quite dirty as I need to always change the first filter around 2-3 weeks later.
Cost of water purifiers about 950 baht each and filter cost 100 baht for the normal filter while the chacoal filter cost 400 baht. Every month need to use around 4 normal filter and 1 chacoal filter which cost around 800 baht monthly in total.

Info is correct and although is an old requirement to carry passport with you, but even now with martial law is still the same. Just carry your hotel key card will be good enough (or copy passport or even your local ID card etc to prrove your indentity). Thailand need tourism money especially they knew the tourists arrivial is falling.
Thai immigration is targeting people who are living permanently in Thailand while working illegally. They have also made clear that the particular problem is with Russians, Koreans and Vietnamese. About 50,000 people arrive in Thailand everyday as tourists. The reports suggest that about one or two are being refused. So the question you need to ask is out of 25,000 people arriving would you be the one who most fits the profile of working illegally in Thailand. Please do not believe any posts on Thaivisa that suggests that there is any crackdown that has any impact on ordinary tourists.

Internet is not an issue as long is 6 months or more, can apply 3BB internet although Condo management do provide free common wifi.

petrol cost around 2000 to 2500 baht / way (depend on car) so will be 4000 - 5000 baht at least for return trip, driver who work 8 or 9 hour/way and if back within same day mean overtime work for total 18 hours or more driving to US embassy and back......plus car rental for 24 hours think easily cost u more than 8000 baht.
Better fly and take taxi to the embassy, or rent a car with driver in bkk airport.......just search google for : car rental with driver in bangkok airport

In order to work in Thailand you will need a work permit, and the company who employ you must pay you a salary of at least 40,000 baht/month (not to sure about correct figure) and to have 2 or 3 local employee to 1 foreign worker in order to be able to apply this work permit for you......without mention all the cost and trouble to apply it.
So considering the average office worker salary in Chiangmai not more than 20,000, can you imagine if you're the business owner in Chiangmai will you employ a foreign office worker for 40,000 + hassle + can't speak or write Thai? unless there's something or skill that you may have and they need it.
Maybe better chance in Bangkok........I doubt for just office worker

Living near to Dhara Dhevi Hotel and Promenada Mall, close and easy enough to get to Tha Phae Gate old city and big mall like Central Festival, Promenada, Big C extra, future Platinum mall and Bangkok Hospital are just a short drive away.......no low flying plane as well.
Peaceful and nice surrounding, no flood during that big flooding period (remember certain area in Hangdong flooded) too.

Agree with Mountain front and is above 50 sqm for 1 bedroom unit. Just across the road is the Convention Condo but is smaller unit of 45 sqm for 1 bedroom, both having a good Doi Suthep view and not too far from Nimman and old city.

Get a electric airpump from homepro or tesco etc, fix a Coocase topcase with remote/alarm on your motorbike which come with car charger plug........especially useful if on touring trip withour fear of flat tire.

Depend on where you actually living now......try driving around to look for higher ground just in case heavy rain started and u can start your travelling plan. Once more places start flooding, you can see parking lots in mall like Airport plaza, KSK, Maya, Central fest, Prome getting full at fast speed. Most parking in mall are free, you can park for few days and bring your car back later......just check on the building overnight parking rules if any.

Was at Central fest few months ago and bought LED tv, fridge, massage chairs etc for new home, spend 300,000 above and got a VIP parking card......and till now, on and off still do shoping at H&M, M&S etc especially during the 70% sales . Not too many customer but sometime just the right time of sales promotion they did to attract some shoppers.

Is not easy for foreigner to start or do any business in Thailand, and if they are listening to customer feedback guess is right to support them. And for those not supporting due to whatever reason please do not keep posting negative remark. I'll for sure drop by again with my family to have lunch or dinner there.

Just went over to My hip condo behind Big C extra or the new coming Platinum mall to pay my last installment before it's ready to hand over in Nov, and I met a Chinese guy from China who just bought 2 units (balance around 8-10 units) in My Hip condo and another 6 more units in the new project The Treasure (ready in 2016).........and I'm sure he's paying in cash and not loan from local Thai bank. Guess the bubble still can last a little longer...
Did you do any research before buying? Did you get a contractor/engineer to take a look and give you an assessment? I went over there to the building that has been complete for about 2 years now (the one on the soi where the gym used to be before they moved). A friend in Bangkok asked me to check it out for him as he was interested. The construction was unbelievably poor quality. The columns in the underground parking structure were about 1/2 the size they should be. That was the first thing I noticed. There were stress cracks everywhere in the concrete. At the time I was there the building was less than a year old and already tiles were falling off, the pool leaked and there were cracks in the deck, tiles falling off.... One of the worst quality building projects I've ever seen. The security guard showed me around a bit and told me they were having a difficult time selling because the building was falling apart after it was less than a year old.
Thanks elektrified for the info, actually did not do much research on My Hip 2,3 &4 but just look at My Hip 1 and look ok to me. My Hip 1 is around some time as Convention Condo about 5-6 years back, and do have some issue with cracks and tiles falling in the pool area. But the management is responsible enough to repair and keep it well maintain so the building is still looking good and strong after 6 years.
Beside, My Hip is having another new project The Treasure, so I'm sure they will try their best to ensure better quality for this coming Hip 2,4&4 as it will affect their sales of The Treasure if My hip owner stay complaining......cross my finger
Lastly, I felt most condo in CM is not 1 grade condo and price are consider cheap with just USD 60-70,000 for a 40sqm +/-, I don't expect a perfect condo without any defect, but as long the structure is strong and management willing to make repair and to touch up is fine. ....I have seem worst condo from KKN actually.

Choose the brand you want and call up their office asking for a project pricing, normally every brand will have project manager to offer you. Another way is to go to homepro or homework expo in Bangkok, they will have discount item and even negotiable during the show.

Have a few properties for rent in CM and other asia cities, some of my properties rented over 10 years to same tenant, and recently start buying CM property to add to my portfolio for passive rental income. Whether or not is owner or tenant market, over supply or under supply.....my logic is to rent out asap with slightly lower than market price and give my tenant/customer the best service and best condition property they are getting from me.
Is always good to have happy returning customer and sometime they even introduce other customers to me.
