    They are coming to Chiangmai soon with reasonable price and much better quality. Basic unit range around 2000 baht but is much better quality and removable when u want to look better. They are looking for shop space around Nimah area and will be launch in Dec........but if you need urgently just let me know & see if I can arrange a set for u by post.

  3. Try this small farm hotel which is just below Doi Inthanon, nice relax place with animal and farm. I've not stay there before but was there couple of hours for lunch and horse riding, food was ok with Thai and western selection reasonable pricing for food. thumbsup.gif

    You can email or call for more details, location not too far from Chom Thong city and is otw to Doi Inthanon.......since is small farm, I guess should be pet friendly, but you may just need to ask your little dog to get use to his/her new friend like horses, sheep, cow etc bigger boys there whistling.gif

  4. Odd thread. It seems the OP's GF dumped him without much fanfare, but he doesn't want to let go. Would he prefer that she string him along and bleed him dry? Maybe this is how so many farangs get themselves into trouble, by not seeing the relationship for what it is.

  5. Don't buy any property under her name unless you intend to give it to her as gift. Foreigner can buy condo, car etc with our own name and you can always sell it away........it's a bad or stupid move to buy under her name for whatever reason (sweet talk by her that house is better etc) and later blame her for taking your asset. Being stupid and get cheated (actually you should have being told by agent or developer that you don't own this house/condo if is under her name) losser should not cry over this and condemn Thai ladies......

    I do buy a house, 2 condo and a car for my Thai wife under her name.......and I'm prepare to give it to her if one day she to kick me out of the house. For those asset that I'm not prepare to give her will be arrange otherwise. And don't lend any money to anyone if you expecting them to return.....I only lend it to people that I'm well prepare to lose it completely.

  6. For those who need a loan to buy condo, you are actually needed a place to stay......just find some place suitable to your own preference and budget, either buy or rent it. (being near bar area, near 7/11, quiet far away area whatever you like). Is not worth to loan from bank for the purchase and expect to gain after some time, the interest rate from bank will sure to eat up whatever profit you can make.

    Once I own a condo in Indonesia, bought 8 years ago and sold recently for 100% profit (paying cash when purchase).......friend of mine stay beside buy on bank loan with 18% first year and down to 12% when he sell almost same time as me. And he realise all profit of 100% goes to the bank interest. I'm cashiing out 100% profit plus rental return of 50% after 8 years purchase (I stayed for 4 years and rent 4 years) total mkaing a 150% profit return investment for 8 years while my friend got free stay of 4 years and almost 0% profit.

    So is depend whether you want to buy & stay or to invest for rental profit. But for sure borrow from bank for purchase is a no no for me......save enough to buy cash, if not just rent if or chose a right budget / location within budget condo to loan from bank, stay on and dun even think of selling it until you pay off your loan.

  7. Some say there are better property investments in other countries. But this misses the point that it is easier to buy and manage a property that you live near. I would rather buy and investment condo in Thailand that I can manage myself than buy one in the US, where I'm unable to manage it or even visit it. Even if prospects were slightly better in USA, I'd still buy here.

    How easy would it be to manage a condo in Thailand if your VISA was refused, you were deported, or you could no longer meet the requirements to get a VISA? I would rather have my investments in a country where I had the right to live or could divest myself of in a hurry. A condo in Thailand meets neither of these requirements.

    That has to be taken into consideration, but I think that chances of that happening to me are negligible. At the moment I'm here and not in any other country. So I'd buy here based on the fact that I'm here and intend on staying. I can't see the point of buying in UK just in case I get deported one day. There is so little chance of that happening that it's not really worth considering. And if it did happen I'd deal with it at the time. I live in the present, not in some if/maybe kind of future. My money, my risk, and I'm happy with that. If others aren't then that's for them to decide. I don't decide what other people should do and I don't let other people decide for me. I would be very poor now if I'd listened to all the doom merchants with their what if so and so happens scenarios. I was making lots of money while they were so worried to do anything. And they still don't get it. Investing in property has it's risks, but there are ways to mitigate them. Buying a condo with 5% of my net worth is not really a risk for me. If I lose it all, so what. Life is for living, not for worrying all the time.

    Hope not all go for buying a property in Thailand, just enjoy staying and pay some rent.....I hope to have more people renting my condo and I'll keep buying smaller (45sqm 1 bedroom type) and of cheaper value (2-5% of my net worth) condo clap2.gif

Chances of losing in say 5-10 years may be 10-20% from purchase price but consider possible value increase 30-50% on possible side. I bought a condo "again" in CM near to new Platinum mall and future central festival mall, looking for rental return 6% and I'll not hesitate to rent it for min of 3% which is much higher return as compare to fix deposit in bank.

    Bank profits ..... interesting concept.

    In Thailand when a bank forecloses on a property they won't sell the property for less than their loan value. The house sits empty until it falls down, but a loss is never recorded, and the value of the wrecked house is never reduced. I can see housing estates where 25% of the houses are deserted wrecks and have no value, but the bank books still record them at full price.

    Guess we are discussing condo bubble.......btw wil you borrow from a bank & deposit in fix deposit and expect a gain?? Those who took loan from bank to purchase are those need a place to stay (not all of course but mostly), for people who have the cash to deposit in FD, some will be doing it by investing in condo for rental and capital return for long period, if anyone who is looking for short term investment not advisable to property investment. And many Thais and retiring foreigner that I know are doing just that, some of them are having more than 10 condo for rental and almost all taken up with average 6% rental return......exclude capital gain.

    I get 3.25% interest on my Thai bank account.

    If I moved it to Australia, I would get 5%

    What bank are you using?

    Not in any bank for FD interest return, the current interest return of 3.25 or 5% not too interesting as compare to investing in property for rental return + asset gain (or lost, but chances of gain and % of gain is much higher as comapre to lost). Say if invest in a 2 million baht condo and expecting a 6% return will need to rent it out at 10,000 baht.....on the lower side if I can get it rent out for just 5,000 baht I'll be able to achieve 3% return min exclude the property lost/gain value in long run.......but don't expect a short term investment of 2-3 years, taking it for a min of 5-10 years investment at least. (I'm refering to buying in cash without loan from bank, otherwise will be the banker who took the profit.)

    Bought a unit 5 years ago in CM, currently renting return at 8% and resale value gain 80% which giving me about 16-20% / year return on paper........but not going to sell anyway, will just keep it for rental return. I'm not expecting renting out at market price but instead just what the fastest time to get it rent out at the right price. Guess I'll only face problem of not able to rent out if all Thais have their own home, or no more long stay foreigner in Thailand.......is that possible??

    Still a long way for bubble to burst I guess.

  11. So all the little Somchais and Alunwans will be carrying their id cards to school and wherever else they go.

    I think alot of mums and dads are going to be paying out for lost cards somehow.

    I wonder what the thinking is behind making young kids carry id?

    Are the people in charge really that paranoid?

    Next... the little Somchais will be require to have their passport ready :D

    Anyway my little 8 months girl already got her passport since she was 2 months old, time for some traveling for her.....:lol:

    Thai govt is expecting economy boom and prepare all Thais to have passport to travel in 2011 :rolleyes:
