  1. Your cited article appears to have been written by ambulance chasing attornies. Not sure how prevalent kidney damage risk really is. I've taken PPIs for 20+ years, blood work shows no adverse effect, although I do take B12 as recommended by my doc. Have tried alternatives but none are as effective. Forgot to take my Prevacid yesterday and really suffered. IMHO, benefits of PPIs outweigh the risks.
  2. A large bank would likely hire compentent van drivers, much more so than tour operators on a budget. I agree with wife, not going may be likely detrimental to her career. Probably a low risk outing relative to other hazards here.

  4. A friend of mine gets periodic PRP injections in his knees, claims it works. Some constituents from a blood draw are concentrated and reinjected in knee. Somewhat expensive and limited availability of specialists that do it. My vote is topical diclofenac and paracetamol/ibuprofen or naproxen.
  5. I agree that topical diclofenac works well for my arthritic ankle, plus tiger balm. I would avoid Cerebrex, US FDA does not like it. Are you aware that you can take paracetamol along with ibuprofen/naproxen as they work in different manners? If really sore, a combination of the two is really effective - no significant risk unlike Cerebrex.

  8. If your renewal month is inconvenient, you can request a less than 365 day extension. I just did it for 300 days which coincides with when I normally go back home. Just need to write a short note making that request in writing.

  13. Highly recommend Bangkok International Dental Clinic on Ratchadaphisek (between Thai Cultural Central and Huai Kwang MRT). 7 story dental clinic. Been going there for over 10 years. My wife went there a couple of months ago for implant, she had a bone graft done in US about 4 months earlier. Implant specialist took Xray and one other scan. He said come back next year, bone graft not strong enough yet. Very honest quality work. PM me if you want that docs name.

  15. Yes, in theory you would be liable for US taxes. But from a practical standpoint there is little or no chance IRS would know of income. You transferred money to TH, but that does not mean the money was used for income producing assets. Audit risk slim to none, IRS would not chase after this, too overloaded going after big accounts. BTW, if you have more than $10,000 USD in foreign bank account, you need to file a FATCA report every year. Large penalties for not doing so. But FATCA filing does not necessarily imply you have income in TH, other than the minor amount of interest from bank account which should be reported.
  16. I've got a similiar situation. My O extension now renews 27 July. I normally leave TH ~May. I am going to apply for 1 year renewal but request that it only be for 10 months. Will be interesting to see if they can do that.
  17. Sounds like you are overly noise sensitive. If that is correct, only book a hotel for a day or two and see if it works for you. Plenty of hotels far away from "noise", but they will most likely be in very boring areas. Maybe that is what you want. FWIW, good quality hotels are not "noisy", only the crappy little guest houses.

  19. I would encourage you to hire a real estate lawyer. Good insurance in my opinion as you are dealing with documents written in Thai. The mother of a friend of mine bought a unit in our building. Neither mother or son were fluent in Thai. Son's GF was willing to help "facilitate" the transaction. Guess what, GF put herself as 50% owner of the condo. GF and son split up, but she is still half owner of the condo. Free money for her. Do not know the final outcome, but I expect they had to give her a big bag of money to take her name of the title.
  20. Are you in a position to be able to inspect the project and determine how much work is left before the project is complete? That would help in your decision making process. Delays due to Covid are legitimate excuses. However, it could be that the developer has run short of money to pay the contractors. If that is the case, it is very unlikely that you would get your deposit back despite what your contract says. If they have no money, they have no money to return to you. Starting a legal action could be futile - can't squeeze blood out of a turnip. Is the developer a recognized company that trades on the SET? If so, can probably get some info on their finances to help in your thought process.
